I am writing this letter to bring to your attention that I am not satisfied with the conduct of Danielle G[redacted]. She worked with me while I rented at [redacted].Throughout my lease, she, along with other personnel, was unprofessional from the first time I opened the door to a filthy home and still to this day.

Danielle, on multiple occasions, did not pick up her phone or return my texts, ignored me most of the time, and made me feel like my concerns were not important, as if she couldn’t be bothered with my concerns as a renter or issues regarding her clients property. When Danielle did answer she would say, “What [redacted]?” She was short with me whenever we talked and, most of all, she made me feel like I was unimportant and hated.

When I moved into my house the carpet had huge stains upstairs: the bathrooms had urine on the floor and seats. The floors in the master bedroom and living room had not been mopped or swept. I have photo evidence of all of this, which was shared with Guardian Reality immediately after moving in. I called Danielle about the issue, and she said she would add $150 to the deposit when I moved out. I had to hire a cleaning service and carpet cleaners. I paid my house keeper $150 and $200 for deep carpet cleaning.

My boyfriend, Mike S[redacted] will testify in court that Joanne, the other unpleasant property manager, asked me to sign a two year lease to lock us in and reduce our rent $50 a month. The rent was originally $1,500 and reduced to $1,450 to sign a 2 year lease. When I tried to break my lease, when my boyfriend and I split up in November 2015, Danielle told me that I signed a two-year lease and I would be charged if I wanted to get out of my rental home ($2,300 for six weeks until they found a new renter). I couldn’t afford to give her this amount.

Little did I know that I was not on a two year lease. When I asked her why she try to hustle me she said, “ She never said that,” Months later I finally found roommates that I was very comfortable and did not need to move. When I had the chance to move out in December, Danielle pretended I was locked in the lease and I went through hell looking for great roommates and a few months. Later, when she was ready, she basically threw me out with her 30 days notice.

Danielle did this when it was convenient for her so she would not be stuck making the payments until they were ready to sell the home during season time. All she could have said is your lease is over in November you’re free to go!!!! Basically both of my new roommates had moved in for one month and were told to find a new place immediately. What an inconvenience for all of us, after posting a [redacted] ad 15-20 times, this was such a hassle and I had great sympathy for my new roommates.

A few months later, I was informed that I signed only a one-year lease and had to get out of my house in 30 days because “apparently” the owners wanted to put the house up for sale. We signed a two year lease and in November 2015 it was again confirmed by Danielle that I indeed have a 2 year lease and all of a sudden it becomes only a 1 year lease. A total contradiction to her own words and our agreement.

Danielle even came and locked me out two days before my thirty days was up, and I never was able to retrieve my security system that were left on the windows. Being an independent business owner, this was a real inconvenience for me. It is hard to find a place in only 30 days and I expected better treatment given my rental history with Danielle. I sent her five checks ahead of time so she did not have to chase me down like her other tenants. I did my best to keep the place looking very clean and organized. Even Danielle’s husband told me that I was an amazing renter and that he wished all of his renters were like me. He told me Danielle was under a lot of pressure with being a property manger for Section 8. I am thinking why be so rude to a respectable tenant. When I moved out, I hired housekeeping to come in and clean the entire house from top to bottom along with carpet cleaners and landscapers to show my respect.

Despite doing so, Danielle charged me an additional $125 dollar cleaning fee. When I asked her about this, she said it is what it is, the house needed cleaning. I said how is that when I cleaned it top to bottom, then had housekeepers do the deep cleaning! In an email I asked for a meeting to discuss deposit charges and she ignored my request.

I highly doubt that my $125 went towards house cleaning because I left the house 10x more cleaner than it was when she rented to me (with gross urinated bathrooms. dirt/filth throughout the home, dirty carpets, several missing light bulbs, broken soap dish, a master bathtub that didn’t work, no garage door opener, no screen door, broken vertical blinds, a microwave that did not work, trash and belongings left behind from previous tenants, and the list goes on.

As mentioned above, I moved into the home with the broken soap dish already broken and the criminal thing was that Danielle charged me for the broken soap dish that I was/am not legally obligated to pay for. I was told the previous tenant was a lady with five children who tore the house up and disrespected it, inside and out. The lack of care from the previous tenant and the lack of professional oversight from rental company to acknowledge the home was far from being ready to have new tenant move-in is baffling. The sky lights were so beautiful and the place was so spacious I was too busy looking up than at the filth on the floor.

My screen door was broken and was never replaced. I reminded Guardian Reality several times about replacing our screen door and continued to be told it was special ordered, on its way. Almost a year later, after another inquiry, I was told that the owners did not want to pay for a new screen door.

When I called to mention my bathroom tub was not working, Danielle snapped at me and said “ It’s always something with you!”. I could not believe her rude response especially when all I called about was to inform her that my master bathtub does not have hot water and if it did, the tub cannot even hold the water.

I replaced locks for my roommates bedrooms and then was charged $200 for replacing locks! I thought they would love the new locks I bought from Home Depot. Most people like a lock and key when they go out of town. The locks I purchased were of quality and better than previous ones and when asked for my locks back they were never given to me.

I feel as if they lied about selling the home and were only moving new tenants in to profit from my deposit which should of been completely refunded and by profiting from new renters. The whole process of moving is costly and extremely time consuming and given only 30 days to evacuate made my life a living hell.

I have my own business called Five Years Younger and recently awarded the top 25 best beauty service in Las Vegas. I have 50 five stars on Yelp for customer service. I love my job and give great customer service and know how to treat clients.

Danielle and Joanne are very unpleasant to work with and seem to only care about their bottom line. If you hate your job so much and your company is desperate then I suggest finding another occupation so you don’t verbally vent your frustration with your tenants or financially take advantage of them, especially when you have a excellent tenant who cares for your rental home as if it was their own and left the home in nicer condition than it was when rented. Being a great tenant at your property I expected more appreciation from your company and from your employees. I’m very disappointed in Danielle’s services. A successful business is driven by a good product or service with an emphasis on treating your customers (in this case tenant) with gratitude and respect, which in return makes them want to come back for more of your products or services. I hope Danielle and Guardian Reality adopts these simple business practices with their other clients so they do not have to experience the unpleasant year I had to endure.

Guardian Realty and Management, Inc. Has provided exemplary property management services for the past 8 years. My first contact was with management of my personal residence when I got military orders for an overseas assignment. Subsequent to that time they have also managed a rental property I have owned. The owners along with support staff are quick to respond to questions and have effectively negotiated tenant issues which arise from time to time. I have been very pleased with their services and highly recommend them.
