work and the recommendations made by Heaton Dainard were ignored or performed belatedlyHeaton Dainard makes no

agrees to compensate a future loss. The purchase and
renovation of real property is a speculative investment which involves a substantial degree of riskAll investors are
responsible for their own due diligence in inspecting the property, vetting their contractors, and determining regulatory
requirementsMs*** has already filed complaints regarding this project with the Attorney General’s office (file closed
with no action ) and with the Department of Licensing, to which Heaton Dainard has responded in substantially more
detail. No regulatory action has been taken and Heaton Dainard is disinclined to address this further in additional forums
While this project was under way, Ms*** and Heaton Dainard were involved in a similar type project in Federal Way
While she used the same contractor for this other project, Ms*** did more closely and timely follow Heaton Dainard’s
recommendations and to the best of Heaton Dainard’s knowledge, this other venture proved to be profitable for her


June 16th, 2015 To Whom It May Concern, Recently, we, Heaton Dainard Real Estate LLC, received a complaint in the mail regarding a flyer we sent via mail. Kindly see below for the complaint and our response. Customer's Statement of the Problem: "Received a solicitous letter in the mail stating that...

these people had a buyer for our house. The house is NOT for sale. They claim to buy it "AS IS" and will close in "as little as five days"??? Don't know where they are getting the money to buy all of these houses? Somehow does not seem to be legitimate and a bit of a scam. Would like to know what your department knows about this company. Thank you for your attention to this matter. [redacted]" About our company: Heaton Dainard Real Estate LLC is a full service real estate company. Our primary focus is representing several small investors, including institutions and hedges funds, and close 200-300 buyer transactions per year. One method of obtaining these investment properties that we have found successful is by mailing letters to neighborhoods that our clients are currently interested in. These letters are similar to direct mailers that many other corporations send to gain new business. We feel that Ms. [redacted] may have misinterpreted our statement of interest. By mailing this letter our goal is to capture homeowners who may be interested in selling in a specific neighborhood but have not listed their home yet. While our clients have interest in Ms. [redacted] neighborhood, we have not obtained any specific information regarding her property. We do not require additional repairs (we buy "as-is") to a home prior to purchase because our clients seek properties that they are able to remodel and re-list. When requested, we remove any individual no longer wishing to be on our mailing list. At this time, we are willing to remove Ms. [redacted] from our mailing list.
