Consumer visited Revdex.com offices and asked staff to enter this information due to his limited command of the English language when writingHe said he did not keep a copy of his moinspection sheet and did not have photos to support his position.Consumer does not agree with charges as follows: (these are listed in order cited on Security Deposit Statement)Detrash house & yard: Consumer claims he put on trash in the appropriate containers and put at the curbHe said nothing was left in the house or yard.Clean entire unit: Consumer claims he and his family cleaned the entire house, including vacuuming, appliances and general cleaningHe said his wife is a "cleaning freak."Steam clean carpet: Consumer is willing to pay this $charge.Broken blinds: Consumer claims blinds were broken or loose when he moved in. Ripped screens: Consumer claims no screens were rippedOne was missing when he moved in.Broken door & jamb: Consumer said he talked to Elizabeth weeks before moving about window frames coming out of the wallHe put duct tape on them and Elizabeth said he would not be charged for frames.Frames were old and falling out, per consumer Consumer said he asked that door jamb be fixed when he moved in and this was on the inspection sheetMaintenance put screws in itFrame was already broken.Broken shelf brackets in fridge: Consumer is "okay' with this charge.Dishwasher drain disconnected: Consumer stated sewer water was coming up through the drain and smelled bad so he asked maintenance to disconnect it because they were not using it anyway.Broken faucet handle: Consumer says this was not broken.Washer tap off wall Consumer says he replaced washer b/c it was old but did not take the tap off the wallele off wall - Consumer said they don't "mess with electricity" and never touched it.Broken lights: Consumer showed Revdex.com staff a picture of the light in question and said it was not broken, only the shade or globe was missing when he moved in.Broken soap dish: Consumer said it was loose when he moved in and it fell so he placed it on top of the sink.Light bulbs: Consumer is okay with this charge.Ink on walls: Consumer is okay with this charge.Broken swing bench: Consumer said it was broken and rusty with rotted wood when they moved in and they never used it because of its condition.Yard clean-up: Consumer states his son mowed the lawn and cut the weeds before they moved from the premisesHe showed a photo of very tall trees by the house when he moved inHe was not aware he was supposed to trim them. Consumer stated he is willing to pay for the "okay" charges above but would like an adjustment on the remaining itemsHe said he is willing to go to court to recover at least part of his deposit

:the charges for cleaning is not real let him provide us with photos other than the side of stove, trash was despised and pick up by columbuse trash company, windows been reported to company that is off the frame and it need to be repaired 3 weeks before I leave and they say we will repair it after you leave and a lot of things

had successful relationships with both tenants and owners for the most part.  Occasionally there are people who seem to think if they complain enough and cause enough trouble they can get something they don't deserve. This may be one of those cases.  We have resolved many disputes ourselves and try to be fair to everyone, but in this case we feel the property owner deserves a break since he has done nothing wrong and should not have to pay for the mistakes and lack of consideration of the tenants.The tenants did not take care of the rental property and clean as they should have. It looked like they had hardly ever cleaned anything in the 18 months they were there.  (see photos attached).  The property was inspected and in very good condition when they moved in. The carpet was almost new. Everything was in good working order. The yard was neatly trimmed by our yard maintenance crew. When they moved out it was a mess with broken windows, doors, blinds, and lights, torn screens, damaged plumbing and appliances, ink and dirt on the walls, and a filthy carpet. They also left a truck load of junk and trash at the curb that we had to pick up and haul away.The neighbors complained that they had a big dog in the house and yard. This was in violation of their lease and could have led to eviction had we known about it sooner. No animals of any kind are allowed in or on this property, even to visit. The tenants apparently only trimmed the grass a little in the center.  All around the edges of the yard there were 4-5 foot tall weeds and in the flower gardens there were 8-10 foot tall trees growing. The neighbors complained about this also.The tenants had not paid the final water bill initially, but now have provided a receipt so we can remove the charge for final water bill of $90.88.  This brings the balance due to $95.00.  We can offer a credit for this amount to settle the issue peacefully.  This will bring the balance to zero.  This is the very best we can offer since we have recently realized the fact that some of the carpet did not clean up very well because of the excessive stains and dirt and will have to be replaced.  Please refer to the 7 photos taken after move out and the Move out Inspection Report and copy of the Lease that I have attached. Thank you,Steven Hardwick
