I am rejecting this response because:
I disagree with Escrow's statement of facts

Thank you for bringing this complaint to our attention.  Please be advised we have spoke with [redacted] numerous times to answer any and all questions and concerns she has had and also emailed her additional documentation to provide proof of what she had questions on. Mrs. [redacted]...

contacted us 7 months after the closing of her escrow within regards to some of her complaints and asking for backup documentation ( which was emailed to her at closing and again on October 23, 2017 upon her request.  Some of the complaints she filed with Revdex.com are the first time shes addressed them.  I also notice in her complaint she mentions we are the seller's escrow company.  We are a neutral third party escrow and seller and buyer are both our clients - we have no bias nor personal relationship with either party and work to provide the same level service to all parties involved in the transaction.   We always strive to give excellent service and answer any and all questions from our clients.  In an attempt for clarification and explanation below is a detailed response to Mrs. [redacted]'s complaints:Homeowners Association (HOA)  Documents being provided to buyer ( [redacted]) :   Escrow Holder ordered the HOA documents with the management company Personalized Property Management on 2-14-2017.  As often the case this HOA requires payment upfront for the documents to be processed.  We immediately advised the seller and the agent of the amount needed and instructions on how to pay the fee to the Management Company.  ( The seller is responsible to pay this fee per the Purchase Contract).   The seller paid the fee to the management company on 2-21-17.   The Management company processing time once paid was 7-10 days.    We received the HOA documents on 2-28-2017.  We then processed the docs and sent them direct to the buyer ( [redacted])  for approval via federal express overnight.  She received the fed ex on 3-1-2017 ( which is the next day as February only has 28 days ).   We always try to provide the HOA documents to the client as quickly as possible however escrow holders hands are tied until the seller paid the upfront fee and we then have to wait for them to be processed,  We have no control over the current processing time the management has to provide the documents to us.   Termite Report and Water Stains: On 3-9-2017 Escrow Holder was sent the termite report issued by Western Exterminators showing the report had NO Section 1 items with verbiage that the termite company certified there was no evidence of any infestations or termite work to be done.  The report did show a note for water stains in downstairs closet which is a Section 2 item and not a seller nor lender required repair.   As it was not called for in the Residential Purchase Agreement escrow holder was advised NO termite completion would be issued.  Escrow Holder then sent the buyer ( [redacted]) a copy of the termite report dated 3-9-2017 and also a escrow amendment stating the buyer waived the request for a termite completion to be issued in regards to said property.   Mrs. [redacted] signed and approved both the termite report dated 3-9-2017 and the escrow amendment dated 3-9-2017 waiving a completion and any work to be completed in regards to such.    At no time was escrow holder ever provided any other termite report nor is there any proof that the Termite Company issued a fraudulent termite report.   Western Exterminators is one of the largest termite providers in the real estate industry and we have never heard such claims before in the past. General Contractor Bill:   Escrow holder was sent an invoice from Real Estate Agent showing the seller agreed to have Prentiss Ridges, ( General Contractor) inspect and treat  the water stain even though a termite completion would not be done.  The seller instructed escrow holder to pay for said bill at close of escrow from sellers proceeds.  This bill was paid at the close of escrow from sellers proceeds as an accommodation to the seller.  Escrows only role and responsibility was to pay the bill per the sellers signed request to do so.   This invoice was provided to buyer ( [redacted] ) for her records as a courtesy.  Hartford Escrow Inc is happy to address any and all concerns the buyer ( [redacted]) has and have done so on numerous occasion's.   Mrs. [redacted] was provided all documentation throughout this transaction as it has been provided to us.  She also has signed her name and approval in writing on issues she is now taking a concern with.  I hope the above helps clarify any questions the client and Revdex.com may have.  We work hard at Hartford Escrow to provide excellent service to all of our clients and would like to continue to uphold that level of service and reputation.
