Scam
We have conducted a thorough investigation on Guardian. Our detectives and investigators have discovered MASS criminal fraud on behalf of guardian. We have proof they currently (and have been) knowingly hiring convicted felons to service HUD (government) properties.
Our internal sources have revealed they are paying as low as $50 to maintain multi-acre properties that require hours of driving to rural areas.

They request 50+ photos to “prove” the lawn was cut but will reject and deny payment because “missing photos of back yard” OR “not enough during my photos” (even if there are 100+ photos showing EVERYTHING)

Additionally, we have screenshots proving guardian has changed work order instructions AFTER the work has been completed and submitted. Then will reject and withhold payment for something that was NEVER on the original work order. *example: you have a work order to cut grass. You complete the grass cut then submit the job. You then get a notification the job has been rejected for “ did not show photos of installing padlock”. Then you email them to remove the padlock item off the lawn work order and NO RESPONSE!

Our investigation shows Guardian is using a 3rd party overseas agency to review work orders (AffirmData). The foreign non-English speaking people working at AffirmData DO NOT KNOW WHAT A LAWNMOWER LOOKS LIKE….. Yet they are given the power to deny and reject payments for lawn cuts?

The evidence we have gathered is extensive and shockingly concerning….. We have SOLID UNDENIABLE PROOF OF CRIMINAL FRAUD!

Guardian Asset Management took over a house that was foreclosed on that is located across the street from my house. The house has been vacant for over two years. The yard is completely brown, the trees need trimming and the house itself is deteriorating fast. The property is an eye-sore for the entire neighborhood. I have called four times leaving a message without a return phone call over a two week period of time. I called today and after a very lengthy hold was finally put through to a receptionist that was barely able to communicate with you in the English language. I tried to explain the situation and all she wanted to do was take my name and phone number to have someone call me back. It was like talking to a robot. It was a very frustrating experience. I am in the real estate business and manage my own commercial properties. I know how a management company should be operated. Do yourself a favor and stay away from this company. Look at their other reviews online. There isn't anything said about them that is good.

I've been trying to get my client's $150 inspection deposit returned for months now. They were the property managers on a HUD foreclosure in Trumbull CT. I just read another review of someone having a similar experience. They were okay at being responsive up until closing once I found the right person and their contact email (since they pretty much stopped answering phones during the pandemic). Now on June 30th, I'm still trying to get a deposit back from them from an inspection that was done in March! No one is calling me back. I've CC'd several departments on my emails. I've called and the phone rings out with no one ever answering. It's like they've gone out of business. If you have a choice, DO NOT use them.

A man was outside my house yesterday afternoon June 10, 2020 @ 4:40 pm taking pictures without my permission. My daughter and grandson were outside sitting on the deck when he approached them. I asked this person who said he was hired by Guardian Management Asset why he was taking pictures of my home, and what he was doing on my property. His response was it was confidential. I told him if he couldn't give a valid reason or explanation why he was taking pictures he needed to leave. This person was not wearing a mask. Very unprofessional. I also informed him he was on a Tribal Reservation and he was not aware he was on a reservation. His response was, I came all this was for nothing? This man got into his little blue SUV and was on his phone. Looked like he was texting. I told him he needed to leave or I would call tribal law enforcement. He started his vehicle immediately and left. Guardian Management Asset has no right sending people to take pictures without an explanation and these people don't even know your name. I have this person on my camera. Also called the company first thing this morning and when I started asking questions the lady on the phone acted like she couldn't hear me and hung up on me. I've tried calling back several times and now I'm directed to voicemail because the Receptionist Is Not Available!

Guardian Asset Management has posted on the home at ***, Eugene, OR *** that they are now responsible for this vacant property. I live right next door at ***. The lawn is well overdue to be cared for. We share a cyclone fence in our back lawns. My lawn is perfectly manicured, green and well maintained (no weeds). The lawn in the back of *** is so long the dandelion spores are now blowing into my lawn. I contacted the over a week ago, left a voice mail and no one returned my call. Today I called again and the voicemail box is full.

Hello,

We understand your concern however we are managing this property for a bank who has control of the loan. Normally, we would be cutting the property every two weeks but as previously stated we are waiting on an answer if we are able to cut the property again. Once confirmed we will be out to address the issue. Please contact *** with any further concerns.

Guardian was sent a cashier's check on Feb. 8th, 2020 to perform services of turning on the water to a property I was purchasing. Later it was communicated that HUD would not allow the water to be turned on for the inspection, so Guardian's services were not needed.

I first reached out to my bank to see if they could stop payment on the check. They reported that it had already been cashed. I have since reached out to the company on at least 5 occasions via email and phone and have gotten no response.

The refund check was mailed out by accounting on May 7th.
It was mailed to the buyer at their home address.

We was a Contractor for Guardian Asset Management in New York. they do not pay Contractors and I am happy to see that others feel the same way. We did work for this company and they give you the run around for your money to be paid. Contractors beware of this company. Dont get scam.

