I did screen and approve the [redacted] family and after they were approved, I told them they would need to pay the $1,deposit to hold the home and then upon move in, they would pay the pet deposit and the January rent They went to the website and paid the deposit to hold the home Then I emailed them the lease and addendums to docusign After a few days after not receiving the docs back, I text them and asked them to please sign the docs, ' they said that they did read over the docs and were fine with everything, except for in the ad, it stated that the landscaping was provided by the owner" The owner of the property did place the ad, so I got a hold of the owner, and she said yes, that she did put in the ad that the landscaping was included, so I told the [redacted] 's that I would changed that part after they signed the lease and send them documentation that they did not need to take care of the lawn care But I did not receive the docs back again for a few days, so I contacted them and asked them once again to sign the docs and email them to me, but I heard nothing So a few days later, I contacted them again and then they finally told me that they could no longer proceed I said that the $1,was to hold the property, because I stopped showing the property and all that called or emailed that were interested in the property, I told them that it had been rented The $1,is to hold the property, like an earnest money and is non refundable if the tenants back out I have a text back from them stating of course, and that they understood, when I told them this Bottom line is that the owner lost money, due to them backing out The reason that I collect the deposit upon approval is just for this reason Once an applicant is approved, I collect the deposit and have them sign the lease agreement They strung me a long for a very long time, keeping the home off of the market and losing the owner money
