Review: My complaint is they withheld an extremely large amount of money for “ cleaning blinds and cleaning carpets” and the HVAC bill of 80.00 for which I did not deserve... I had nothing to do with turning off the AC switch, their son probably turned it off...he was the last one in there. It was on when we went through the house. How can they say it was me? He didn’t mention it to me when I was there with him.... [redacted] I feel they owe me my entire deposit back as the house was in perfect condition when I left. The whole purpose for collecting a deposit from someone is to secure monies in the event that damage was done to the property. This property was in pristine condition...and the house was only 6 months old...with only me in it on weekends..there is no way 264.00 for blind cleaning or 250 for deep carpet cleaning...I never even hammered a nail into the wall to hang a picture. they are just stealing money from good honest , clean people. I want my money back.Desired Settlement: Refund

She called yelling at me for these charges and after many attempts to answer her questions, I finally gave up and asked her to send me a letter with her complaints, as she would not let me get a word in edge wise.

[redacted] we have been in business for over 40 years around this valley and actually have a good reputation for being fair with our security and pet deposit returns to our tenants, plus we do have an A+ rating with the Revdex.com.

This tenant was charged exactly what she agreed to being charged according to her lease that she has signed and dated upon her move in. On page #9 of her lease it clearly states on paragraph #64 that upon her move out the carpets will be cleaned at a cost of $250.00 and this amount will automatically be deducted from her security deposits upon her move out, this is exactly what she was charged. Within paragraph # 67 on this same page of her lease it clearly states that she will be charged $22.00 per blind in this home and this too will automatically be deducted from her security deposits upon her move out, this is exactly what she was charged, there is 12 blinds in this home and she was charged exactly 12 x $22.00 = $ 264.00.

As for the HVAC billing of $80.00, this is also her charge as per her lease as she called our answering service after hours to complain that her A/C was not working, our on call HVAC company made the trip to her home to show her that she needed to turn the switch on the thermostat to the on position. This service call happened on May 24, 2014 not at her move out on 8/8/14 as she states in her complaint. This problem should have easily been corrected by this tenant and the HVAC company should never have been called. This is not the owner’s or H & H Properties responsibility to instruct an intelligent tenant on how to turn on a switch to A/C on the thermostat.

This tenant read through and signed this lease and now she does not want to comply with what she had agreed to upon her move in. Please ask her to go through and read what she already had agreed too.

H&H properties was my management for 2 years. They manage from the office. When you call to complain about an issue, they told me to call the police when clearly it was a management issue. They do not enforce the contract. The repair maintenance is there son. It is a family business. The collect rent and nothing else.They need to be more proactive in there management and take an interest in the properties they manage. I would not recommend this business to anyone. They shouldn't be accredited with the Revdex.com.

H&H Properties are the best to work with. They showed my husband and I our apartment at 7pm due to our work schedule. When we have had small issues the maintenance staff was here the very next morning, when we had an emergency at midnight H&H was there in less then an hr, and their maintenance man gave me instructions over the phone on how to find the main water shut off in our apartment. Great, friendly staff. I just cant say enough about these folks. Our lease will be up here soon and we plan on using them to purchase a house once it is a little closer to our lease ending.
