Good morning,Thank you for reaching out to us regarding the Application DisputeWe take all customer complaints seriously, and strive to resolve any and all issues in a fair and professional manner.When we received the application from the customer's Real Estate Agent, she stated that all three (3) adults were to be on the lease, financially responsible, and paid us $in application fees, which totaled $per personOur General Manager clarified this with the Agent before she left our officeOur Office Manager then ran all three (3)applicants' credit and background checks, rental history, and two(2) of the applicants (*** *** and *** ***) did not meet the qualifications, as their credit scores were well below our minimum criteria. The Office Manager emailed the applicant's Real Estate Agent to let her know they were declined, and offered to send the applicants a copy of their credit reports; and the Agent responded via email, thanking us for our time and consideration, and requested that the credit reports be sent for their records.Our office received a call from *** *** a day or two later, stating that she and *** *** were not supposed to be considered "financially responsible," and only to be Occupants on the leaseTheOffice Manager let her know that was not how their Agent presented the application to our office, and that we had received another application we were in the process of running at that time, which was ultimately approved.We hope this clarifies the situation and our stance on the matter.Thank you,Davidson Properties, Inc.p***f*www.***.com

Tell us why here..Prior to occupancy, the Complainant was provided a mocondition >> form to document any pre-existing conditions and/or deficiencies, but he declined to fill it out and return it, deeming the property in excellent conditionAll of the deductions from the security deposit
are verifiable, legitimate, and justified deductions based on the original Lease Agreement that the Complainant signed and agreed to, and in strict compliance with the Texas Property Code.Additionally, a move-out procedure list was provided to the tenant as soon as we received his 30-day notice of intent to vacateWe only ask Tenants not to patch or touch up walls that contain wear and tearPer the Lease and Texas Property Code, mollie bolt holes and walls with indentations are not considered wear and tearThe items left by Tenant that he refers to and denies are an old dog house, pool toys, a basketball goal, hammock, BBQ propane tank, picnic table and a large amount of trash all over the yard, fence-line, under the deck and around the poolThe Landlord elected to have the majority of the tenant neglected shrubbery trimmed and removed prior to the lease expiration due to the lack of upkeep for the duration of the leaseHe should not have had to be instructed to keep up with this trimming as this is already stated as required in the original leaseBecause a move in condition form was never returned, the original condition of the property after approximately years is based on our photos we took prior to the tenants occupancyThe items he lists as being pre-existing are not shown in our pre-move in photosOnce the Complainant relinquished possession of the property on September 6, 2016, we are not obligated to allow him to go back and correct items that should have been corrected before he turned in keysHe did return to the property without permission in an attempt to clean up the trash and replace a several exterior bulbsEven though he was instructed not to do so, the Landlord offered to refund additional monies for the cleanup and bulb replacementHe was also offered an additional refund for part of the interior maid service and for the air filters, even though the charge for dirty air filters was due to an A/C invoice that was received during their occupancy for restricted A/C filters The videos provided by the Complainant specifically do not show the exterior which includes of the largest deductions; the overgrown lawn and shrubbery, and all the items and trash left behindWe would be more than happy to provide the Revdex.com with all of the email correspondence with the Complainant in relation to this dispute and additional photo documentation Respectfully Submitted, Davidson Properties, Inc
