To whom it may concern, [redacted] came in to Harbor at [redacted] Apartments and said that she’d started filling out an application but she had a couple of questions before paying her hold fee. She asked to see the apartment she wanted to lease but it wasn’t available due to it being... under construction and there was nothing vacant to show. She said that it didn’t matter if she couldn’t see the apartment home yet she still wanted to take it because it was a great deal. When she was filling in her application she asked me what the income requirement was and I told her it’s the monthly rent times 2.9. She said she had a husband that would not be living in the apartment but that he’s helping her pay the rent so she was going to put his income in “other income”. Nobody ever told her to do this, she is allowed to do this if she’s adding in another source of income. We do not require proof of income. She proceeded to add in his income, paid the application fee of $46 and the $200 holding deposit, as well as read and agreed to all of our terms of use. She was approved. She immediately said that she did this too fast without thinking and that her kids didn’t even know she was actually planning on divorcing her husband and that she wanted to cancel the application and get her $200 back. She had immediate buyer’s remorse. However, the property management company that owns Harbor at Mesa Verde (UDR, Inc.) doesn’t have a cooling period. Once someone leases an apartment and is approved it’s their apartment and if they want to cancel our policy is that there is a lease break fee. Since she wanted to cancel immediately after leasing I told [redacted] that I’d have to try to get approval to get her money back. This took 1 day and we refunded her $200. She got her money back. This was emailed to [redacted] on Dec20th Hello [redacted] , I'm sorry to hear that your Christmas Tree experience with us was not a great one As with anything in our stores we stand behind it 100% Trees are kind of like produce, we buy our products from the best growers in the area and sometimes they're not all perfectSometimes fruit comes in bruised and sometimes a tree comes in that doesn't last as long as othersWe sold trees this year and this is the second complaint I have had from a customer I still take those customers very seriously because that is two families that are hoping to build beautiful Christmas memoriesWe have been selling trees for years and our tree return policy has not changedIf your tree does not hold up to your standards you are welcome to bring it in and we will: swap it for another tree or provide you with store creditWe do not offer cash back nor do we accept returns without the tree in handThe reason for this is our tree supplier will provide us with a credit for a bad tree but he needs the tree in hand to offer the credit I hope this makes sense and gives you a little understanding for our policy and the reasons behind it Feel free to reach out to me if you have any further questions Sincerely, Scott T [redacted] Harbor Greens Market

I was interested in viewing an advertised apartment I saw on line I went into the property managers office I was told the apartment was not ready to show, they were remodeling itShe said she would need to run a credit check She didShe said I was not approved based on the amount I told her I earned, so she said she would add more to my total income and run it that wayI said don't you need to have proof of income and she said noMy credit was approved and she said that the apartment was mine, and that they charged my credit card $to hold the apartment I told her that I thought we were running just the credit check? I haven't even seen the apartment yet I don't know if I want to rent it She said too late, they already took the apartment off of the available list and that the $was non refundable I told her I did not want to pay this money and that I would dispute it on my credit card I was told they would take me to collections and they would come after

the area and sometimes they're not all perfect. Sometimes fruit comes in bruised and sometimes a tree comes in that doesn't last as long as others. We sold 2200 trees this year and this is the second complaint I have had from a customer.  I still take those 2 customers very seriously because that is two families that are hoping to build beautiful Christmas memories. We have been selling trees for 10 years and our tree return policy has not changed. If your tree does not hold up to your standards you are welcome to bring it in and we will: swap it for another tree or provide you with store credit. We do not offer cash back nor do we accept returns without the tree in hand. The reason for this is our tree supplier will provide us with a credit for a bad tree but he needs the tree in hand to offer the credit.
