Tenants, [redacted] and [redacted] have resided at [redacted] since September, During the course of their tenancy there have been issues with tenant wanting property checked out for mold and/or water leaksOver the last two years we have had service people there on these issues no less than four timesIn all but one visit, nothing was found after checking the cooler as well as other water sources, and into the atticThe one exception was a gas leak found and immediately repaired Tenants fell behind with rent and now owes for August, September and October as well as a partial payment for JulyIn addition, tenants have an outstanding utility balance with the City of Grand Junction, due no later than 5:pm October 23rdFailure to bring account current will cause the City to place a lien on the property, thereby endangering itMy last communication with the City was at 9: this morning We posted a legal notice, (i.e., Colorado Day Demand) which included theextremelypast due rents, the late charges and the requirement to pay the City utility billFailure to comply with the Demand will necessitate an actual eviction which we anticipate will be not later than the 1st of November During conversations with tenants, we verbally told them they could and should move outHowever this should not be construed to mean that we will not seek restitution for damages, unpaid utilities and or unpaid rentsThis filing by [redacted] is the result of the aforementioned issues
