In reference to this complaint by Ms [redacted] , I have talked to her on several occasions in the last weeks and at no time has she even mentioned the vents in her apartment supplying the laundry room with heat or air conditioning before this compaintOur property was built in and this was a part of the original designIf she would have mentioned this to me or our management team we would have had maintenance blocked the vent not allowing heat to enter I would like to add that we pay all heat for the entire property and she didn't have any cost related to heating the laundry areaI think that this is a deceptive way for her to break her leaseWe have bent over backwards to satisfy this resident and she Is not willing to understand that if she wants to break her lease she is obligated to pay the lease term fee of $With additional cost of any concession given must be paid in full Desired settlement, The months of fear she is eluding to has to do with her having a shouting match with a year old child about seeds being spilled in the common hallway that I witness myself, her own husband stayed in his apartment knowing auguing would get him no whereSaid party hasn't used her a/c for months due to the seasons has just startedThe same day I receive this complaint she went with me throughout the property looking at other apartments that she would feel more comfortable moving tolye bent over backwards to help this resident but she is not willing to cooperate Sincerely Perry [redacted] Property Manager

In reference to the complaint by Ms [redacted] , I think the complaint is a way for her to try to get money instead of looking for a positive resolution to the situationShe filed the complaint on April 27th and she moved out within a month without any contact with meWhile her mother a resident in the same building came to me and we were able to come to an agreement to her moving out due to her health issuesHer mother didn't blame anyone for the circumstances and disclosed that her daughter has Behavior issues Her complaint about the air ducts could have been resolve quite easily without a complaint registered to your office, that's why I think she just wanted to break her lease without every wanting to fix her problemMaintenance did in fact seal the air duct but Ms [redacted] had already vacated the property Sincerely Perry [redacted]

My [redacted] has NOT instructed maintenance to FIX the problemIt should have been done BEFORE I even signed the lease, but since he waits until there is a complaint and STILL has NOT FIXED THE PROBLEMMr [redacted] needs to FIX the problem with the VENTI have used my AC for at least the past months if not more due to the fact that I live on the bottom floor half underground and the traffic directly outside of my window from the Itraffic I can not open my windowsI must turn on the AC to get some reliefAnd currently, my thermostat is showing degrees today despite the fact that my AC is on degrees trying to get sone relief for the heat the past several daysI believe Mr [redacted] knows this situation in the complex as a whole and just wants to ignore what should have been completed along time ago .TO FIX THE VENT!

This is the worst apartment complex I have ever lived in!! Throughout our whole time living there we have had various different problemsThe main thing now is the air conditioningWhen this all stared our son was months old he is now 1/months that goes to show how long this has been happeningWe have to call and call and call to even get some one to come and look at itThey have replace the thermostat and different occasions and we are now on the second blowerWhen they come to fix things they do not fix them properly at all and rigged them so they work for the momentWe have spent most of the summer battling with them trying to fix the airWe are on the 3rd floor of the building and as you all know heat risesThey have yet to properly fix ANYTHING in the apartment!! Do not waste your time trying to live in thereYou spend so much money in rent and nothing is fixed

