I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
[The estimate in taxes and insurance was done so poorly that my payment is now over 200 dollars higher after refinance.  I want my money back from the refinance. I have consulted with a real estate attorney who stated that someone within Gaurdian grossly miscaculated insurance and taxes.

2017, regarding the customer concern about our business submitted by [redacted] and that was assigned case ID of [redacted].Review of the file showed that her county taxes went up to $2520.88 from $1954.81, city taxes increased to $480.64 from #323.40, and the insurance increased to $1119.40 from $1,062.75. This increase resulted in higher amounts being paid out of her escrow account which created a shortage thus causing the need to increase her escrow amount. Unfortunately, the escrow payment is determined by how much she is charged by her insurance company and city and county taxes and is not determined by Guardian Savings Bank.There are ways that she could reduce her escrow payments. She has the option of paying the shortage and the escrow could be analyzed again. She could reach out to her insurance agent to discuss options that might be available to reduce costs and she could also check with her city and county on ways to reduce property taxes.We trust that this letter will adequately address any concerns she has regarding her escrows. However, her monthly payment of principal and interest decreased $56.24 from the prior loan. Review of the initial application received by telephone on 8/1/16, shows that the loan amount requested was $201,500 - the same amount as the new mortgage. [redacted] was provided with a Loan Estimate (LE) dated 8/1/16, that included the loan amount. On 8/1/16, [redacted] signed and returned a “Notice of Intent to Proceed with Loan Application' acknowledging that she would like to proceed with the application and had reviewed the terms and the fees on the LE. [redacted] was also given a "Notice of Right to Cancel at the loan closing as required by Federal regulation, giving her the opportunity to rescind the loan within three business days of the closing. The increase to her payment is due to county taxes, city taxes, and insurance included in her escrow account as addressed in her previous complaint. Unfortunately, the escrow payment is determined by how much she is charged by her insurance company and city and county taxes and is not determined by Guardian Savings Bank.We trust that this letter will adequately address any concerns she has regarding her mortgage. Suite 600 Cincinnati, OH 45202Re: Consumer concern for [redacted]Dear [redacted]:We have received the Revdex.com's (Revdex.com) letter dated September 18, 2017, regarding the customer concern about our business Submitted by [redacted] and assigned case D of [redacted].As stated in our responses dated 8/25/17 and 9/13/17, [redacted]’s payment increased due to an increase in county taxes, city taxes and homeowners insurance after the loan was originated on 9/20/16. The payment of principal and interest decreased $56.24 from the prior loan when the loan was refinanced on 9/20/16. The escrow account payments calculated from information that was available to the Bank prior to loan closing. The escrow account calculations were based off the homeowners insurance policy provided by [redacted] which indicated a premium of $1,062.75. The figures used to calculate the Oldham County and City of LaGrange taxes were taken from county records during the preliminary title search dated 8/1/16. The title search shows Oldham County, Kentucky tax of $1954.81 and City of LaGrange, Kentucky tax of $323.40. A review of the file showed that the county taxes went up to $2,520.88 from $1,954.81, city taxes increased to $480.64 from $323.40, and the insurance increased to $1119.40 from $1,062.75 This increase resulted in higher amounts being paid out of her escrow account which created a shortage thus causing the need to increase her escrow amount. Unfortunately, the escrow payment is determined by how much she is charged by her insurance company and city and county taxes and is not determined by Guardian Savings Bank.At closing, [redacted] received a Closing Disclosure which is required by the Truth in Lending Act (TILA) and the Real Estate Settlements Procedure Act (RESPA). The Closing Disclosure includes details on the loan terms, projected payments, costs at closing, details of the closing costs, and other costs associated with the loan such as recording fees, insurance premiums, and amounts required to fund an escrow account. Page 4 of the Closing Disclosure contains information on an escrow account and includes a disclosure that States in the future your property costs may change and, as a result, your escrow payment may change'. Page 5 of the Closing Disclosure includes signature lines that are signed by the borrower(s) at closing confirming receipt of the document. This was signed by [redacted] on 9/20/16.Guardian Savings Bank calculated the funds needed to fund the escrow account using the current amounts that were accurate at the time the loan was made. Increases in taxes and homeowners insurance is not determined by the Bank.As stated previously, [redacted] could reach out to her insurance agent to discuss options that might be available to reduce costs and she could also check with her city and county on ways to reduce property taxes.We trust that this letter will adequately address any concerns she has regarding her escrows. I was already aware that they cannot control insurance and tax costs. The problem is that the person who completed my refinance miscalculated so poorly that my mortgage now is more than the original mortgage prior to refinance. I would like my closing costs returned to me. No one refinances to achieve a higher payment.
