value issue. She provided sales that did not support the value and had overestimated the site value. In my report I provided very recent land sales from the subject subdivision to support my estimate of value for the subject site. With respect to the comparables I provided to estimate value for the subject I did not use the recent sales in the subject subdivision as they were inferior in age, quality and condition to the subject, I went outside the immediate neighborhood to other subdivisions in Jefferson. I provided four very recent sales that resulted in minimal overall adjustments, indicating they are good value indicators. With respect to parking, the dog and freaking out - I pulled in the driveway and parked. I noted there was a Newfoundland puppy and asked the owner who was outside working if the dog was friendly or not as I have been bitten on the job. Dogs, even the friendliest of dogs can get protective when a stranger is onsite. There were no screams or freaking out. I did note in the Multi Listing Service that the property did transfer and closed 04/27/2017. When an appraiser comes in low on an appraisal there are a few options 1. have another appraiser come out and appraise, 2. the buyer can come up with the difference in value 3. the seller can opt not to sell.
