discussions regarding smoking in the unit. We were able to find in her file that the previous management would not have renewed her lease if there was still smoking in her apartment.
The funds were kept to cover the additional painting and cleaning costs that was required to neutralize the smoke smell and stains in the apartment. This was considered to 'excess wear and tear' and required additional time to ready the apartment for the next resident. Our normal charge for wall painting is $50.00 per wall. Based on that, she should have been charged $900.00 for 18 walls (4 rooms + 2 hall walls). We felt that the withholding of $200.00 was very fair considering the above figure.
