The home inspector Jason P, was recommended to us by our realtor. He offered us a referral discount.

In viewing the home, we asked our realtor about an odd smell. She told us if there were any problems with the home, her home inspector would tell us.

We brought the issue up with Mr. P, who said he had done a thorough inspection and that everything was good. "Solid home" and that it was a normal crawlspace smell. Moving from a townhouse, we believed him.

We moved forward with our purchase.

When we took possession, that same smell was x1000 worse.

We called Mr. P, who now immediately denied the smell being there at inspection. He reinspected the area and still could not find the source of the smell, but suggested we call another company.

This company did a 10 min visual inspection and quickly discovered there was a very evident RAT problem in the home. Electrical wires were chewed. Insulation was saturated with urine and even the wooden beams were saturated.

We also pointed out various appliances that he had passed during his inspection were not working. We showed him a picture HE TOOK of the stove element burned out- yet fully passed as no issues.

He also passed the chimney flashing however it was found to be improper and leaking rain water into the living room.

Mr. P said he wanted to settle this matter amicably. He contacted his insurance company, but later shrugged off any responsibility. He then quickly sent us a release of liability form in exchange for our inspection fee to be refunded. Even after this, he did not even refund our inspection fee!

I reviewed him poorly on Google and was contacted almost immediately asking for more time to get resolution.

However once I sent him the repair quotes, proof from other trades confirming this was a long standing issue in the home that any competent inspector should have caught...he stopped responding.

I would like to move forward with our complaint. The purpose of contacting the Revdex.com is to have the company refund our inspection fee as well as warn others of this company.In addition to this, we want the company to take financial responsibility for a portion of the included repair quotes. We feel the home inspector did not competently inspect the home. The included quotes from various trades all show visual inspections performed that found the issues described that Mr. P seems to have missed on two separate inspections- one of which was 4 hours long.Sincerely

Hi there,This is in regards to the complaint ID#*** under ***.I consulted our insurance company in regards to their complaint as it is our standard procedure when there is a claim against us. Through further evaluation of the insurance claims investigator I was found not liable. I did try at one point to reimburse the client to help out with the expense but the client wanted more than the Inspection fee $498.75 paid. We have gone through hundreds of inspections and by no means, we are not there to deceive our clients, that is the last thing we want. I understand their frustration and stress from this and I do feel the same way. And as a service provider our reputation is on the line. We strive to give the best service every time but in the rare occurrence such as this, sometimes needs are not met in one form or another due to limitations we face at time of inspection ( i.e inaccessible areas, occupant storage items, limited visibilty, etc. ). *** The offer still stands to pay back the inspection fee they paid to somehow assist with the expenses. ***. Thank you.

I have reviewed the response made by the business in reference to complaint ID, and find that this resolution is satisfactory to me.

There was an open dialect between us and the business until I submitted quotes for the damages. That is when the business stopped all communication with us and refused to work with settling this amicably.

We will accept the refund of our inspection fee, but with never work with this company again.
