I contracted GHP for mold remediation to our home in *** NC after hurricane Florence. Our house failed an independent mold inspection.
I contracted GHP for mold remediation to our home in *** NC after hurricane Florence. According to the contract mold remediation was guaranteed 100%. I had an independent licensed mold consultant come in to check the work of GHP. Our house failed the mold inspection. GHP had already pulled all of their equipment out of our house and abandoned the job. I had to hire another company to finish the work GHP had started and failed to complete. I have a 44 page report from *** which proves that the moisture readings failed and black mold was still found in the house. GHP failed to provide me with moisture reports, mold certification reports and failed to do other things they claimed they would do including but not limited to power washing the exterior of the home, estimate to rebuild the property to pre hurricane condition, provide moisture readings of the home. Desired Outcome

I am seeking a refund of $3600. The contracted amount was $20,800. GHP only did half the job which should be $10,400. I already paid $14,00, an over payment of $3600 which I am seeking.

Mr., We remediated in the same manner as *** and other vendors in the area. we used recommended practices from county and inspection office guidelines. We have multiple customers that are in build stage with excellent results. We have all of the moisture tests and final results. Final moisture levels were below 13%. Your home had a atomized mold spray (chronban). We advised on HVAC system removal (mold could still be present). We have requested the 44 page report, without response. You asked up to provided a quote for rebuild, we gave a quote in time for your loan you were trying to get. We have done our due diligence. Frankly non of this, has been mentioned prior to Lien being placed on your property. As for cuss words that was taken out of context of another conversation with another party. Our apologies but it was never directed to you sir.

Moisture test and final results were never provided. I got a one line estimate for rebuilding with no itemized amounts for electrical, HVAC, flooring, cabinets, dry wall, trim, paint, etc.
It wasn't until I mentioned getting an independent certified and lab trained mold and moisture testing company to come give me a mold clearance letter and requesting a more detailed estimate, than, that is when I was verbally attacked.
I was once again threatened this time about placing a lien on my property, that is when I decided to contact the Revdex.com and the NC Attorney Generals office division of consumer protection to get some of my money back and protect myself.

I am now seeking a refund of $7000, half of the amount I paid for a failed job. I certainly would not pay someone full price to cut my grass if they only cut the front yard and not the back yard.

We are looking into issue with MR.. We have requested paperwork to verify mold report. If there are legitimate issues. We will contact Mr *** and refund appropriately.

Attached please find just a few pages of the 44 page mold report done at our property on 11/1/2018. It was suggested by ***, our Revdex.com Operations Support Specialist, that the entire report not be sent due to file size. I am more than happy to forward the entire report for your review or Mr. Morgan's review upon request. In essence this report concludes that the inspection done by *** out of ***, TX showed excessive mold remaining in the home just days after Guardian Home Pro abandoned the job, the crawlspace needed to be cleaned out as it was full of mold, and that mold killing chemicals needed to be applied. Guardian Home Pro did not complete the job they were contracted to do ...mold remediation. This company falsely represented themselves to us in a time of disbelief and horror. Their contract states "100% guarantee". We have attempted to resolve this issue by requesting a refund but to no avail. The company was given every opportunity to return and take care of the situation, but by that time they had left the area. Honestly, this company saw an opportunity to take advantage of many people. Imagine returning to your home weeks after a 100 year hurricane to find your home and all of your belongings destroyed. Mr. Ben M represented himself as a caring and compassionate person who would help us. He had people in and out of our home that he didn't even know, literally people that he said "I don't want that guy representing my company" yet that particular worker remained on the job. His equipment was not of an industrial grade. In fact he left behind a dehumidifier that could be purchased at ***. Repeatedly I asked Mr. Morgan for a spec sheet on the chemicals he was using. I never received that.
Also, I am attaching pictures of what was pulled out of our crawlspace AFTER Guardian Home Pro left the job. At one point Mr. Morgan told me that they would address the crawlspace once snakes were removed. He purchased some *** but obviously never revisited the issue. All duct work, insulation, the HVAC unit and the dehumidifier were all pulled out of the crawlspace after Mr. Morgan left the job. The crawlspace was untouched by Guardian Home Pro.
I sincerely believe that Mr. Morgan is a sheep in wolves clothing. He misrepresented himself and his company, he did not complete the job he was hired to do, he was not qualified to do the work that was contracted to do and he took advantage of many people's catastrophic misfortunate. He claims the he had many successful results in our community. I believe that is yet to be seen. So many in our community are elderly and take people at their word. Unfortunate, because there could be long term adverse health effects due to mold left in a home.
Please let me know if you would like the complete 44 page report, additional pictures of the crawlspace or any additional information. We also have letters of confirmation of the condition of the crawlspace from a licensed North Carolina General Contractor. I believe we have more than enough evidence/proof to cement our case against Guardian Home Pro. The independent mold report that we are submitting is a professional report, Guardian Home Pro's report is handwritten on notebook paper (which may have been fabricated after the fact since I never saw Mr. Morgan registering anything during the process).

