My advice: Steer clear of Harpeth MortgageWe are currently embroiled in a now two-month-long process with this lender to close on the sale of our previous homeThe buyers are as frustrated as we are with the level of incompetence Harpeth Mortgage has demonstrated in handling their USDA loan processHarpeth Mortgage has been working on this file for two months and still has not submitted it for final USDA approval, despite full and timely cooperation on all requested documentation, etcfrom the buyersCommunication has been almost non-existent, even after missing TWO closing dates and now looking like they will miss a thirdI have personally left multiple, forceful voicemails for [redacted] the branch manager, and sent very pointed emails demanding better communication and more timely handling of the loan, with limited resultsAt one point, it took the loan processor days just to find out the status of the loan from the underwriterAs I mentioned, we are now staring down a third contract extension, and the lender does not seem particularly concerned or motivated to make it rightShould we agree to another extension, we will be asking for additional earnest money to cover the expenses we are incurring with every day that passesIt is my sincere hope that the buyers are able to get that money back from the lender, as the problems are ultimately Harpeth Mortgage's responsibility The take-away: If you want to close on the sale of a home anywhere close to on time, and you want clear communication about the process and status of the loan, this is not the lender for you

The buyers are as frustrated as we are with the level of incompetence Harpeth Mortgage has demonstrated in handling their USDA loan process. Harpeth Mortgage has been working on this file for two months and still has not submitted it for final USDA approval, despite full and timely cooperation on all requested documentation, etc. from the buyers. Communication has been almost non-existent, even after missing TWO closing dates and now looking like they will miss a third. At one point, it took the loan processor 10 days just to find out the status of the loan from the underwriter. As I mentioned, we are now staring down a third contract extension, and the lender does not seem particularly concerned or motivated to make it right. It is my sincere hope that the buyers are able to get that money back from the lender, as the problems are ultimately Harpeth Mortgage's responsibility.

The take-away: If you want to close on the sale of a home anywhere close to on time, and you want clear communication about the process and status of the loan, this is not the lender for you.
