GSG Property Management Review: Renters and Realtors Beware With almost years active military service, of which my family has rented a home, this is the worst experience that we have ever had with a property management company Cortney and Kristy made accusations when we moved out and wrongfully withheld $from our security deposit, failed to complete critical paperwork relevant to our lease (causing us to move DAYS before I had to deploy for MONTHS), took weeks to months to respond to service requests (to include significant safety issues), and took over three months to pay our realtor his commission for finding the property for us Read on for more information, to include specific dates and wait times for each of the aforementioned statements 1) Corney accused us of re-painting the walls in the house when we moved out and not matching the paint color to the existing color She and the property owner spent over $to have the entire house re-painted and charged us $ However, we did NOT paint anything upon moving out, nor do the photos show new paint The mophotos and move-out photos were taken in different settings (i.e- blinds open versus closed, lights on versus off) I can provide a side-by-side comparison of the photos to anyone who requests to see them It’s better to understand how you will be treated by GSG Property Management before becoming a customer 2) Our realtor found the property for us, contacted Cortney from the living room while we were looking at the house, and asked for a three year lease She said no problem When we arrived at GSG Property Management to sign the lease, we noticed that it was only for nine months We immediately pointed this out to Cortney, she contacted the property owner, and he agreed to extend the lease for an additional ten months However, trusting that Courtney would complete this task, I failed to follwith her to ensure that the paperwork was completed To my surprise, DAYS before I deployed for MONTHS, Courtney said that we would have to move at the expiration of our lease I commented that it wouldn’t be a problem because we had another year on the lease She responded that the “property owner thought the same thing, but I just pulled your lease and it expires in August.” In short, if you do decide to use GSG Property Management, be sure to double- and triple-check their administrative work Failure to do so could cause significant problems for you and your family, especially if you are active duty military 3) We submitted a request to have our A/C repaired on Wednesday, May The repair wasn't actually completed until Saturday, June (weeks)It goes without saying that Texas is hot during the first three and a half weeks in June 4) We submitted a request to have the oven repaired or replaced on Tuesday, February 2016, because the old stove created the smell of gas in the house and CPS Energy put a tag on the oven that said we were not allowed to use itIt wasn't replaced until Wednesday, February We had to cook on our grill and in the neighbors' houses for over two weeksWe couldn't even boil water 5I The house was in terrible condition when we moved in We couldn’t even put away dishes in the kitchen without first cleaning every shelf, drawer, and cupboard because everything was sticky have an e-mail exchange with Cortney between & January where I commented that the previous tenants in the house did little (if anything) to maintain the houseCortney's response said, "The owner knows the previous tenant did a number on things." In a separate e-mail dated March 2016, Cortney states that the previous tenants were evictedI point this out because I feel like we're being charged for the previous tenant's mistreatment 6) We notified GSG about exposed nails on our fence on January and requested that it be repairedIt was not until we sent a request on April 2016, after a section of the fence literally broke off from a pole, that GSG finally sent someone to repair it (not including a reminder e-mail that I sent in March 2016) 7) We tried to be understanding tenants, as well, because we were property managers for a home that we were unable to sell at a previous duty station I notified GSG on March that the water heater had a crackKristy responded via e-mail on March that GSG was aware of the crack in the water heater (although they never told us)We told GSG via e-mail that we would keep an eye on the water heater and our water billIf the leak worsened or our bill jumped, we would let them knowHowever, we didn't want to overload the property owner with appliance bills because he had just replaced the oven and microwaveIn short, we tried to be as reasonable as possible for both the property owner and GSG 8) Our realtor found the property for us in January but did not receive the commission listed on the MLS website for over three months Again, if you’re going to do business with GSG Property Management, be sure to double- and triple-check their administrative actions Finally, pay CLOSE ATTENTION to the GSG Property Management reviews online Take, for example, their Facebook page Most of the “star” reviews are almost four years old Also, if you look closely, Cortney gave herself stars on November 25, I personally have an issue with people with business owners who pad their reviews with glowing endorsements in order to increase their average rating Bottom line - stay clear of GSG Property Management You’ll be glad that you did

Renters and Realtors Beware

With almost 19 years active military service, 12 of which my family has rented a home, this is the worst experience that we have ever had with a property management company. Cortney and Kristy made false accusations when we moved out and wrongfully withheld $500 from our security deposit, failed to complete critical paperwork relevant to our lease (causing us to move 35 DAYS before I had to deploy for 5 MONTHS), took weeks to months to respond to service requests (to include significant safety issues), and took over three months to pay our realtor his commission for finding the property for us. Read on for more information, to include specific dates and wait times for each of the aforementioned statements.

1) Corney accused us of re-painting the walls in the house when we moved out and not matching the paint color to the existing color. She and the property owner spent over $2000 to have the entire house re-painted and charged us $500. However, we did NOT paint anything upon moving out, nor do the photos show new paint. The move-in photos and move-out photos were taken in different settings (i.e. - blinds open versus closed, lights on versus off). I can provide a side-by-side comparison of the photos to anyone who requests to see them. It’s better to understand how you will be treated by GSG Property Management before becoming a customer.

