We are responding to the plumbing concerns in Unit O-at Ewa Apts The Association was made aware of plumbing problems associated with this unit and investigated appropriately This unit was the only unit in O building that was experiencing sewer line problems No other unit
complained about their lines backing up As such, this line was determined to be an individual problem and the owners responsibility to repair and maintain even though it is located outside the unit The definition of a common element is something that services more than ONE unit This was an individual problem and not the responsibility of the Association The Association's attorney will be providing an explanation and defining the responsibility of the repairs

I am rejecting this response because: the original complaint should still be dealt with regardless of Cadmus' statement of me being a disgruntled homeownerMy name is *** ***-*** by the wayCadmus argues that they gave great service, but several homeowners feel differently and I am not questioning years ago my complaint is about recent failures on their partIs Cadmus willing to discount the months that they did no site visits? They are no longer our Property Management company but the whole board agrees their service the past couple of months was poor and questions regarding our high office and administration costs are still had by us all; my complaint stands as it isMaybe Cadmus would feel better if I got other disgruntled homeowners to file their complaints.What time is cross country over if they have it?

We are the owners of the unit. Not, the property. As you failed to acknowledge being owners of the pipes on said property. You have no rights, claims or interest in asking for any documents. As you continue to object anything we state here. The facts remains the same. We pay a monthly sewer service fee to Cadmus. If you are not the owners. We are obviously paying the wrong business. We would like to know who? By you collecting and depositing monies from owners is a contract. If you are not the owners. Maybe your lawyer can advise you what the consequences are by not fulfilling the contract and illegally collecting monies.We already understand what you are trying to achieve. Complicating things by using the laws in an untruthful way and to benefit from those who have no idea of what your trying to accomplish. Bringing other people into this matter is not necessary. It's between the two of us. Nobody else. But, now people can see and have evidence on how you conduct business. Once again. If you are the owners. Fulfill the contract. If you are not the owners. Return all monies and relinquish all rights, claims and interest

Cadmus
continues to ignore my original complaint:
'Cadmus has consistently given our
condominium complex poor service: they have argued with homeowners, ignored
homeowners phone calls, and given homeowners wrong information regarding
building lofts and obtaining board approvalCadmus doesn't follow up with
contractors doing work on our property - this has led to contractors doing
shoddy work, companies getting paid for work they haven't done, overcharging
us, or work not getting done at all!' They can write they provided good service
all they want. Homeowners have expressed frustration verbally with
Cadmus since I purchased my home, Cadmus dropped the ball on repairs,
landscaping issues, and communication with homeowners. They can write
they have board support, obviously they didn't since we voted to give them the
boot.
Cadmus

P*** was questioned about a charge:

5530: there's a total of $in copy charges. At $each,
this equates to 1,pages. There's also a total of $in fax
charges. At $each, this equates to pages. Since it was
explained to us that these type of expenses related to our annual meeting in
April was charged in the months of April and May and given there wasn't much
happening in the month of June as you were out of the office, the Board would
like to know what documents were copied and faxed that equates to these
charges?
His
response:
"Copies,
prints, scans, faxes are all billable expensesThere is a tremendous amount of
internal correspondence and paperwork that is processed to operate and manage
your associationWhen you see the inventory and pick up the approximately
thirty (30) boxes you will understand whyI hope you can understand that I am
not in a position nor do I have the time to audit and record each document that
was copied, faxed, printed and report it to the board. "
Is
this an acceptable response to one who pays for a service and has a
question? Also I am checking with our new property manager as I
am told the number of boxes was not as written by MrP***.
Cadmus
did respond regarding a way to resolve this complaint:
“As
a sing of good faith we are willing to work with the board of directors as a
whole and will consider a reasonable adjustment for the missed inspections
onlyWe are on good terms with the other board members and request that the
board contact us directly to resolve this matter.”
I
am the home owner who has contacted them via Revdex.com about this and I am a
board member. I am still waiting for them state how they
are willing to resolve this.
They shouldn’t be asking for the board to contact them directly to
resolve this, this is my complaint. They can make a reasonable
adjustment offer which I will then share with the board.
