My husband, Warren, and I have received your letter and the complaint from Bacari *** dated 11/27/in which Bacari feels that he was charged for items that are “usually considered natural wear and tear”, specifically blinds and carpet cleaning. Since Bacari and Makayla (***) ***
moved out before their 60-day notice was up I mailed a letter of security deposit disclosure to them in which I did make an error stating that we replaced blinds in br2, but we only replaced one and only charged for one I did receive a text message from Bacari on Novasking about the blinds, and did say that I would get back to him, but then he called me and during our conversation said he just wanted clarification, but that it was not a big deal. After returning home, I looked at the security deposit disclosure letter and saw that I had made a mistake, but since it was not a Final Account Statement I did not contact him back, and he did not reach out to me again. Perhaps I misunderstood, and for that I apologize. I certainly would have called him back to let him know I made an error. There were blinds replaced in his apt. (see FAS and Move-out Condition Report) One was in the mstrBrand another in the 2nd brThe blind in the 2nd brwould not move up or down, so although it is not visible by pictures, it needed to be replaced nonetheless. We do not consider broken blinds to be wear and tear and did not receive a maintenance request for a malfunctioning blind in brat any time during his tenancy with us. Regarding the carpet, it was excessively dirty and had red and brown stains throughout. Bacari and Makayla were not charged for the initial carpet cleaning, but the carpet needed a double cleaning and stain removal to get it looking to the way that it was when he moved in(see FAS & Steam Dry receipt). We feel that these are appropriate charges for how the apartment was maintained and how it was returned to us when they vacated. We can provide pictures of how the aptlooked before Bacari and Makayla moved in and how the apartment looks now if need be.