We are empathetic of Mr and Mrs *** situation. We do not prey on victims of disasters so when we were contacted, through a mutual acquaintance, to see if we could help, we were reluctant to do so as it would require a four hour drive, one way, to get to the location and other expenses to stay in the area. We were blown away by the devastation and debris in the flood zoned and hurricane prone area where they and other neighbors reside. We are not in the business to take advantage of people and we feel bad that it happened to them.
We did decide to take the job on and went under contract for mold remediation to their home. The contract was sent via doc-u-sign and email. We took 1st payment and set to work emptying out entire lower level of the home as per contract. We removed all contents and drywall with kitchen cabinetry as per guidelines in contract. There was a built in fireplace and other appliances, that we were told to put back into home as they wanted to save them. Mrs *** was daily going thru debris and would take some with her and others were brought back into home, very possibly contributing to mold reappearance. HVAC system removal was NOT on contract as Mr *** was told it would be an extra cost to remove. We suggested having a HVAC company come and remove and install a new one. Mr *** declined.
The financial and emotional loss was very apparent and I will never forget the garbage piles on sides of the road and smell of mold through the neighborhood. It wasn't easy to watch as Mrs *** went through water soaked contaminated house items, trying to find anything salvageable and was reminded that mold invested items would impact mold remediation. I was surprised to learn that the insurance didn't pay for their damages and that they couldn't secure a loan for repairs at that time. Mr. had stated he was going to sell home to get rid of property, as it was a loss. Rebuild or sale of home was a daily conversation from Mr..Mr. was extremely upset with community and fact that they weren't told at original sale, "That they were in a flood plain and was (unsure if he could get anything out of it, after all the news fan fair on area flooding." We had over 10 men working on demo and removal and we were unaware of any disproval until in final stages of job scope. I believe finances, were the root reason, for Mr. current issues with home. Guardian Home Pro was never paid in full per the contract and have taken a loss due to this breach.
A new HVAC system would have kept the interior of house a closed system and help stop spread of mold as entire surrounding environment had mold spores. There was a area of crawl space that was reachable, directly behind home and as a courtesy we removed the insulation to make assessment. Mr *** was consulted and told him we may have to go thru the floor to check the crawl space and again insisted on him getting HVAC over to access. Mr *** declined. The closing up of the house all Summer only increases the mold due to the North Carolina heat and humidity.
We worked on their home for weeks on generator power that ran 24 hours a day to keep dehumidifiers and fansrunning, interior was dry with moisture levels below what was needed to pass inspection. I believe a lot of the mold issues and reoccurring problems stem from
1) leaving contaminated items in interior and
2) not having finances to do all that was needed to secure home repairs.
As you can see from attached photos and video, there was work preformed and commercial grade equipment used. The home owner grade dehumidifier was a air cleaner, in fact, not a dehumidifier, left after dry out in a attempt to keep area free of any remaining mold spores as HVAC had not yet been established
We try very hard to do a good job for whoever we work for. We have completed several other projects in area, with happy clients, that are already back in there homes within months of our services.

