please beware. When you report a maintenance problem it takes
weeks if they happen to come at all. Management laughs at you
when you report a problem. Maintenance does not speak or
understand English. They are not qualified to do maintenance work.
You cannot blame the men totally because look at what they are
working with - ancient buildings that are at least 70 yrs. old.
That alone speaks for itself. I wrote a letter to the Corporate office
in Greensboro, NC and they never even acknowledged it as, with the
Complex management office. I will give tell prospective tenants
that this complex does not give 2 year leases for the simple reason
they know the tenant will have such a very bad experience here they
know you will move out after the year and then THEY CAN RAISE
THE RENT FOR THE NEXT UNSUSPECTING TENANT. They want
tenants to move out so they get their yearly raise in rent. That's
how they make their money fast. Please beware of any Six Forks
apartment complex. Look elswhere. Don't be fooled by the nice
front entrance. Look beyond that.

My rent was increased this year by 38.00.I've had multiple issues with the ceiling leaking multiple times and infestation problems. I asked the apartment complex to spray for me because it is included in my rent and yet I am plagued with infestation problems. I've lost countless food to ants. Also, the office hardly answers the phone and when I make a visit to the office, the office manager makes it a point to talk over me when I am expressing my concerns. The manager also threatened to not allow me to reup on my rent next year. They are renovating and yet, the place is still squalor. There is a giant pot hole in my drive way that I've adressed and they've yet to fix it. Also, trash like couches and such sit at the dumpster for months on end until I bring it to their attention. The office is also immensely unorganized.Product_Or_Service: Apartment Desired SettlementI would like my money back for the services they are failing to provide me. Business Response Ms. [redacted] previously paid $690 in rent. Her renewal amount is $715 in rent. That is a $25 increase or 3.5% increase. The amount is actually lower then the market average of 5%.On 7/1/16 Ms [redacted] requested to be placed on the [redacted] pest control list. We have a contractor who will spray apts every Thursday upon request. Ms. [redacted] did receive service from both [redacted] and maintenance services. I spoke with Ms [redacted] about this issue as well as scheduling a carpet cleaning. Our community is undergoing a massive renovation. When Ms [redacted] asked about renewing her lease next year, I stated that eventually all apts will be internally renovated. If a renewal cannot be offered in the future, you will have the option to transfer on site at no extra cost to another apt. At no time did I threaten her in any way, but instead answered her question. I have already informed her that all parking lot repairs and re-striping is scheduled with a subcontractor after building exterior repairs are completed in a few months. Our community has weekly bulk trash pick up for all abandoned couches or large items left at dumpsters.

Poor management and lack of promptly assisting and resolving maintenance issues.I reside currently at Hawthorne Six Forks apartment complex since May 2015 (previously known as [redacted]) I am writing this complaint in reference to having to leave several messages and work orders regarding the air conditioner in my apartment. It is not cooling my residence properly, which is causing my electrical bill to be extremely high for the last several months. Hawthorne Six Forks has replaced the unit twice since I have lived here and the problem has not yet to be resolved. This issue has accrued for over a year. I've reached out to management at Hawthorne Six Forks and they have yet to resolve my issue I have made numerous attempts in trying to get this resolved promptly. Also in May 2016 bedbugs entered into my apartment; management demanded that I as the resident be responsible for paying the extermination fee of $300, in which I did, and I threw away all furniture in the apartment. I requested to management that the surrounding apartments also be checked and treated for bedbugs so that the problem would not recur again. Now August 2, 2016 I have spotted bed bugs in my apartment again and I am assured they are surfacing from another unit attached to mines. Management has yet to resolve this issue as well. I do not feel it will be fair as a resident to have to go thru this again on my expense. This is a serious and costly issue and for management to not move quickly on the matter really shows there lack of concern and well being of there residents.Due to this matter, myself and child are not able to stay in the apartment. The temperature in the apartment reaches 90 -95 degrees, maintenance has placed a window unit in the apartment living room to cool it off but with temperatures outside reaching over 90 degrees; window units do not fix this matter and it only cooling off the living room and not the whole apartment. The only suggestion that maintenance has given is, let the AC unit continue to run causing an extremely high electrical bill, and stopping by the apartment every other day taking the window units or bringing them back and watching the problem persist. Maintenance themselves has also mentioned to me that the units in the apartments are old and that the complex needs to replace them in the whole complex. I am disappointed that management has failed to contact me and returns calls due to these matters. If feel that this is not a priority to them at all. I'm filing a complaint in hopes that Hawthorne Six Forks Apartment homes management will compensate me with helping me towards an electrical bill, an agreement out of my lease with my initial deposit or another unit with the rent amount that I already pay. I would also like for my apartment home to be properly treated for bedbugs again under Hawthorne Six Forks Apartment homes expense. On numerous occasions I have tried to discuss the situation with the office manager, but she is unwilling to cooperate or return any phone calls.According to the contract such things should be taken care by the apartment management but I am really disappointed by the way these issues have gone on for so long and not been resolved by this company. I do not feel it is right or fair that I pay monthly rent for an apartment and cannot stay there do to the lack of management and there team.Desired Settlementthat Hawthorne Six Forks Apartment homes management will compensate me with helping me towards an electrical bill, an agreement out of my lease with my initial deposit or another unit with the rent amount that I already pay. I would also like for my apartment home to be properly treated for bedbugs again under Hawthorne Six Forks Apartment homes expense.Business Response Hawthorne Residential took over management of this community Hawthorne Six Forks ([redacted]) January 15, 2016. Ms. [redacted] made us aware of a bedbug issue in May. We attempted several times to treat her apartment but Ms. [redacted] refused service due to unprepared areas or disputing payment of bed bug extermination fee. I agreed to allow Ms. [redacted] to break down the $300 cost for treatment over several months. Ms. [redacted] had previously purchased new furniture for the apartment which is when the bed bugs appeared. None of her neighbors had reported a similar problem. The apartment was treated and I was not aware of any re-infestation until an she called and left a message at our corporate office on 8/1/16. I followed up with her on 8/3/16 and informed her that I would reschedule an inspection of her and neighbors apts and retreatment if needed would not be at her cost.Ms. [redacted] complained of HVAC problems on 5/26/16. Maintenance began to trouble shoot the system after several charges to the condenser did not hold for more then a week. After investigation it was determined that a new system be installed which took several days. In the interim, Ms [redacted] was given 2 portable a/c units to use. When I spoke to Ms. [redacted] on 8/3/16 I assured her that the new system works perfectly, but it must be turned on. Ms [redacted] stated she preferred the portable units. I told her she could purchase her own, but the new HVAC system in her apt is working as evidenced by multiple thermostat reading by maintenance when they turned on the unit.I have communicated with Ms [redacted] every time she has come to my office or left me a message. Once we are aware of an issue, we have addressed it.
