Mr*** came to us back in March to discuss qualifying for a loanAt the time, we were attempting to go VAUpon receiving his eligibility statement back, we found that he was dishonorably discharged and thus had zero eligibilityWe then considered alternative programsAt this time, his credit

score was a 619, below the minimum to go traditional FHA but would allow for a Choice program with usThis program requires a 3.5% down payment contribution from the borrower, which Mr*** did not haveSteve, the loan originator of record, advised Mr*** how to go about getting his score to improve so that he could go MFA and get down payment assistanceDuring this dialogue, Steve began the process of verifying Mr***'s income and debt loadMr*** suggested his child support obligation was much lower than actual court documents reflected, so Steve advised him that we would need new approved court documents to reflect a payment less than $per monthThe wages earned were not verified either as Mr*** had just changed jobs and was going to be earning commissionSteve advised him that we needed days pay stubs so we could validate his hourly wage and that no commission income would countSteve backed into an hourly figure needed to get him to qualify with the debt load as verifiedMr*** was not happy with this and replied, The stubs wouldn't say hourly and if that's what you need I suggest you call *** and tell them what you needThey have been waiting to hear from you since yesterdayWhere did the $an hour come from? This is *** *** already(see attached email)Steve replied back that he would not be calling the employer, Mr*** would need to do that or if he was an hourly wage employee as stated, the pay stubs would reflect the hourly rate as well as the dollar amount earned. In July, Mr***'s Realtor, *** ***, came into our Wyoming office and demanded that we provide a pre-approval letter for his clientSteve was out of the office so one of our teammates, Chanin K***, ordered new credit to see if his score had improvedAt this time, the credit score was now a This is good enough for us to go MFA Next Home with Mr*** so a pre-approval letter was issued with requirements of wage proof as well as debt load verificationThe credit score had improved but the remaining conditions are still outstanding. At this point, we are not able to close Mr***s loan as we do not have the adequate information to press forward. Please don't hesitate to reach out to me if you need any further information.
