I am presently building a home with HHHunt in Chesterfield, VA and while waiting for Dominion power to install power which took 3 weeks the section in the community became as they put it back logged because they stopped the majority of construction for all the homes which now has them pushing closing dates 10 weeks beyond the estimated time originally given with zero compensation to buyers. Work which could have been done to help prepare for when the power was connected was left undone for weeks and the buyers who trusted HHHUNT with building their homes are left scrambling to burden financial burdens the additional time has created while being told they cannot push their existing work crews to expedite the matter or compensate buyers in Watermark

We built our home from HHHunt in 2017 we have had numerous issues with water leaks and finding out HHHunt did not follow building code with our rooftop. Our water leak has been going on for over a year. Every time it rains we have water coming from our ceiling in our closet from the rooftop. HHHunt has been out to our house 4+ times to "fix" the leak. As of this complaint, the leak has not been fixed. As for the building code violation, our roof requires two scuppers, a main and an emergency scupper. HHHunt is trying to use the cheapest way possible to fix this issue. We have been told they will enlarge our existing scupper although the code, R903.4.1 Secondary (Emergency Overflow) Drains and Scuppers requires two and Sections 1106 and 1108 of the International Plumbing Code. We have had mildew and mold because this leak has been happening for over a YEAR. The supervisor argued with ServePro about what it needed to be corrected to remove the mold/mildew because he didn't want to have to do "extra" work.

We are not the only owners who are having these issues. There are several homes in our neighborhood dealing with these same issues because HHHunt did not follow the code R903.4.1 when building our homes. We have one leak, most of our neighbors have several.

Although, water leaks and scupper issues is our main concern. We also have nail pops and squeaky floors (this will be the second time). The workmanship of these homes is unacceptable and HHHunt has cut every corner to save money.

An A+ rating is laughable. I would give them a D-

Good afternoon, we sincerely apologize for these ongoing concerns but please rest assured that we will make any repairs necessary to overcome and meet our standards.

We are also in communication with the county, as unfortunately this is the first time we have heard that our current design does not meet code.

As Chris N our Customer Relations Manager has explained to you earlier this week, we are in the process of getting your repair completed and he or our customer service representative will be in touch as to what the next steps will be.

I purchased my home in May 2017. I have experienced water leakage and damage at the base of the middle window in the master bedroom since that time. The warranty team has visited my home on three (3) separate occasions in attempt to remedy the issue. While I appreciate their efforts, they have been unable to locate the source of the water leakage.

The warranty team most recently conducted repairs on Tuesday, October 23, 2018. As previously stated, this was the third attempt to remedy the water leakage, and subsequent water damage. On Friday, October 26, 2018, the Mechanicsville area experienced significant rain. This morning, Saturday, October 27, 2018, I checked the window and it is again displaying signs of wetness and staining. The most recent “repair” did not even last four (4) days.

Through this entire process, I have always remained courteous. I have remained hopeful and confident in the abilities of this company to resolve what appeared to be a minor issue. However, after three (3) visits to my home, and the persisting issue, I must insist on an elevated level of attention to get this resolved.

I have reached out to Mrs. last week concerning her frustrations with the unsuccessful repairs to her master bedroom window. I did want her to know that her voice has been heard and apologized for the frustrating and inconvenient experience she has endured.

Our plan as shared with Mrs. is to have someone out this week to do extensive research into why the window continues to leak during a rain shower. Once the cause has been determined, we will take measures to correct the problem as quickly as possible to avoid any further inconvenience for her.

While Mrs. had a joyful experience during the building of her home, we hope that we can gain her confidence after the resolution of this issue.

My husband and I purchased a home from HHHunt in July 2014. After the home was built on the lot next to ours, the reflection from our neighbors window damaged some of our siding. We discussed this with Justin M in early March 2017, but received no follow up and action despite being told we would. We also discussed this issue with Lynn C a number of times over the course of the last year, but have received no real follow up and zero action despite being told we would. Instead of progressing with fixing the issue, just last week Lynn C sent another email restating everything that we had already discussed, and informing us again that our neighbors would have to agree to tint their window, which they agreed to over a year ago- all information that had already been conveyed to Lynn in emails, on the same email thread, months earlier.

As of today, May 14, nearly 14 months after the first email was sent regarding this issue, NOTHING has happened except a handful of emails that either reiterate old information or make promises that have not been kept. My husband and I are unsure how ANY business, let alone one that has an A+ rating on Revdex.com and a slew of brand promises and values they love to tout, thinks that taking over a year to fix an issue is an acceptable business practice. We are only left to ascertain that HHHunt's values only really apply to the customers that they are actively building homes for, and not customers that have already forked over a quarter to half a million dollars for their home.

We are beyond disappointed with HHHunt's abysmal performance.