I had inquired about Hidden Oak Estates online on March 24. I received a call back right away asking if I could come look that day because they had an apartment opening up in a couple of weeks. Due to the relationship situation I was in I was looking to move in a hurry so I thought would be perfect. I went and looked at the model which looked very nice for the price. So I filled out my application and paid the application fee the very next day. I was approved and paid my deposit on March 31. They then contacted me as stated that the apartment was no longer available but they would be able to put me in apartment on May 1. I agreed with that would still be okay since it was only two weeks longer. They then contacted me and stated that I couldn't move in on May 1 but definitely May 13. They stated that date was set in stone and it would not change. I went into the office and asked that since I had definite move in date if I could get an address so that I could inquire about my deposit on the electric. The property manager had my file, wrote down an address on a post-it note and gave it to me. I called the electric company to get a quote for my deposit and had to setup the account in order to do so. I took the day off work to move and already had people to help me. Never heard anything from the apartment until April 25 when I happened to take a friend in to talk to them about also getting an apartment. I was told that they still had no apartment for me and that it would likely be the end of May before I would get into an apartment. After asking how they don't have an apartment for me after I was given an address I was told that the apartments they were going to put me in the people had changed their minds. They were going to sit down the next day and figure out what to do with everyone.On Tuesday April 26, I received a call that they had an apartment if I could take possession that day. I told her I couldn't do it on that short of notice. I couldn't as my finances were setup for the May 13 move in date. She asked if I at least wanted to come look at it. The actual apartment did not look like the model had portrayed. The stove didn't look like it worked. I inquired about it and was assured it works and they had just cleaned it that day. When looking at the bathroom the counters were filthy. She started the cleaning crew still needed to come back out. I was okay with that. I asked if they could just put me in it on May 13 since that was the move in date I was given. She said she would ask the owner. She called the next day and stated he would not hold it. I stated that I if they couldn't hold it I told them I would be in to get my money back since I need to move sooner than later due to my situation. She agreed and stated they would see me that evening. When I showed up to get my money back, I spoke with the property manager about the experience and she kept blaming it on one guy. She said the apartment they had showed me the day before was ready the day they showed it to me. I explained I was told the cleaning crew still needed to come and she stated that was not the case. I told her when I was in there the day before the bathroom counters were filthy and I was told the cleaning crew needed to come out still. The property manager said she was unaware of that. I explained that I would have had the finances on May 4 but already had everything set for the 13th. She stated that they could have held it until the 4th. I told them to just refund my money. They did refund my money. Other apartment complexes that I have explained the situation to have agreed that the actions that Hidden Oak Estates has demonstrated is very unprofessional. I'm not looking for anything since I did get a full refund. I just don't want others to be in this situation.

I am NOT satisfied with how this business has handled this situation! 
Mr. [redacted] (not [redacted] as stated in his response) has in no way taken this complaint as seriously as he should. He apparently does not know his own name, i.e..signed it [redacted]. 
Mr. [redacted] has resorted to several personal attacks throughout this process and I will NOT tolerate nor will I resort to the same ignorance Mr. [redacted] has shown in his responses by stooping to his level. 
He DID NOT fix the vent as stated in his last response, because the vent is STILL open in the laundry room as of Friday June 6, 2014 as the picture attached shows! 
Mr. [redacted] had 3 weeks from my FIRST complaint to just fix the vent, instead it was personal attack on top of personal attack, speculations, and assumptions! His lack of taking this complaint seriously and the horrific crime in the building that he has allowed to continue has lead us to vacate the apartment.

