new tenant was not found that they would be responsible for the rent until the end of the lease(May 31st/2017). We proceeded to make some calls in hopes of getting it rented for October 1st/2016, and that way the complainant would not have to pay for the rent for October. We were fortunate enough to secure a previous tenant who was interested in moving in. The new tenants only condition was that he needed it for October 28th/2016. On October 28th the previous tenants vacated the rental, and did send some pictures, unfortunately I was called into a last minuted meeting and couldn't make the inspection. The new tenant went to the rental later that day, as he couldn't get away from work and was unable to arrive at 10 am like previously planned. He immediately informed me that the unit was dirty and that the unit had a stench of cat urine, and that there was no way he could move in to the unit. My father (owner) and I proceeded to the unit to find the unit in a unclean state - Bathroom not cleaned (shampoo/hair product bottles still sitting on the tub, grease splatter all over stove top, fridge not cleaned, and unit not vacuumed - which the complainants response was that they didn't vacuum because there wasn't one provided. My response was that you still have to vacuum, and no where did we say that we would provide one. There was also a pot cover sitting on top of the counter top - present in pictures sent by complainant. We found that to be a bit weird, but when we lifted the cover, we found a ring burnt into the counter top, which was not present before they moved in. The worst part of the entire unit was the stench of cat urine, which took us weeks, and multiple treatments to clear out. We then informed the complainant that we would be using the damage deposit to cover the costs of cleaning and disinfecting the unit, and also to cover the cost of October rent, as the tenant was not willing to move in until the situation was taken care of. The complainant also did not fill up the propane tank and provide proof of fill up, which was explained at time of signing lease, there was also a detailed damage deposit checklist provided which if followed would have avoided all of these issues.
We were informed via email on September 2nd/2016 of the lane (which we then contacted our contractor and he came at his earliest available time). In that same email we were informed of the issues the complainant had, but in his own words instructed us that they were not big issues and that "no action was required". We obviously took that as not high priority, and were planning on fixing them when we were down winterizing the first part of October.
