This letter is in response to a complaint concerning *** *** *** ** *** *** The tenant is disputing the charges upon move out Here is a list of the make ready charges:Make Ready Cleaning $250.00Interior paint- wall prep, wall touch up and rolled- $Door stops-
$light bulbs- $ Door frame repair $45.00Air filter- $17.00Total= $1.087.50Per the lease agreement and in Special Provisions it does state clearly that the property needs to be professionally cleaned and professionally carpet cleaned This is also stated in the emails from the move out team reminding them of the tenants responsibility We require this so that there is no misinterpretation for what clean is and that each property has had a professional level of cleaning.Concerning the paint, each property will need some level of touch up paint, etc In this case, when multiple walls are rolled due to staining from dirt, etcthe cost will go to the tenant Pictures for all charges were sent to the tenant to document why they were being charged.Each tenant is given specific instructions and expectations via the lease and the day move out email correspondence Our goal is not to take a tenants deposit but to have the tenant take good care of the property and return it as instructed When those expectations are not met the security deposit is used to cover those cost.Thank you for your time and efforts,*** ***

Excellent property management...went above and beyond.

A drunk driver drove into my property and left 2 units uninhabitable. I'm remote so depended on the HRG team to do the heavy lifting. They more than exceeded my expectations. They handled the displaced tenants, did immediate work to limit further damage, met with the insurance adjusters, found the construction crew for repairs, and stayed on top of the process and contractors to ensure permits with the city and repairs were being done in a timely manner. I had a family member that was terminally ill and that passed away during all this, so was very grateful to the HRG team to handle the process so I could focus on my family.

The hiring of the contractor was not approved by HRG nor were we given authority to manage the job.  From day one with the deck we have been in contact with both the tenant and with the owner because of issues with the contractor.  We have been by the property multiple times to take...

pictures of the deck and update the owner (lives out of state).  The owner hired the contractor and HRG has no legal authority to direct the contractor, the scope of the work or when the job is to be completed.  We have many emails which will show us emailing both the owner and tenant updates.  The owner didn't pick a quality contractor and with the combination of all the rain last month caused the delays.
