Complaint: [redacted] I am rejecting this response because: I was referring to the response received on 12-4-which stated Hauser Appraisal was not going address the issues in the manner USDA neededThere was no time lapse in communication fromAMC I was notified on 12-the appraisal was rejected and submitted my complaint on 12-after no response from youThe fact that you didn't know you can talk to me only shows your lack of abilitySince finding out I have yet to receive a return call which speaks to lack of integrity As for who your customer really is let me educate you...who paid you to do the appraisal? ME I am a very unhappy paying customer who would like a refund plus compensation.I m not going to battle back and forth with you please do your job, stop any further delay and respond to ALL USDA requests immediately We have been forced to order another appraisal which will be completed next weekI still have hope you will do the right thing and address the issue immediately Once I pay for a second appraisal please know I will be filling complaints with the appraisal board AMC and everywhere else I can I will not accept this form of treatment and hope I can prevent this from happening to someone else Sincerely, [redacted]

This complaint was received by Hauser Appraisal Services on 12/11/2015. The complaint is from the borrower (purchaser) and not from my client whom hired me, which is the borrowers Lender
It appears that the complaint was filed with the Revdex.com prior to the borrower having knowledge of the completion of all correspondence with the client/Lender, and resolution of all Underwriter concerns that were brought up in the complaint. This appears to have been a very unfortunate situation for the borrower and I understand her emotional distress that this process has caused. Unfortunately the process of purchasing a property can be somewhat complex and timing of all seen and unforeseen issues cannot always be fully planned for. The requests from the Lenders Underwriter were not typical, which caused the need for additional correspondence with the Lender and submissions of the appraisal report. At times there can be requests for additional commentary and explanation about specific portions of an appraisal report by a Underwriter. These requests from an Underwriter are not always extremely clear and since current Lender and Appraiser correspondence (per Legislation) must be sent through a third party AMC (Appraisal Management Company) this extends the time for revisions and/or other information to be sent and received. It also makes it harder to get a concise and clear understanding of exactly what and how an Underwriter wants clarification about a specific item or items with in the report. For this reason, it can take more than one submission to get all items addressed satisfactorily for the Underwriter. All questions were fully addressed and submitted to the AMC on 12/04/near the end of day. This final submission has subsequently not been sent back to Hauser Appraisal Services for any further clarifications or revisions and is considered to meet all of the Lender requirements and concerns
In regards to the complaint about not returning the borrowers phone calls, unfortunately I am not legally allowed to discuss the appraisal with the borrower without consent from the client, which is the borrowers Lender. This is a confusing issue that comes up quite often and is not mentioned to the borrower by their loan officer or Lender a lot of the time. I did listen to the voicemail that the borrower had left about the Lender getting the revisions. A message was sent to the AMC stating that I had been contacted by her and was it okay to speak with her? However before the AMC responded I had re-submitted the report with all issues addressedI assumed that the Lender would contact the borrower to say that they had received the final report.
Hauser Appraisal Services did act responsibly in providing a fully executed appraisal report to the client/Lender. All requests for additional information and explanation by the client were completed and addressed within business standards and practices. There were no errors in the appraisal report regarding value, the subject home, comparable sales, or adjustments applied within the report. The specific requests from the Underwriter were not typical in nature, which required additional commentary and explanation. The need for commentary that meet the Underwriters standards sufficiently took more than one submission. It is common under unique circumstances such as this to have a back and forth with an Underwriter at times to meet all of their criteria sufficiently It is necessary to note that there has been no complaint from my client the Lender and that the complaint is from the borrower. Hauser Appraisal Services is very sorry that there were circumstances that had caused the length of time of the closing of the loan to be extended for the borrower and the distress that it caused

There was no time lapse in communication fromAMC I was notified on 12-5 the appraisal was rejected and submitted my complaint on 12-6 after no response from you. The fact that you didn't know you can talk to me only shows your lack of ability. Since finding out I have yet to receive a return call which speaks to lack of integrity.
