Yes, there were issues with move in. However, the items detailed in the email have been addressed with one exception. That exception pertains to the clothes dryer situation. That issue is in the process of being resolved

The floor registers and dryer vent not replaced or cleaned. The dryer takes over 2 hours to dry clothes since so dirty and is a fire hazard. The window shades are not yet replaced as promised. The closet a and trim not painted but will accept as is.

The security deposit refunds were mailed but the one that this gentleman speaks of went to the wrong address.  One tenant received hers.  I have mailed all of the refunds.  There was confusion of whom was refunding the security deposits because the house was sold and the new owner...

didn't realize he was suppose to refund them.  After many conversations we decided to refund them ourselves.  The original ones were mailed but I've had difficulty with our mail service and I have  many pieces of  mail LOST.  I have stopped payment on the old checks and reissued them.

Review: Air conditioner (blower) has nor worked since August 11, 2013. [redacted] is attempting to remedy with fan which is unacceptable. Blower is also used to heat the houseDesired Settlement: Repair the air conditioner to previous working order.

Spoke on the phone with [redacted], the [redacted]; she stated the part that is needed to fix the problem has to be made, because no one else in the country has one. The business has been keeping up with the progress of the problem daily. They have been told that it should be available in October and once it is finished and arrives it will be insulted. She states that two of the tenants both have a parent that is a contractor. Both have tried to find the needed part but have also been unable to locate the needed part. [redacted] also says that she has spoken via email and phone to a [redacted] (mother of one the tenants) and is being told that they are happy that the company is keeping up with the problem daily and constantly contacting the company to keep up to date with the progress of the problem.

Review: The property manager in question is disputing the refund of a full security deposit for college students. The manager is saying the property was damaged and needing cleaning and rentor is refuting but saying the property was a mess before they took possession of it. We would like to be refunded the full security depositDesired Settlement: Would like to receive full security deposit of $1800.00

Response:

At this time, I have not been contacted by Hamm Properties regarding complaint ID[redacted]. However, I did receive $309 of the $600 security deposit in the mail this week. I believe that is what they are sending based on their comments. I would still like other people doing business with Hamm Properties to be leary of their practices.
