Dear *** *** I am in receipt of the complaint referenced above and respectively offer the following response. After further review of the file and email correspondence with branch personnel, a summary of what we determined and the timeline of such events is reflected
below. *** *** applied for a FHA cash out refinance mortgage loan on 12/08/which borrower did not qualify due to ineligible for cash out refinance due to not owning subject property as primary residence for months prior to the case number assignment. An appraisal was ordered and paid in full by *** *** for this loan application in the amount of $450.00. On 1/25/a new FHA cash out refinance mortgage application was submitted since the timing requirements of owning the subject property would now have been satisfied, however a new appraisal was required. Our records indicate *** incurred the cost of this appraisal fee After further correspondence with the Underwriting team lead on the file, there were open conditions that needed to be satisfied in order to be able to issue a commitment letter. Correspondence shows this was communicated to *** *** Further correspondence reflects *** *** requested to cancel her loan application on 3/3/2017. We apologize for any unsatisfactory experience *** *** may have encountered during the loan process with *** Home MortgageIn response to *** *** desired resolution and from a customer service standpoint, *** Home Mortgage has agreed to reimburse *** *** the $appraisal cost. A check has been sent under separate cover. It is our hope that this resolution is to *** *** satisfaction and addresses any concerns she may have. Please accept this response on behalf of AnnieMac Home Mortgage ("Annie-Mac") with regards to the above-mentioned ComplaintOur Compliance Department has reviewed the complaint and conducted a thorough review of the loan file and our response is provided below After review of the file,
correspondence with branch personnel and research into this matter, AnnieMac Home Mortgage respectfully offers the following response Please note, AnnieMac Home Mortgage has since been in communication with *** *** regarding his options on his mortgage loan applications. *** *** applied for two loans through AnnieMac in October of 2016, for primary residence and investment properties. During the loan process, there were conditions that were being worked on as part of the loan approval process that caused some delay and multiple rate lock extensions. As a result, *** *** emailed to cancel his loan applications on 12/15/2016. *** *** was contacted by Director of Consumer Direct Lending to review any options to move forward and apologized for any unsatisfactory experience he encountered during the loan process To date, *** *** has received updated Closing Disclosures on both loans presenting the final terms on the loan transactions. During a phone conversation, I contacted *** *** and again apologized for his experience and advised he will be receiving updated Closing Disclosure for his review. If satisfactory to *** ***, we will continue to move forward with the loan transactions and if not, AnnieMac Home Mortgage has offered to reimburse *** *** any upfront appraisal fees he has paid for a final resolution. We apologize for the unsatisfactory experience *** *** may have encountered and hope to provide a resolution to *** ***’s satisfactory. Please feel free to contact me with any question at ***