In response to Mr [redacted] response is as follows:
Mr [redacted] ADMITS to the knowledge that these apartments siphon the AC to supply the common area, in my case the laundry room. I am shocked that Mr [redacted] is OK with using MY electricity to supply the Air Conditioning to the common area of the building. And I would want to add, it should NOT be MY problem to ask management to block of the vent to the common area (aka. Laundry room), management should have proactively had maintenance fix ALL the apartments that are siphoning the AC. It is not just my apartment that this is happening to.  According to the Indiana Code IC 32-31-8-5 Landlord obligations Sec. 5. A landlord shall do the following: (2) Comply with all health and housing codes applicable to the rental premises. (3) Make all reasonable efforts to keep common areas of a rental premises in a clean and proper condition. (4) Provide and maintain the following items in a rental premises in good and safe working condition, if provided on the premises at the time the rental agreement is entered into: (A) Electrical systems. (B) Plumbing systems sufficient to accommodate a reasonable supply of hot and cold running water at all times. (C) Sanitary systems. (D) Heating, ventilating, and air conditioning systems. No where does it state that I, as a resident, must pay (out of my pocket) for the AC for the common area of the building. 
The audacity of Mr [redacted] to blame the VICTIM for the continued criminal activity of this building I reside in. There has been 16 (yes sixteen) calls to 911 in the last two and a half months in this building alone for the criminal activity. The incident Mr. [redacted] referenced to here; is the same incident, to where I have a police report on the said 18 yo for threats against us and my parents whom live across the hall from us. I have been in contact on several occasions with Mr [redacted] in the past 4 weeks because of the criminal activity in this building. Mr [redacted] has assured my parents and I on several occasions that the person responsible for the criminal activities in our building will be "moving shortly". Needless to say this has NOT happened. The offender has had a "house arrest" monitor on prior to his arrest for a disturbance on Sunday May 4, 2014. Mr [redacted] has failed to provide a "safe" living quarters for my family as well as my parents across the hall. According to the Indiana Code IC 32-31-8-5 Landlord obligations Sec. 5. A landlord shall do the following: (1) Deliver the rental premises to a tenant in compliance with the rental agreement, and in a safe, clean, and habitable condition. Mr [redacted] want to turn a blinds eye to the criminal activity in this building then by all means we have a right to vacate this apartment for failure to maintain this building in a "safe" manner. 
When Mr. [redacted] received this complaint he verbally attacked me in the parking lot in front of my home in front of my husband. How dare I file this complaint. I have been more then patient in trying to resolve this issue during out tenancy here, he even stated that in a text message I received. When I filed this complaint with the BBC, I also filed a complaint with the State's attorney's office. I believe Mr. [redacted] want to go back on his verbal work that we (my parents and my family) could vacate the property WITHOUT any repercussions or money owed and our security deposit would be refunded. He told this to us on several occasions. We should have got it in writing as his response proves his word is not valid. 
I am willing to pursue this further and we (my parents and my family) are vacating the property as soon as possible. We will not be recommending Hidden Oakes Apartment to any family or friends.

Hidden Oaks Apartments is the last place anyone would want to live. The Manager and his crew goes in to your apartment while you are not home steel your food and help themselves to whatever you have in your unit. One of there workers who live in the apartment s sets outside my window get high and kids be running all around while the adults just sit back and party all night long..This is the worst to live especially if you have kids.

In reference to the complaint, issued by The [redacted] residents
at [redacted] lane.  .   We are working on the drain issue, after
buying a pump that didn’t completely fit the issue we are in the process of
hiring a contractor to find out why...

the drain fills with water and fixing the
problem .  In the mean time we have daily
draining the drain to prevent the water from overflowing the drain and affecting
the carpet and the closet area’s in the bedroom. We have also treated all of
the area’s of the apartment for mold and examine to make sure no more has
started to grow.  I have personally
talked with the [redacted]’s and they have been happy with the efforts we have
applied to the situation and after  given
them a choice to move to another unit, they have preferred to stay in the
apartment trusting we will fix the issue asap.  Our maintenance staff and myself are working
hard to resolve this issue and we thank the [redacted] residents for their patience
in this matter…

If she would have mentioned this to me or our management team we would have had maintenance blocked the vent not allowing heat to enter.
I would like to add that we pay all heat for the entire property and she didn't have any cost related to heating the laundry area. I think that this is a deceptive way for her to break her lease. We have bent over backwards to satisfy this resident and she Is not willing to understand that if she wants to break her lease she is obligated to pay the lease term fee of $1360. With additional cost of any concession given must be paid in full.

It should have been done BEFORE I even signed the lease, but since he waits until there is a complaint and STILL has NOT FIXED THE PROBLEM. Mr. [redacted] needs to FIX the problem with the VENT. I have used my AC for at least the past 2 months if not more due to the fact that I live on the bottom floor half underground and the traffic directly outside of my window from the I70 traffic I can not open my windows. I must turn on the AC to get some relief. And currently, my thermostat is showing 85 degrees today despite the fact that my AC is on 65 degrees trying to get sone relief for the heat the past several days. I believe Mr. [redacted] knows this situation in the complex as a whole and just wants to ignore what should have been completed along time ago…….TO FIX THE VENT!