Guardian Aes Management we have been in business for 7 years now but we are trying to stay alive because of these people. They have a new mapping system that vendors get work assigned by Guardians mapping systems and it is suppose to be in your area so they say. We had properties in our area some of them for years before they came along. I drive by some of them daily, but they were assigned to another vendor whom God knows how far this person is traveling, but any way we no longer get regular work from them BECAUSE WE DON'T FALL INTO THE NEW MAPPING SYSTEM ???. BUT THEY GET A WON FOR THESE PROPERTIES THAT ARE NO LONGER YOURS BECAUSE OF THE MAPPING SYSTEM AND THEY END UP CALLING YOU BECAUSE YOU ARE THE CLOSEST VENDOR!!!!!

This company do not pay its contractors and want to back charge you for everything. They state that HUD back charge $50 a day for late routines and work orders. This is the old AMS and Assreo. When we file lawsuit for work orders not paid they want to give a offer lower then what is owed and ask to sign a clause not to speak to the news or HUD. This company is a scam keeping contractors quiet

In August 2019 Guardian Asset Management took control of my late parent's house in Wethersfield, Connecticut. My parents had a reverse mortgage and the house was in the process of being turned over to NOVAD who represented HUD so the house could be sold. Neither myself or my siblings wanted the house. We tried to do a simple Deed In Lieu of Foreclosure since their was no liens on the property. A lawyer based in Georgia decided to do a typical foreclosure. We were supposed to be contacted to turn over the keys to the house and make certain the house was vacant and clean. On August 6th Guardian sent their 2 representatives(?) to seize the house. They broke into the house thru a back door and also broke into a garden shed in the back yard even though the keys were on the kitchen counter and clearly marked. They were in the process of stealing a *** lawn tractor and leaf blower when we drove by the house (as we did every day). They told us we were no longer allowed on the property and if we wanted the tractor to take it away that day. They did steal a Hoover upright vacuum cleaner that we were still using to clean the house. They were hired by HUD to maintain the property. They cut the grass maybe twice all Fall and did nothing to pickup leaves. In early November vandals kicked in the back door. Thankfully nothing was destroyed. The local police were notified and they notified Guardian to come and secure the house. The back door is still kicked in and today is December 21st. We have had 2 winter storms this month and the home has about 110 feet of sidewalk. Local police notified Guardian that they have 24 hours after a storm ends to clear the sidewalk of snow and ice. Has not been done yet. I am sure they are charging HUD a hefty monthly fee for "maintenance". Talking with and emailing HUD has proved fruitless. It is such a shame to see a house sit vacant for so long when there was so much interest by local people who were interested in buying the house. We chose to turn the house back to HUD because of the reputation they have when dealing with the general public in all reverse mortgage situations. This is our tax dollars t work!

on 6-27-2019 I found someone taking pictures of my house outside my daughters bedroom.I confronted the person and he said he works for guardian asset management doing an inspection.he gave me their phone number but when I call I only get a receptionist and no one has called me back.ive never heard of guardian asset and want to know why someone would be taking pictures of my house.ive sent emails and 4 messages asking for someone to call me back but no one has.I did call the police and made a report gave the police the mans name and liscence plate number.why does this company have my addressand why are they taking picture of my home?i want answers but no one will call me back from the company

The letter states *** is looking to speak to one of our representatives, but also says he talked to the company on June 27, 2019. An inquiry of our employees indicates someone has indeed spoken to him. I was told by someone at guardian asset that *** hired them to do an inspection but would not tell me why.?i called *** and they didnt know what I was talking about.I own my home so why would *** who ive never hears of be interested in my home.and why did they tell me they dont know anything?i just want answers that no one can seem to give me.I will just leave this alone for now.hopefully it was just a mistake and im overreacting.

Your company was hired by *** originally to tend to property. You were notified in March 2018 to stop and desist.I had spoken to Erin H at at Guardian Asset Management. The property was transferred to my husbands name, *** after death of his parents. Your company broke in the property, damaged the door, changed the lock, damaged screens,etc and stole our lock and also placed a padlock on door. This property was approved for extensions by *** until this December 2018. Your company has continued to send *** bills or invoices for services that have not been performed by your vendor. We live on the property and no one has maintained the property except for us since Jan.2018. We have our own property manager tending to the care/mowing. The fees are illegal and your vendor has not done anything. Like I stated we are on premises. The fees are for a total of appx.$3000.00 for mowing grass for this season,etc. which is very laughable as it rained for 3 consecutive months and we could not mow the grass ourselves.I Have pictures of the yard, it was over a foot tall for 3 months. I have contacted HUD and filed a complaint and also have acquired an attorney for you to remove these fees that you sent to ***. *** is very aware of this situation. I suggest you remedy this with us immediately or we will take legal action.

In response to the above complaint Guardian Asset Management is performing property preservation services at the request of its client *** (***). We are contractually bound to perform the services as work orders are received unless notified otherwise. Guardian was notified on July 24,2018 to perform a non-contact inspections only. The noncontact inspection (vendor only drives by the property for inspection) is the only service we have performed since. *** has called numerous times and spoken to the representative handling this property. The representative has told her we are performing work on behalf of *** and would notify them of the situation. It is our understanding that *** is aware of the situation and is resolving the matter with *** directly. Please let me know if you need any additional information regarding this matter.