We apologize for the delay in resolving your concern. As we previously discussed, your melted siding was caused by thermal distortion from your neighbor’s window. This cause of damage to your siding is not a warrantable “cause” and is excluded based on HHHunt Homes Warranty Guidelines. Nevertheless, we agreed to help address this concern as a concession to you as long as your neighbor would aid in allowing us to do so. We were able to obtain permission from your neighbor last week which resulted in us installing a thermal tint to their window that was causing this issue. Also, your damaged siding was replaced. As you can see, we do value our homeowners and apologize once again for not resolving this in a more appropriate time frame.

1. Placing permanent Gas pipe lines and Gas meters, Electrical fixtures belonging to neighbors in my property (LOT ). I recently bought a house and it's zero lot house. I understand that there is a 8.ft access in zero lot zones for the purpose of maintenance but not to place any permanent fixtures belonging to neighbors that cause hazardous conditions for me and my family. I have requested the builder to inform me if they are planning to place any permanent fixtures in my property and raised my concerns immediately when they stated building my neighbors house in Lot *** and I also raised my concern with HOA, but in spite of all this it is observed that builder did not take any action and never responded back to me in writing and they placed a permanent fixture in my property.

I have also reached out to City of *** gas department and they told me that they have no objection in moving the gas meter to my neighbors property if the builder place the gas pipes in the building accordingly.

At the time of purchase I was told that, the access is for maintenance purposes only and after selling the house, that started building my neighboring house and had construction people driving vehicles all around my back yard at will and created uneven surfaces in my backyard.

2. HVAC condensation Issues, There are many com[paints in the community about freezing pipes when the temperatures dropped below "0" during winter.

3. Some of the wooden frames\structures are not insulated properly near mechanical equipment on the third floor. It is observed that some of the newly built houses in the same community are insulated.

4. It is observed that some of the roof shingles on the house flew away when we had high winds last month.

5. The fixtures that hold fans in the house are stapled instead of using clamps are screws.

I’m sorry for the delay in our response but this concern was a multifaceted one that involved not just us, the Builder, but also the Developer, HOA and the County. We apologize for the oversight and confusion but we felt we had met the original easement agreement terms when we installed the gas meter and other items within the proposed area. After further review with the County, they ruled that this was not the case. As you have already reviewed with the County, these “type of items” will not be removed but moving forward we must meet these new guidelines.

We are also sorry for the disruption of your rear yard within and slightly past this easement area. Access was needed to construct/complete the home behind you. We will ensure everything in this area (if not already) is put back to its original state.

Although our warranty does not cover against frozen pipes, I can assure you that our homes are constructed beyond County requirements to avoid this type of issue within normal circumstances.

As to other concerns and items, we will be more than happy to address these during your 11 month review. Since we normally do warrantable repairs during two set times, it would be best if these are reviewed at that time. Given you closed on 9-14-2017 we suggest that you submit a comprehensive list around mid August for us to address.

I have reviewed the offer and/or response made by the business in reference to complaint ID, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

The actually reached out to *** county and the builder much before the installation of the gas meter or digging the gas pipe. Infact I have reached out to *** Gas and they told me that since the builder has kept the outlet on this side of the building they instaaled the gas meter on my lot and they have no problem moving it to other side of the building, if builder moves the outlet to the other side. Even though I reached out to all departments inadvance and have ample time to make changes, builder never made any such attempt to change the postion of the gas pipe and more over they placed electrical meter, Water hose and AC vent pi[pe on my side and created slopes in my yard which is creating mud puddles on a rainyday. Builder did not take proper action to rectify it and I have hired some one and had a water pipe installed to drain the water out which cost me $***. Builder moved the AC vent pipe after numerous requests and he also turned the water hose to the side of the building but a part of it is still in my lot. unfortunately HOA never helped me with this issue as they asked me to talk to the builder.

Response: I am not satisfied with the response as no action taken on my concern, as the gas meter is still in my lot and builder have no intension to remove it and is a clear case of encroachment of land.

Response: Though there is mention of HVAC insullation, I do not see any response on insulating the wooden frames next to mechanical equipment on the third floor and also screwing the mechanical fixture instead of staples. Surprising thing is that I have never heared of people stampling the fan fixtures after charging $*** for each fixture, where I (the home owner) specifically requested for the fixture to place a fan and light. I agree that builder requested me to add these in the 11 month warranty request.

Please find the attached pics(IMG_6679.jpg) of the wood frmae in the third floor attic for the newly built house and mine is left open with out any of that.

Conclusion: The reponse from the builder is to include these requests in 11 month warranty and main issue is not addressed at all and I have a fixture that belongs to my neighbor in my backyard which is a clear encroachment of property. I agree that this is an easement area. when I asked the HHHunt sales people to explain about this, then she told me that the easement is only for maintenance but not for putting fixtures. More over I did not get the community map with easement area markings at the time of purchase and later I requested for it in an email and received it. I actually requested builder numerous times about the pipes comming out into my proprty at the inital stages of the building construction and he did not disclose any details about the fixture and he kept it under the wraps until the fixture is in my backyard. I confirmed the easement requirements with *** county and I do not see a satisfying solution unless builder moves the gas meter from my backyard as this is a clear encoraochment of my property.
