She did pay a deposit which was deducted from her collections. The apartment was left dirty and full of trash. The Pet Fee is for pet damage. We do require a 30 day notice with the last day of the month being the move out date, and all tenants are told this upon signing the... lease agreement and given the rules and regulations. She was charged for August and September and a reletting fee because of moving out before the lease term. She was also charged a late fee. She was charged for cleaning. Pest control is done once a month, on or around the 25th and all tenants are informed of this at the lease signing. Fire Department regulations require us to have red lines in our parking lots in designated places so that they can park in case of a fire. Unfortunately we do have trouble with stray cats, that we constantly try to take care of, and it is ongoing battle due to some of our tenants continuing to feed them. The laundry rooms have been vandalized at night, so we do lock them at night and unlock them in the morning. The parking lot has 2 spaces per apartment as required by the City. We have reserved signs for parking which cost $35.00 per month and we do offer it to all our tenants upon signing of the lease. Our lock box for payments were removed due to missing money orders. A sign is posted on the door and the tenants are notified they can leave money orders in the apartment and let us know and we will go in and retrieve them to apply to the rent, so they won't be late. We received a work order for the oven which was fixed. A work order for the stove which was fixed. The work order for the heat did take 2 weeks due to ordering parts. A work order for the refrigerator which was also fixed. There were no work orders for the sinks hot and cold water, nor the slow drain in the bathroom. I have attached pictures for the condition of the apartment on move out. Also the collections sheet showing she owes $2,298.15.Sincerely, [redacted]

I am rejecting this response because:I was told on july 6th that if I submitted a move out letter in writing for month prior to my move out date there would not be a fee for breaking my lease and I did soEven written on the letter was the statement I would be moving out in days on the 5th of augustI have never once been late on a rent paymentThere was no pest control done by the apartment for atleast the last months I was rentingThey put red lines on both the curbs against the apartment and the outer curbs around the apartment severely limiting the parking spacesOnce again I was never made aware of the ability to purchase a parking spaceThe sign they are claiming is posted on the door is a lieI never once saw anything other than a sign that they would no longer have a dropboxThe oven was never fixedThe stove was never fixedThe fridge was said to have "frozen up" so we had to let it "thaw"It did this againFour timesNone of those times was someone sent out to investigate the problem which resulted in us simply using a mini fridgeThey claim that they charge 40$ per trash bag they remove, yet when our neighbors moved out (one of many) they left their bags outside the door for them to throw outWhen I moved into the apartment there was already mold and discoloration on all the fixturesThe only "cleaning" that could have needed to be done would be sweeping/mopping and going over any surfaces with furniture or all purpose cleaner which is hardly worth charging an exorbitant fee forAnd if they are claiming that none of this "cleaning" was covered by my pet deposit then I should be entitled to my 250$ backLastly, I would like to point out that they didn't even address the lack of security lightning and that my entire end of the complex was pitch black despite my requests to have the light by my door fixedIt seems like any request you make to them is disregarded and they now pretend it was never mentioned.On a final noteIf I was going to be charged for breaking my lease and thus having to pay the remaining two months why would the very rude woman have made a big point about me moving out on the 1st meaning I'd have to pay for august? If I was already going to be charged that, according to their reply statement, why would she have said that?

1, *** *** Human Resource Manager for New Generation Management received a written complaint from *** *** on 8/31/(email of date is attached)After
reviewing the complaint I contacted *** via phone conversation on 9/1/to discuss exactly what happened with the freezerI told her I would check into this matter with our maintenance staff and would be in touch with her
I called our Maintenance Supervisor *** *** on 9/6/to see if he knew anything about this situation, he did notI then proceeded to call the maintenance technician that repaired the hot water heater, *** ***I spoke with *** regarding this matter and he stated he did in fact turn off the breaker to the hot water heater onlyHe was sure he did not shut off any other breakers as the deep freezer was not connected to the same breaker as the water heater
I called *** *** Property Manager at Tamera Gardens to see if she knew anything about this situationShe stated she knew *** was upset because *** caused the food in her freezer to go badShe also stated that she had filter change inspections on 8/31/(same day as written complaint) and she checked the breaker and verified the hot water heater and deep freezer were on a different breaker
I called *** back on 9/9/but got no answer and did not leave a voicemail
I again called *** on 9/19/to let her know I looked into this matter and we would not be able to reimburse her for the items in the freezer as we do not believe it was caused by our maintenance staf* proceeded with argue, which involved multiple curse words and was very disrespectfulI told her I would be happy to talk with her about this situation to see how we can come to an agreement and get this resolved; however, she continued to raise her voice in an aggressive manorI then proceeded to tell her I do not appreciate the way she is talking to me and I will not continue this conversation unless she can be respectful as I am trying to help herShe then starting to ask how old I was, and who am Ito be able to make decisionsI responded by letting her know age does not matter in this situation and unless we are going to discuss the freezer issue I do not have anything further to discussShe then starting using the f* word which made me feel very uncomfortable and I told her I could not continue having this conversation with her and I if she has a complaint to make she is more than welcome to put the complaint in writing and give it to her Property Manager

May's rent was due May 1st, rent was not paid We filed for eviction for non payment of rent We try to treat everyone faily We sincerely apologize if these tenants are upset, but leaving the apartment in the middle of the month, in this condition, is unacceptable We could have moved them into another unit Unfortunately we live in Southeast Texas, if you have a leak and do not report it right away it can grow mold quickly But we strive at Sussex to do the repairs in a timely manner Again I am sorry you had this issue, but you have to pay your rent on time, give a day written notice, and follow the move out procedures properly.Thank you,*** ***

*** *** and *** *** were living at apartment #***, they were in a month lease We did have work orders turned in for them and those work orders were completed We did have issues with them not paying rent on time, and later found out they had lost their jobs They
were due to renew their lease but they did not They did not pay May rent and we filed for court and they moved out on May 17, They left owing rent for May and other charges.Thanks,*** ***

I am rejecting this response because: We obviously aren't going to come to agreeable terms on this considering you're looking at this as a non payment of rent rather than the fact of the matter which is you had an "extreme leak" from the tenants that were at the time above us and failed to let us know it could leak into our apartment which when it did we had reported it immediately and nothing was done about it Until we came to the office after I had fallen from the leak pregnant from failure to fix the issue the first time it was brought up and after that all that was done was it was painted overSo yes my fiancé and I and our unborn baby and dog left the apartment because of an unresolved issue that could of caused all of us harmWe were never informed about another apartment to move into because every time we called up there we had attitude from the office workers as if we were bothering them to fix the issueSo like I stated we obviously can't agree on terms to resolve this so that's my final statementNo reply is needed unless you can come up with something else

I am rejecting this response because: here are images of the "work order" that was supposedly "completed" and as of losing our jobs I can get check stubs from mine and hunters job that we were working at at the time of this situation. This matter was never resolved and we did not pay may rent because I was not paying rent to live in an apartment that had mold growing in the walls.

have been made aware of a few HVAC issues at Holly Springs and are addressing
the issues that have been reported. The owners have had meetings with
the supplier and installers and have been notified
of issues. It is our understanding there is a manufacturer's defect in the
coils and they...

have replaced the reported units and will be testing the
remaining units to assure there are no leaks. All repairs needed will be done
on the outside HVAC unit, no need to have access inside.We will be
evaluating all available utility bills and seeking reimbursement, if needed.If you have
