Complaint: [redacted] I am rejecting this response because: Regards, [redacted] I asked in person about paint color and yes I did ask the maintenance man what the colors were and he said he didn't knowAnd the lady in the office did not day that specifically about the paint she told me to put that in my written order and what paint is on there should be given And if the carpet cleaning did not remove what urine spots there where then why should I of paid to had it professionally doneThat is not my fault that I held up my end of the bargain but it didn't do what it was supposed to doAnd I couldn't make arrangements within the days because I did not receive the letter til after days of it being postmarked! I was out of the state! That is not right it was impossible for me to know that was in the mail waiting for my responseIf the urine stains did not come up that is something that should be taken up with the carpet cleaners as they guaranteed me it wouldIf that's the case they should not make people spend money on that if they are going to just replace it anywaysI have never been charged like this before, I feel it is excessive and unfair

The maintenance men purchase the paintThey would not have said they didn't know the paint colorThey had to know it in order to bring you the amount they did As far as urine in carpet, it does not and cannot be removedThank you for admitting there was urineUrine soaks into the pad and into the floor underneathIt requires specific treatment for the floor before new pad and carpet can be installedWe don't leave carpet in our units that has urine in it Since you ruined the carpet it was your responsibility to pay for the prorated replacement amount If you aren't pleased with the work your carpet people did, I would think it is your responsibility to deal with themIf we had of known your animal wasn't house broken, we wouldn't have allowed you have the animal in one of our unitsWe would not have had to replace the carpet if it hadn't of had urine in it

We very specifically tell people we can supply them a small amount of touch up paint for the wallsThis is for nail holes they have made or a few scratchesIf at any time more paint is required, they would need to take care of thatI spoke with the maintenance man who went to this residenceHe stated that he followed procedures as they have been for many years, but does not remember her asking for the color of the door/trim paintShe could have called the office if this was an issueWe stand by our decision on the blinds, stove pans and carpetThe carpet had many yellow stains that were not in the hallWe had the carpet blacklighted by a reputable company in Waco and they stated it was urineIf blinds do not fit right, they have to be replacedShe admitted they did not fit right and she messed them upWe stand by our day period for payment or a payment agreement set upThis previous resident has not complied

Complaint: [redacted] I am rejecting this response because: Regards, [redacted] With regards to the paint he only brought me the color for the walls so no he wouldn't have to know the color for the doors, especially since it doesn't seem to be the same color, that may just be because of it being oil and not a flat I'm not sure. And just because they buy it does not mean that they remember the color off the top of their head which he didn't meaning he didn't know. And I had also asked for your maintenance men to come and fix our door and they never did so we were forced. And still not allowed to fix it properly, and yet we get charged either way, that is not right! Yes I am not trying to hide anything here, she was potty trained like ridiculously to the point she would not pee in the house for days while we use to go on trips. That is until she developed a medical condition, which after I realized she was having accidents I put her on the appropriate medication. But I also know it has to be substantial damage which her urine stains compared to the water damage in the hallway it was not. Yes you came and replaced the carpet padding underneath in the hallway but what good does that do when our carpet was soaking wet for days after. I want to know how many years of life expectancy of the carpet you are charging for, I don't believe any of that carpet had very much time left. Was there a partial carpet replacement as I've heard can be done at times, or a full room replacement. I don't believe that the smaller bedroom would cost that much to replace based off of other carpet purchases I've looked into that even had higher end carpet for a room that size. As for the ten days that you said I never inquired about within my ten days. If it was 10 business days, which I am assuming business days, from the 18th of September that would be up by the 1st or 2nd of October I emailed you myself on the 29th of September you did not reply until the 1st of October and made no comment about it. So I inquired within my 10 days so I believe I do deserve the extension, not to mention I had mentioned to the lady at the front that I would be out of town, she said we'll get back with you within thirty days and I casually said well we'll be out of town for about that long. It is not my fault that apparently you did not fully read my email and are not taking customer/tenant inquiries seriously and giving them the time they need. I tried to attach said email but it cannot save in a allowed file type.

We have done all we can to explain everythingIf she would like to set up a payment plan, she needs to email ***@***.usWe do not feel the need to continue the argument with herWe were honest in our chargesShe knows the carpet was prorated and we gave her all of the information we are required to give her by lawShe knows the condition she left the property inA lawyer called and said she was retained by herOnce a lawyer is involved, we no longer respond to grievancesTheir attorney said she was filing a suit against us, so we will just wait for that. We are confident in our decision

The maintenance men purchase the paint. They would not have said they didn't know the paint color. They had to know it in order to bring you the amount they did.
As far as urine in carpet, it does not and cannot be removed. Thank you for admitting there was urine. Urine soaks into the pad and into the floor underneath. It requires specific treatment for the floor before new pad and carpet can be installed. We don't leave carpet in our units that has urine in it.  Since you ruined the carpet it was your responsibility to pay for the prorated replacement amount.  If you aren't pleased with the work your carpet people did, I would think it is your responsibility to deal with them. If we had of known your animal wasn't house broken, we wouldn't have allowed you have the animal in one of our units. We would not have had to replace the carpet if it hadn't of had urine in it.
