Greetings,After failed attempts to respond to the email on your website (connection reset?) I am now completely frustrated and having to resort to typing the response one more time at pm when I should be at homeWe have been in the Property Management business for over years and have had successful relationships with both tenants and owners for the most part Occasionally there are people who seem to think if they complain enough and cause enough trouble they can get something they don't deserveThis may be one of those cases We have resolved many disputes ourselves and try to be fair to everyone, but in this case we feel the property owner deserves a break since he has done nothing wrong and should not have to pay for the mistakes and lack of consideration of the tenants.The tenants did not take care of the rental property and clean as they should haveIt looked like they had hardly ever cleaned anything in the months they were there (see photos attached) The property was inspected and in very good condition when they moved inThe carpet was almost newEverything was in good working orderThe yard was neatly trimmed by our yard maintenance crewWhen they moved out it was a mess with broken windows, doors, blinds, and lights, torn screens, damaged plumbing and appliances, ink and dirt on the walls, and a filthy carpetThey also left a truck load of junk and trash at the curb that we had to pick up and haul away.The neighbors complained that they had a big dog in the house and yardThis was in violation of their lease and could have led to eviction had we known about it soonerNo animals of any kind are allowed in or on this property, even to visitThe tenants apparently only trimmed the grass a little in the center All around the edges of the yard there were 4-foot tall weeds and in the flower gardens there were 8-foot tall trees growingThe neighbors complained about this also.The tenants had not paid the final water bill initially, but now have provided a receipt so we can remove the charge for final water bill of $ This brings the balance due to $ We can offer a credit for this amount to settle the issue peacefully This will bring the balance to zero This is the very best we can offer since we have recently realized the fact that some of the carpet did not clean up very well because of the excessive stains and dirt and will have to be replaced Please refer to the photos taken after move out and the Move out Inspection Report and copy of the Lease that I have attachedThank you,Steven Hardwick
