To Whom It May Concern:1.) In response to the residents' concerns regarding parking issues, parking passes are required for one area of the community and is strictly enforced, Brookstone Crossing Apartments has someone that monitors that area three times a week and tags vehicles that are to be towed...

for improper parking. Per the Lease Contract, Brookstone Crossing must give residents a 24-hour notice if their vehicle will be towed. On numerous occasions, the vehicles are moved prior to the 24 hours being up and therefore are not towed, Over the last 6 months, Brookstonce Crossing has towed a total of 7 vehicles for being improperly parked i.e. not having a parking permit. As proof of this, tow logs are available upon request.2.) Regarding the complaint about snow removal, for legal and liability issues, Brookstone Crossing contracts out snow removal to be done by licensed and insured persons. Brookstone Crossing is solely responsible for sidewalk and walkway rmaintenance only. Depending on when inclement weather hits, Brookstone Crossing has a two hour response time. If the storm hits during the night, staff members and contractors are called in by 6:00 a.m. to begin snow removal. If a storm hits during daytime hours, contractors are called immediately and BrookStone is placed on a list of business rotation, Snow and weather logs are available upon request, (On a side note, Brookstone Crossing participates in a nationwide survey that is conducted by [redacted], Every resident is given a survey to complete and that survey is mailed in directly to [redacted]. Brookstone Crossing achieved some of the highest ratings and were praised due the snow removal process).3.) In response to the residents' complaint regarding her rental of the Brookstone Crossingclubhouse facility for a Birthday party in March, the party was held on a Saturday. Brookstone's office hours for Saturdays are from 9:00 a.m. to 5:00 p.m. The resident states that she did not arrive until 6:30 p.m, which is inaccurate due to the resident needing to be present prior to the office closing in order to receive keys to the clubhouse. The Property Manager worked that Saturday and was working alone and therefore was extremely busy,Per the timeclock in the office that is used for employee clocking in and out, the Property Manager clocked out at 7:02 p.m. and was not in the clubhouse until 8:30 as stated. At 5:10 p.m. another Property Manager from a sister site came in to help the Property Manager with applications and move-in paperwork from earlier in the day. After some paperwork was completed from the days events, the Property Manager from the sister site began to clean the clubhouse. She personally vacuumed the entire area, cleaned out the refrigerator and wiped down the shelving, then wiped off all tables. The clubhouse was immaculate by 7:00 p.m. when both Property Managers left the site together and this is recorded. Furthermore, there is no maintenance in on the weekends and therefore the allegation of a maintenance man being present in the clubhouse until 8:30 p.m. is false. There were two photos taken by the Property Manager of the party but it was not of underage guests without parental consent as stated. This resident held a Birthday party for a dog in a business facility. When the Property Managers left, there were a total of 8 dogs running around the facility. The resident was required to sign a contract in order to rent out the clubhouse. If it had been disclosed what the use was for, the rental would have been denied. It is not considered okay to rent out a business facility for the use of animals. The Property Manager took and saved the photos in case there were any damages that were incurred due to this type of party. One photo was of the dogs running around the facility and the second photo was of a sign that the resident had placed on the door that stated “Happy Birthday [redacted]” and had a picture of two dogs on it. Photos are available upon request. 4.) In response to the residents' complaint about issues in her new apartment, the residentmoved into her new apartment on May 05, 2015. Upon move-in, all residents are given an "Inventory and Condition Form" to list any maintenance concerns and/or cosmetic issues that there may be in the apartment. She did not return the form to our office until May 14, 2015. The only things that she listed on her Inspection sheet was “door to deck sticks, deck is dirty and has spiders and bathtub dirty". A work order was entered based on these concerns and was completed less than 24-hours later at 1:46 p.m. on May 15, 2015, A Service Technician from Brookstone Crossing scrubbed the bathtub and greased the patio door. The Service Technician went over and beyond the work order by going to her old apartment, removing a ceiling fan and then installing it in her new apartment, Ceiling fans are not something that is provided by Brookstone so this was extra effort put forth by the Maintenance team. An exterminator was called in to take care of the spiders on the deck. It is difficult to control pests outside the home since that is their habitat. However, the exterminator did remove the spiders that were present and sprayed to prevent further issues. The resident states in her complaint that she called in twice for spiders. There was only one work order that listed this and it was the work order that we typed up for her based on her inspection sheet, No other complaints were received from the resident. 5.) Regarding the complaint about a dumpster, Brookstone Crossing is improving the facilityand amenities by adding a playground which has been requested for years by residents. A dumpster was delivered to the site when construction for the playground began. The playground was being installed where 4 parking spaces used to be. The dumpster was used to dispose of concrete and dirt that was dug up to create a level space for the playground, City and local permits were granted to ensure no laws were being broken by using the dumpster, The dumpster was onsite for 4 weeks and then was removed upon completion of construction.After reviewing the residents' complaint as well as her file and discussing it with the Legal Counsel for Brookstone Crossing, the Brookstone Management Team has found these allegations to be false and therefore will not be waiving any fees or granting early lease termination. In reviewing the file, Brookstone Crossing received a Rental Verification from another housing community at the beginning of July. The resident was contacted and was told that Brookstone Crossing could not fill any documentation out because she had not given notice that she would be moving. On July 08, 2015, written notice was given by the resident that she would be moving out and terminating her lease effective on September 15, 2015. In her written notice, she stated that she would be moving out for personal reasons and would be paying all remaining rent as well as the Lease Abandonment Fee which is equal to two times the monthly rent. She physically signed this letter and Brookstone can provide this notice upon request. The last two rental checks that were received by this resident have been returned for insufficient funds and to date, she has not paid August rent which was due on August 01, 2015. It is important to note that eviction proceedings have already begun and the resident has not yet turned in keys which shows that she is still in possession of the apartment.
