First off, I did not steal anything from Mr***It amazes me how college-aged kid's memories can change after the fact; especially when I have always tried to go out of my way to be decent and help kids out when it came to money/rent being due/owed.I personally filed for Chapter Federal
Bankruptcy protection in late 2014, of which homes I owned in Charleston, IL under the Hallberg Rentals, LLC business name, were including in this filingThe home in which Mr*** resided at the time was included in the bankruptcy filingAll of the tenants in the homes I owned were listed in the bankruptcy filing as creditors due to the Security Deposits that were held at the time, once again including Mr***In addition, all tenants received a mailing at their home address listed on their leases per federal bankruptcy law from the bankruptcy trustee that explained how to go about filing a claim which Mr*** did not doIn November 2015, I was granted a Discharge from the US Bankruptcy court.Besides the above stated fact, Mr*** also apparently forgot to mention late fees of $per day ($per month max.) that were outlined in the lease he signed with Hallberg RentalsWhile he did pay in lump sums by the semester, in looking over my accounting from the 2013-2014, 2014-and the 2015-leases that Mr*** had signed, I waived late fees totaling $which if applied would have left him him OWING $after his $Security Deposit was appliedMr*** was aware that due to the bankruptcy he would not be receiving his $Security Deposit back as I did personally speak to him about this and explained I would most likely lose the home he lived in to foreclosure as I was unable to get the mortgage company to come to a workable solutionPrior to moving out, I also informed him he did not need to have the carpets professionally cleaned as was stated in the lease he signed (this saved him roughly $150) and that he would not need to clean the unit upon move out as well because I was unable to provide any Security Deposit refund due to the bankruptcyIn many cases students lose a portion and in many cases, most of their Security Deposits, due to how the units are left as they simply do not clean the home at all; so this also was something that I did not require him to do upon move out once again because I explained the situation as it related to his Security Deposit.I've run Hallberg Rentals in Charleston since and have never had a single complaint until this one - even with numerous groups that I have needed to take to court due to lack of payment, damage, etcMy question simply would be if I was such a terrible, cheat of a landlord why would Mr*** rent from my company not once, not twice but THREE straight years? While I sympathize with Mr*** because he feels he "lost" or that I "stole" $from him, know that I "lost" over $million dollars worth of real estate due to a bankruptcy that I was forced into due to an ex-wife simply walking away from and not paying mortgages on rental homes I no longer owned but that had my name on the mortgageI have never cheated or stole from any of my tenants. Please see the attached documents that substantiate what I have stated herein, I do have additional documentation that I can provide as well to support my claims here but am apparently limited to only at this timeI've attached one of the envelopes with shows the postmark of 4/which matches up with the accounting that I have included as well to backup the claims that he was late, etc.Please let me know if there is anything else needed me going forward.Thank you for your time,*** *** Hallberg Rentals***
