The sale of the house closed on May 31, Here are my notes since closing that detail the minor repair issues to date6/2/- The buyers indicated that their was something under the carpet a spare bedroom*** *** peeled back the carpet and removed the item on 6/5/6/2/- The
buyers indicated that a fan was wobbling on high speed and that a breaker was trippingI told them that I would fix the fan and asked them to let me know if the breaker tripped again6/3/- The buyers contacted me around 8:AM and indicated that the breaker had tripped againI contacted the electrician and he fixed the issued around noon the same day, 6/3/6/4/- Buyer texted me two (2) photos of the ceiling in the garage without an explanation6/5/- At 9:AM the buyer sent me a text asking if I had received the photos of the "water spots." I responded that they spots didn't look like water spots from a possible water leak, but the buyer was insistent that they were water spots from a leak in the roof from the rain the night beforeI went to the house around noon and reviewed the area directly above the spots in referenceThe insulation and drywall from the attic side were completed dry thus confirming that the spots on the drywall were not caused by a leak in the roofI told the buyer that the small, quarter size spots on drywall were likely the result of someone dripping soda or coffee onto the drywall before it was hungThe buyer was not satisfied with my responseI asked the buyer if he would like to look in the attic himselfHe declined and remained agitatedI asked the buyer to please email me all future items that applied to warrantyI then left6/7/- Mr*** contacted me via email and indicated "Here are the pictures from *** * roofingThe ridge vent is not fastened properly, flashing shows wood, nails that aren't fastened and there are big gaps under the cap because its bowingSame thing with the piece on the facing that is bowingHow would you like to handle this?" An 1:after I received Mr***'s email, I replied "The recent severe storms could have caused the ridge vent to loosen, especially since it wasn't noticed on your walk-thru'sRidge vent is designed to do just that...vent the air, so it shouldn't be extremely tight to the roofI'll have the roofer stop by the take a look and tighten the ridge ventI'll also have him add a piece of drip edge to cover the wood." It's important to note that Mr*** didn't indicate anything about *** * roofing mentioning anything about the roof leaking6/8/- I emailed Mr*** to indicate that the roofer would be at the home before noon, Saturday, 6/10/to tighten the ridge vent and add a piece of drip edge
