Complaint Information: In response to the complaint from Michelle Bishop in San Miguel Drin StCharles, MOThe company (Harvest Properties) had a construction company replace all the windows and patio doors, and a construction company to replace all the wood on buildings and To do this, all of the light fixtures, building letters and mail boxes on the townhomes were taken downThe owners were wanting to evaluate the progress before they moved on to the rest of the propertyThe items listed above were off the buildings for approximately one monthWe had all the mail boxes and apartment numbers put up at the time I received the complaint from the Revdex.comWe are in the process of putting up the lights at this time and they will be up by the end of the weekThere are lights on the buildings in the same parking lot, so the area is litAs far as the office hanging up on her, I Am not aware of thatI have only been here since August and I am certain it has not happen since thenOnce the mail man told us the mail boxes had to be up, we got them up the same day so mail was never stoppedAs far as the trash issue, When I started, there was an issue because we have a compactor and the opening is about 3fthighNo one was throwing it in the compactor, the were stacking it on the ground around the binSince I have been here, the maintenance comes in Monday through Friday at 8:am and that is the first thing they doThey also come in on Sundays to do a trash walk of the entire property and checks the compactorThe drive ways are scheduled to be repaved in the SpringI feel that all of her concerns have been addressedLet me know if anything else is neededSincerely, *** *** Property Manager *** *** ***Harvest Properties Sent on: 11/9/3:57:PM

Complaint Information: In response to the complaint from Michelle Bishop in 1704 San Miguel Dr. in St. Charles, MO. The company (Harvest Properties) had a construction company replace all the windows and patio doors, and a construction company to replace all the wood on buildings 17 and 18. To do this, all of the light fixtures, building letters and mail boxes on the townhomes were taken down. The owners were wanting to evaluate the progress before they moved on to the rest of the property. The items listed above were off the buildings for approximately one month. We had all the mail boxes and apartment numbers put up at the time I received the complaint from the Revdex.com. We are in the process of putting up the lights at this time and they will be up by the end of the week. There are lights on the buildings in the same parking lot, so the area is lit. As far as the office hanging up on her, I Am not aware of that. I have only been here since August 11 and I am certain it has not happen since then. Once the mail man told us the mail boxes had to be up, we got them up the same day so mail was never stopped. This complaint should be against our owners, Harvest Properties.

Review: The property they manage is at [redacted]. Most of the people in the building are High Turnover [redacted] employees who work down the street.Most people that work at [redacted] get a two week notice before being let go. The property management knows this, and indulges in unfair practices which makes sure the tenant cannot get their deposit back (i.e. a 45 day notice before vacating the apartment).In my case they ate up my deposit of $650.00 after I told them that I got laid off and must move to a different city to sustain myself. Despite my hardship, I gave a 41 day notice, instead of 45, and I painted the apartment for the management company as well.Desired Settlement: I insist that I be either compensated a prorated amount or all of my security deposit of $650.00, which was unfairly taken from me.

Good Morning

You recently forwarded a complaint to [redacted] in our [redacted]. She forwarded the complaint to us as we handle the [redacted] Property.

Regarding [redacted] employees and lease break / non-renewal procedures. We have a standard lease that ALL residents sign. All residents also sign the same lease renewal. We are unable to offer [redacted] different break lease policies as that would be unfair to other residents. However, we do offer [redacted] employees a lease term to fit the term of their contract at no extra monthly charge. We also offer month-to-month leases. It seems that the person who made this complaint must have chose to sign a term lease and not a month-to-month lease.

We always do our very best to work with residents when they need to vacate. However, we are unable to bend the policies as that would be unfair. We do understand that often someone needs to vacate with short notice and this does not only pertain to [redacted] employees. If someone has a death in the family, a purchase of a home, a sudden economic hardship, etc. we must still follow our policies as we have to treat all residents fairly. We do understand that it would seem that we should be able to bend the rules to help everyone out, however, that would defeat the purpose of having a lease and policies. It is unfortunate and we understand the concern but we are required to treat our residents fairly by enforcing the same policies to all. We do offer short term leases and we always require the same vacating notice regardless of the lease term. If a resident provides a proper vacating notice or full fills the payment terms of the notice, we would refund the security deposit.

The resident who posted this complaint signed the same paperwork as all residents. I feel badly that he/she was laid off but that does not change the policies within the lease. It is also unfair that they stated that the building is "high turnover". We have worked with [redacted] for years and we have employees that have a wide range of employment terms with [redacted]. We have many [redacted] employees who have vacated and provided the proper notice regardless of their circumstance. We have always done our very best to offer special lease terms to [redacted] to accommodate their [redacted] contracts.
