This is in response to the complaint made by *** ***After *** left the property, we tried to reach her several times but could not get ahold of herShe had left a garage full of things and we wanted to see if she planned to pick it upAfter so much time went by we had it hauled away
In response to the first flood, it did take time for it to dry out and be put togetherThis was not on my timeline, it was on the restoration company's timelineThe second flood was caused by the sprinkler breaking in the winterShe had the system drained, per her leaseHowever, it was not drained properly and flooded the basement which was her issue with the company she selectedIn addition to the sprinkler system break, *** had put a rug over the drain hole which prevented the water from draining properly, only complicating the flood moreWe gave her the phone number of the company we recommend but she made her own choice by calling this other company outI told her at that time, she would need to seek remedy from the sprinkler company that performed the work and she agreedI had to have the property cleanedAt the time I did the walk through, the cleaning had not yet been completedWhen I departed she was still at the propertyI would be happy to drop the $which is the balance due by *** and call it a dayOne year has already gone byShe told me she would continue to pursue the sprinkler company and I believe that is her job because she hired themShe did not supply a carpet cleaning receipt and it had not been done professionallyWe wish *** well, she has a lovely family and we wish them all the best

*** *** the Office Manager at the time called the HOA, received the parking form, she had the tenant fill out and returned it to the HOAWhen *** was contacted regarding this matter, she contacted the HOA several times and it took a while to get a responseAs soon as *** heard
back from the HOA on this matter she emailed *** ***Unfortunately, this community charges $a month for additional parking outside of the garageSince this charge is not included in the lease agreement, *** informed *** *** that if they needed additional parking the $charge would be the tenants responsibility and to let her know if they would like a parking permit*** responded to the *** *** as you can see in the attached email and we have not received a response from *** *** at this time regarding this matter. Unfortunately we are only as effective as HOA's responding to usWe regret the delay but we do not have control over that

This has been resolved. The tenant has been released from her contract and will receive her security deposit as long as she has not damaged thw property and cleans it upon departure. She is also responsible fir paying the leasing fee.The tenant also said she would withdraw her complaint.
