I have been a resident at River Walk Apartments for 5 years I have never had a complaint or cause any issue through out my stay I am moving the end of march and I paid my rent online and I have confirmation the payment was received I was at a 0 balance yesterday March 12 they call and say they can not locate my account which I know I put the information in correct and says I owe a late fee of 90 dollars from the time I paid my rent and before that I moved from a 1 bed to a 2 bed they wait until a month after I put in my 60 days notice to say I have a balance I still owed of 96 dollars when no one ever made me aware or contacted me I have been having nothing but issues since I put in my 60 days notice the manager did not want to accept my rent yesterday I went to get a money order she says because I told her I was not going to pay the 90 dollars she is very un professional and I never had issues since I lived there I would not recommend anyone to move in these apartments the maintence never does what they are suppose to do the apartments have a big bug issues and I have complained on several occasions they do not care about there residents and trying to sabotage you when you want to move out .

Desired Outcome

Billing Adjustment I would like them to waive the 90 dollar late fee they say I owe and refund me my 96 dollars from my old apartment they say I did not pay when I did not know I owed it that was there error not mine.

Ms. rent was due on March 3rd. Rent was paid through the resident portal on March 6, 2020. Ms. entered her banking information in the resident portal incorrectly which resulted in her payment being returned due to the account not being able to be located. Residents are permitted to have late fees waived once per lease contract year. Ms. had already utilized late fees waived in June 2019 during the current lease term. Ms. was upset that the fees would not be waived and refused to pay them. We did refuse partial payment initially, however, an agreement was reached and Ms. payment was accepted with the agreement that the additional fee would be paid at a later date.

Ms. transferred to another apartment during her tenure at our community. At the time of her transfer, she was provided with Final Account Statement (FAS) for the apartment she vacated showing an outstanding balance of $97.36. Ms. did pay $98 to cover her balance in April of 2019. However, by mistake, she was misinformed that she still had a balance due. Ms. paid $98 again in February of 2020.

Ms. did not contact the corporate office to complain about the Property Manager being unprofessional or maintenance issues until after she moved out with a balance owed to the company. This appears to be a case of "if I make enough noise, they will give me what I want".

Attached is a statement from our pest control company regarding the bug issue in Ms. apartment. Documentation from our pest control company state that there was a housekeeping issue present in Ms. apartment, which resulted in the bug issue.

We are sad to see Ms. leave as she was a resident for a number of years and would never sabotage her move out process. In fact, we worked with her to let her out of her lease early to accommodate her and her family.

Ms. desired resolution of waiving the $90 late fee will not occur because our policy of one late fee per year has been utilized by Ms.. By waiving the fee sets a precedent that opens the door for all residents to receive similar relief when moving out. The second desired resolution is to "refund my 96 dollars". We will refund Ms. $98 as this was a duplicate payment, which will be sent to the forwarding address she provided.
