Helm Management

Since my roommate and I have lived in the apartment, we have experienced excessive leaking (ceiling, radiators.. you name it, it's leaking) none of which has been fixed:
-The ceiling is leaking in my roommates bedroom. Rather than fixing the leak itself, they spackled it & painted over it. So my roommate came home to water all over his personal belongings - clothing, paperwork, and electronics. We have been experiencing this issue for over 6 months.
-My roommates radiator was leaking. And I'm not talking about a small leak - rusty water was gushing out of the bleeder valve and ruining his floorboards, and any personal belongings on the floor (shoes, electronics, rug, etc). My roommate made numerous requests to Helm about fixing the issue - it was never resolved so he just requests that they remove it. Now, my roommate has no heat in his bedroom.
-The radiator in my room has been leaking for over a year. Rather than fixing it or replacing it, they took the On/Off [redacted] off. They claimed the leaking was due to water buildup - but why is there water buildup in the first place? Now I cannot turn it on or off & it is consistently 80+ degrees in my room. When I notified Helm, they told me to tell them & they would lower the boiler for the entire building. That is not taking care of the problem, that is simply masking it. The floorboards are now coming apart. Not to mention the radiator is located next to an electrical outlet - this is seriously dangerous.
-One of our outlets in the kitchen hasn't worked since we moved in
-Our buzzer has not worked since we moved in. When guests try to ring our bell, the buzzer makes no sound. Instead, guests must call our cellphone so we can let them in.
Every time we contact Helm, we are greeted with an attitude. They yes you to death, but do not actually FIX anything. They insist that you contact them via email (a long, tiring process) and note that the contact numbers should only be used in case of emergency.
Helm gets away with these issues because they can - tenants usually just give up & eventually, move out. I filed a complaint with 311 recently & Helm has yet to resolve anything.
