HCO provides property management services for my rental homes. They are refusing to outline the terms tol terminate the contract.Several attempts have been requested to get their written agreement on the terms that will terminate the agreement without penalty. The reason that I want to terminate the agreement is that they stated that they are "too busy" to perform the required property management duties, but they still require me to pay them the monthly commission. I want to terminate the contract in a manner that legally terminates the contract while not taking on any additional cost. They have repeatedly refused to provide this written documentation on the terms that will terminate the contract.Desired SettlementI wish to terminate the contract while not being charged any termination charges. The contract supports this type of termination, but the wording is very difficult to understand... I am asking them to provide a clear time line on when my properties can be taken out of their management.HCO has provided the written documentation that I requested. Please close this file.

The water heater has had a 2nd leak and other repairs were not done properly.I moved 2/8/2014 and they advised me of my new neighbor. They requested I wait a week for my porches to be completed because my neighbor has section8 and they needed to complete her work first. I agreed. Today they just finished painting the front porch. The back is still incomplete. 3/31/16 and the job done was bad. Back porch is bowing in the middle. The support beams are sitting on planks of wood and there are weathered and split pieces on both. It took over 2 yrs to fix my porch. In October/November of 2015 the water heater started leaking so bad that it ran to my neighbors apartment and they had to replace her floors in the bathroom downstairs. My bathroom still has a soggy and sagging floor from that leak. On Monday 3/28/16 I contacted [redacted] (manager) by email and advised her of the leak in the water heater again and mold around the unit and on the walls. I have a 1 yr old son living in my home. That afternoon after my neighbor and I contacted them repeatedly about the emergent leak and mold we finally got a call that they would be by on 3/29/16 first thing in the morning. The repair man ([redacted]) arrived around 10:30 that morning. I had to ask a relative to stay at my home to let him because I work at 8:30am. They made no urgent efforts. I had my mother keep my baby so he didnt get sick from the mold. [redacted] left my home around 12:30. He had stopped the leak and wiped up some of the mold. The manager ([redacted]) was with him but she left around 11:30. She never stayed to ensure the work was completed. [redacted] called me and advised me to buy a fan to dry out the area. I advised they need to complete the work and advised [redacted] had left early again. [redacted] advised me [redacted] would return early the next morning at 9:30 am. 3/30/16 [redacted] never showed up. I called the rental office, emailed and called [redacted]. I left message. I was fearful for my son and my health. I was angry and advised them that the way they were behaving was unprofessional. In the evening [redacted] called me and was rude she stated if I wanted out of my lease then they would wave the fee and if I found a renter they would return the deposit. She stated mold would not hurt my son and that mold is natural. She stated she dealt with it everyday. I was shocked and upset. I asked her to not talk over me and to please listen. She advised me she would hang up and she did. I emailed [redacted] that night asking for the repair bills so I could get a credit on the water bills from the 2 leaks (she never sent the 1st one from November 2015). She emailed me but the attachments were not there. I advised her I had not received the forms. She emailed them again in about 5 min. Again, I advised her the attachments were not there. The next email came about 5min after that from [redacted] (Hco Owner) He advised me if I emailed them again they would block all of my emails and I would have to use postal mail to communicate. [redacted] stated that "enough is enough" and that I had "worn out my welcome" he asvised [redacted] to mail me the forms. 3/31/16 at 12:29 [redacted] arrives (my relative text me to let me know). [redacted]'s daughter painted the front porch and some of the back. [redacted] put a fan in the area of the water heater and left to go to my neighbors house. [redacted] and his daughter did not return. I am not allowed to email them anymore.Desired SettlementI want all of the repairs fixed. They stated they are releasing me of my lease and are waiving the $250 early termination fee in an email. I would like my deposit of almost 2000.00 back. I would like an emailed/written apology for their unprofessional behavior and for not being responsible property managers. Tenant has a history of being problematic and argumentative with staff and vendors, usually around the 1st of the month. Tenant has a horrible rental payment history. This is the 2nd home we have tried to accommodate her in (and last). Consumer Response I have pictures showing the repairs are not complete.as of today there is still mold and no replace ment of damaged floors nor curing of mold. Pictures are evidence. Rental history has nothing to do with it. Last apartment rented from tthem was problematic. If not resolved I will move forward with further action.Final Business Response H-Co. offered to help tenant out of her lease but to date tenant has failed to return required paperwork. Alternatively, tenant will break lease and H-Co. will do everything it can to mitigate damages to the tenant. H-Co. will not respond further to this case.

Unscrupulous business practices. False Advertising. Unprofessional interactions. Apartment at [redacted] being maintained poorly by unprofessional staff for lease beginning August 2014. With less than 24 hours notice via unprofessional email leasing agents will come for showings. This unit was advertised specifically for [redacted] students, yet is being shown to elderly and non-student renters. Agent lied about carpet cleaning having been performed upon showing the unit and was not completed before moving in. Agent showed unit while previous renters still in unit and before any cleaning of the property. Agents haggle with potential renters during showings and pressure them by offering to make negotiations against property owners expectations such as lease terms. Maintenance is performed weeks behind requested and unprofessionally executed. Upon speaking with property management, agents do not take concerns seriously and do not follow up timely. Property owner has to be contacted directly to get results to answer tenant questions. Leasing agents consistently distant and unresponsive and unprofessional regarding concerns of renters. Conditions for moving into unit were to fix the electric going to patio outdoor lights for security and safety reasons. Rental agency was reminded. Months into lease this has still not been addressed. Other miscellaneous complaints are minor.Desired SettlementWould like to terminate lease without penalty prior to original contract due to false advertising and unfilled requests regarding safety concerns that were verbal conditions of signing the lease agreement. The unit is a 4 bedroom 4 bath condo with shared living room, kitchen and laundry room. Each bedroom has its own private bath and is lockable and is principally rented to students. When the tenant in question leased the apartment she was told that it had been professionally cleaned ( and it was) and that all future tenants would be screened for credit criminal and eviction history's and that they would be students. I subsequently rented to 2 female students that were each given the contact info of the other tenants to make sure that they felt comfortable. No one ever reported a problem with their roommates.The tenant did complain about the outside lights not working. I did go there with new bulbs which did not work. I then contacted the Home Owners Association to have them make the repairs. At that time I spoke to [redacted] the property manager of [redacted] . He informed me that he would make the appropriate repairs. I never heard back from the tenant stating that it wasn't done.On 10/30 I emailed all 3 tenants that I would be showing the available unit on the next day and did not hear back from any of them that there would be a problem. The woman that I did show it to did tell me on the phone that she was a student and that she was handicapped and in a motorized wheel chair. When I arrived at the apartment I knocked on the door and entered. Upon showing the bedroom the prospect indicated that she was not a student at that time and also wanted a long term lease which I could not promise her. Perhaps Ms. [redacted] overheard the conversation and assumed that I would be renting to a non student?On or about September 20th Ms. [redacted] contacted me to discuss the possibility of terminating her lease in May. I told her that I would have to discuss it with the owner . On 10/31 Ms [redacted] again wanted to discuss the early termination of her lease. I told her that I would again speak to the owner. She later texted me that she called the owner directly to discuss the possibility and was informed that she could if she was able to find someone to take over the balance of her lease.It is my belief that Ms. [redacted] is looking for a way to terminate her lease and responsibility by filing this claim.Sincerely,[redacted] fax[redacted]Consumer Response The consumer called and said that they are satisfied with the business response
