I moved into my house on December 12, After moving in I found several things in the home that needed replaced so I contacted my property manager Shawna B*** The first time I was successful in contacting someone with my concerns and was told someone would be out to fix the items weeks went by with no resolution so I contacted them again but this time I received their voicemail in a week period I left messages and never got a call back, and out of frustration gave up In March I tried contacting them again and eft a message and again received no call back In August an evicton notice was placed on my door for non payment of rent I decided not to pay my rent so so done would reach out to me I tried contacting the office multiple times as the notice stated left many messages but never received a call back Upon paying my rent I walked it into the office the last week of August and spoke face to face with Shawna and gave her a list of things that needed fixed she reassured me someone would be in contact soon In September I recieved another eviction notice so I proceeded to pay my rent and include a letter that stated if the repairs on my home were not made by October 5th I would place my rent in escrow to be obtained after completion of the repairs I was contacted a week later and a handyman was sent to my home to make repairs He did fix the electrical issue with the dining room light, the outside spicket, and I could finally flush my toilet The repairs that were not completed were the outlets in the dining room and the bathroom tub faucet He stated he would be to make the other repairs but it never happened I have since had another eviction notice placed on my door I don't deny being late on my rent but why should I have to pay rent if my home is not functional? Why should I have late fees when you don't hold yourself to a higher standard of taking care of your tenants? Currently I have electrical outlets that don't wirk in my dining room and I have a bathtub faucet that runs a large stream of steady hot water a 24\which has caused me to have hot water to bath, an increased gas bill and an increased water bill along with black mold growing in my bathtub and ceiling Charging me late fees, threatening to evict me while not holding up your end of the bargain is not fair I love my home and now I have no choice but to move This has been a horrible experience and I would never recommend this company to anyone This is just not how you do business

On 11/24/this tenant called in with a leak in the bathroom ceiling. I sent the info to *** *** Company ant they went out the same day to repair the leak. *** *** informed me that part of the problem is that the tenant upstairs needs to keep shower curtain inside of the
shower. I called the tenant in apartment and asked them to please keep curtain inside of showerOn 12/2/tenant called again stating that she had water pouring into her bathroom through her ceiling. This time I sent drain ops to repair the issue. Drain ops repaired the issue on the same day. We then had to leave the ceiling dry so that we were able to repair the ceiling. *** was informed of the repairs being completed on 12/2/and on 12/20/he felt the ceiling would be dry enough to start repairs

To Whom It May Concern; With regard to the customer’s move in date, it is our policy to ask everyone to select a move in date within the next 30 days. We only require that a tenant take possession within 30 days. With regard to the leaking window, maintenance came and caulked the...

window. The following September the tenant reported the window leaking again. Maintenance employed by the owner was onsite for 4 months and replaced the window. With regard to lost time at work due to waiting for repair people, we only ask if we have permission to enter. The tenant is never required to be present for repairs. With regard to the security deposit, we sent out the security deposit form in time, but the tenant called to inform us that he did not receive it. We explained that we would resend and reissue if a deposit refund was due. We reissued the standard security deposit form. The paint was not around the window, but in another room. We found the apartment very dirty and the blinds were broken. We charged him for half the cost of repainting and did not charge for the blinds. We could have charged him more. He was credited a rent overpayment in the amount of $35.65, but the deposit was not refunded.  If someone objects to the security deposit decision, we explain that our policy states that they can submit an appeal in writing to be considered by the owner. As of yet, we have not received an appeal in writing from the tenant. The tenant has contacted us repeatedly, argued the policy, and hung up on staff. We would be happy to submit an appeal to the owner for consideration should the tenant choose to do so. Hayes Realty

On 11/30 tenant [redacted]alled in and stated that when she runs her kitchen sink or dishwasher that it leaks under the sink. She also stated that the stopper in the tub does not hold the water in the tub. She stated that she just moved in and that all of this stuff should have been repaired...

before she moved in. I stated that it may have just happened and that it would be taken care of. She was very rude and said that if I didn't take care of it immediately that she would move out and get her money back through the courts. I explained the process that I would call the contractor they would call her to schedule with her to go out and that they would repair at that time if they could. She was extremely rude through the entire conversation. I called [redacted] on 11/30 to give them all of the information. They called to schedule the tenant wasn't available the afternoon of 11/30 so it was scheduled for 12/1 in the morning. On 12/1 Drain ops called in the morning to confirm the appointment and said they had been trying to get ahold of the tenant to go to do the work and they were not home. He called back and was able to go to do the work in the afternoon. He discovered the problem was with the garbage disposal and that it needed to be replaced. He explained to the tenant that he had to get a bid together and wait on approval to replace the disposal. In the meantime the tenant called in again being very rude and said I needed to approve it immediately. I again tried to explain that I had to get approval from the owner or property manager. She again said that she would just move out and get her money back through the courts if it isn't taken care of. I received approval on 12/1 in the afternoon and let [redacted] know they could go ahead and do the work. They called the tenant to schedule to go back out and completed the work on 12/2.

the tenant called in and reported roaches quickly after moving in. We had not any reported during cleaning or turning the unit.  The pest company went out the same day.  The pest company...

told the tenant that bait was used and it would attract more before it would make them go away - but it may take up to a week.   3 days later the tenant called again and asked to be released from the lease.  They were released that day and 100% of all monies were refunded that day. So - I have no idea why they are submitting this now.  
Please let me know if this closes this issue.