2) Our realtor found the property for us, contacted Cortney from the living room while we were looking at the house, and asked for a three year lease. She said no problem. When we arrived at GSG Property Management to sign the lease, we noticed that it was only for nine months. We immediately pointed this out to Cortney, she contacted the property owner, and he agreed to extend the lease for an additional ten months. However, trusting that Courtney would complete this task, I failed to follow-up with her to ensure that the paperwork was completed. To my surprise, 35 DAYS before I deployed for 5 MONTHS, Courtney said that we would have to move at the expiration of our lease. I commented that it wouldn’t be a problem because we had another year on the lease. She responded that the “property owner thought the same thing, but I just pulled your lease and it expires in August.” In short, if you do decide to use GSG Property Management, be sure to double- and triple-check their administrative work. Failure to do so could cause significant problems for you and your family, especially if you are active duty military.

3) We submitted a request to have our A/C repaired on Wednesday, 25 May 2016. The repair wasn't actually completed until Saturday, 18 June 2016 (3.5 weeks). It goes without saying that Texas is hot during the first three and a half weeks in June.

4) We submitted a request to have the oven repaired or replaced on Tuesday, 2 February 2016, because the old stove created the smell of gas in the house and CPS Energy put a tag on the oven that said we were not allowed to use it. It wasn't replaced until Wednesday, 17 February 2016. We had to cook on our grill and in the neighbors' houses for over two weeks. We couldn't even boil water.

5I The house was in terrible condition when we moved in. Cortney's response said, "The owner knows the previous tenant did a number on things." In a separate e-mail dated 2 March 2016, Cortney states that the previous tenants were evicted. I point this out because I feel like we're being charged for the previous tenant's mistreatment.

6) We notified GSG about exposed nails on our fence on 12 January 2016 and requested that it be repaired. It was not until we sent a request on 1 April 2016, after a section of the fence literally broke off from a pole, that GSG finally sent someone to repair it (not including a reminder e-mail that I sent in 12 March 2016).

7) We tried to be understanding tenants, as well, because we were property managers for a home that we were unable to sell at a previous duty station. I notified GSG on 12 March 2016 that the water heater had a crack. Kristy responded via e-mail on 16 March 2016 that GSG was aware of the crack in the water heater (although they never told us). We told GSG via e-mail that we would keep an eye on the water heater and our water bill. If the leak worsened or our bill jumped, we would let them know. However, we didn't want to overload the property owner with appliance bills because he had just replaced the oven and microwave. In short, we tried to be as reasonable as possible for both the property owner and GSG.

8) Our realtor found the property for us in January 2016 but did not receive the commission listed on the MLS website for over three months. Again, if you’re going to do business with GSG Property Management, be sure to double- and triple-check their administrative actions.

Finally, pay CLOSE ATTENTION to the GSG Property Management reviews online. Take, for example, their Facebook page. Most of the “5 star” reviews are almost four years old. Also, if you look closely, Cortney gave herself 5 stars on November 25, 2015. I personally have an issue with people with business owners who pad their reviews with glowing endorsements in order to increase their average rating.

Bottom line - stay clear of GSG Property Management. You’ll be glad that you did.

We moved out of the property in June. The owner purposely waited to the last minute to give us back our security deposit in which we got after the 30 days. When I sent her an email...

concerning my security deposit not being returned in the correct amount of time she went and quickly fedex it and responded with a misleading email as if she had already sent the deposit when she had clearly sent it after getting my email. I demanded a confirmation number to confirm that it would get delivered to me right outside of the 30 days just to make sure I had record of when she actually sent it. Once we got the security deposit back we noticed discrepancies. I have emailed the owner asking about a reimbursement that she emailed us about. The figures were short. She informed us that the owner son would move in the property that Saturday which would be the 27th of June and she would reimburse us for the four days through the remainder of the month being that we had paid rent for the rest of the month but vacated the property early. She hasn't and will not respond. I've emailed her four times asking her to explain the discrepancy. I believe she wants me to give up and go away but she needs to show more respect to her customers.
I would like for her to respond with why she didn't refund us the correct amount and why were we charged twice for a cleaning company? And I would like the difference refunded.

This letter is in response to the compliant on the property at [redacted].  I have attached a copy of the lease that was executed between GSG Property Management and the [redacted] family.  They accepted the home in "as-is" condition per this lease.  We...

did attempt to resolve their concerns with this property as noted in his email by sending a cleaning company back out.  We did have appliance companies that could have gone out to cure this issues, but the [redacted]' family wanted out of their lease.  They did not see the home prior to signing and despite the fact the home was advertised accepting pets, they were not aware their were pets previously in the home.  Apparently their family is allergic to any and all animals, so they couldn't occupy the home accordingly to them.  Not an allowable reason to terminate the lease.  We offered them the option in their lease for reletting.  We followed the lease and guidelines for releasing the home as well as their security deposit refund.  All Texas Laws were followed and the lease complied with.