We are in receipt of Guardian Home Pro's response to our complaint. We are unsatisfied with the response and would like to provide you with the entire 44 page report conducted by a third, uninterested party on their findings with regards to the level of mold in our home once Guardian Home Pro left the job. Please let me know the best way to get that to you. We are happy to mail it to you or scan and email.

The contract that we signed with Guardian Home Pro specifically states:
"$6800.00 is due at the completion of mold remediation". Mold remediation was NOT complete as evidenced by the report from ***
"We guarantee our work 100%" We were not 100% satisfied with the work.
The estimate provided by Guardian Home Pro dated 9/25/18 states:
"Mold remediation. Apply moldstat on compromised areas and bring moisture content down to .17%" The crawlspace was never addressed, it was clearly compromised and it was not excluded in either the estimate or the contract.
I would like to address specifically the following points in Mr. Morgan's response:
"Mr & Mrs *** were hit particularly hard with high water levels and their home and contents were in bad shape. So we decided to take the job on." We feel that Mr. Morgan was in over his head with regards to our home and its condition. Since the State of North Carolina does not require licensing for mold remediation we took him at his word that he was qualified to do the job. Clearly this was not the case.
"We removed all contents and drywall with kitchen cabinetry as per guidelines in contract". Kitchen cabinetry was left in the home by Guardian Home Pro workers.
"Mrs *** was daily going thru debris some she would take with her and others were brought back into the home (very possible due to not being cleaned inside and out, could have attributed to mold reappearance". We take particular issue with this statement. We would challenge Mr. Morgan to give examples of items that were taken back into the house. If we were able to salvage anything it was brought from the mounds of debris at the curb to the driveway or the garage until we could get it into a box or a truck to remove it. We carried nothing back into the house. Some examples of things that we carried from the curb were a large mirror, an iron headboard and footboard, among a few other items that we specifically asked Mr. Morgan to save. we texted pictures to Mr Morgan of the items that we did not want thrown away and he confirmed receipt of the texts yet they were removed and tossed in to the piles of trash. We literally had to climb into the heaps of debris to "rescue" things we had very carefully documented that we wanted saved.

That would have been a very good option IF there was power to the area. Mr. Morgan knew that all power, gas and water had been suspended to our neighborhood, thus the need for generators to run equipment.
"One of the men did mention a concrete block wall (not verified) blocking entry to rest of under floor space, as how hard it would be to get HVAC unit out". Why was the concrete block wall not verified? As the owner of the company it would be Mr. Morgan's responsibility to verify. Clearly there was no such wall as we have since had the crawl space completely cleaned out by 2 men. They had no problem removing the HVAC unit, the ductwork, the insulation, etc. that was left behind by Guardian Home Pro.
"...we told him it we may have to go thru the floor to check crawl..." This is untrue. The crawlspace was open and accessible. We believe Mr. Morgan simply thought the removal would be hard to remove (as noted in his previous comment ... "how hard it would be to get HVAC unit out".
"Reviewing paperwork sent, from ***. Another company, ***, was contracted to treat home for mold and to his opinion was never done. I fail to see what reference this has to us". It would appear that the wrong letter was included with the documentation. Revdex.com has the corrected letter referencing Guardian Home Pro.
"I believe allot of the mold issues and reoccurring problems stem from 1 leaving contaminated items in interior and 2 not having finances to do all that was need to secure home". Mr. Morgan, that is your belief, it is not factual. You referenced many times, 5 to be exact, in your latest email about our financial situation, which we will tell you is absolutely none of your concern or your business. You mentioned "financial loss"; "couldn't secure a loan"; "Mr. declined due to finances"; "Mr. declined due to finances" ... yes, you mentioned this twice...; "not having finances to do all that was needed..."
