RE: ID# [redacted] This letter is in response to a letter dated October 5th and received in the mail on October 11, regarding a complaint by [redacted] [redacted] and [redacted] [redacted] entered into a lease agreement with Hillbrook Properties beginning March 30, for a residential home located at [redacted] A Security Deposit Addendum was signed and a $Security Deposit was retained at the beginning of their lease Security Deposits are refundable if the items on the list are completed at the time of move outThe items on the list were not completed and there was other damage to the home which resulted in charges over and above the $security deposit The total amount of the overage is $as outlined in the Security Deposit Report attached Addressing the issues that Mr [redacted] stated in his complaint: The home and the carpet were not clean A cleaning company was hired to do both which cost $Other repairs included carpet repair, patio door screen and patio door repair, sheetrock repair, door stops, outlet covers, blinds, closet door, vinyl replacement, lawn maintenance, utility charges, rent and labor for repairs totaling $ The total charges for cleaning, repairs and labor amounts to $2, There was not a charge for the satellite dish (An estimated security deposit report was sent prior to the final report which did list a charge for the satellite dish but was not included in the final report) The [redacted] ’s were good tenants while they rented from Hillbrook Properties We do our best to keep charges as minimal as possible for all of our tenants We do not ‘upcharge’ on any of the costs associated with move outs and only bill what we actually were charged We’re sorry to hear that Mr [redacted] is not satisfied with the Security Deposit Report, however the condition of the home at move out warranted the charges Hillbrook Properties has been in business for over years and manages many properties We have had hundreds of tenants move in and out over these yearsThis is the first complaint that we are aware of from the Revdex.com We try our best to maintain a very good landlord/tenant relationship with all our residents Please feel free to contact me with any other questions or concernsSincerely, Rose W [redacted] Hillbrook Properties LLC PO Box Lake Oswego, OR 503-628-phn

Hello *** and ***,Per our phone call, I am supplying the documentation you requested The attachment is the Security Deposit Addendum that the ***'s signed upon move-inThey were told and as the 1st paragraph of the Addendum statany items in the home were in a state of neglect, they were to notify the landlord within seven days of move in The ***'s did not have any items that needed done or completed at move in.The Security Deposit Report and some receipts are included in the attachment as wellAs you can see, there were no 'up-charges' for any of the items on the Security Deposit ReportThe charges are for the exact or under the amount of what was paid out Not all items on the invoice were charged to the tenant And not all labor hours were charged to the tenant Only the hours that were spent on repairs and cleaning were charged.The house was not cleaned, nor were the carpets professionally cleaned Many of the labor hours were spent on removing wax that was on many window sills, walls, windows, blinds and carpet I would like to send a picture file to substantiate the charges Is there a way to send a picture file to you? I am rejecting this response because: Definitely not an accurate response from Hillbrook PropertiesTHE HOUSE WAS CLEAN!!! I PAID TO HAVE THE CARPETS PROFESSIONALLY CLEANED!!! THE VINYL IN THE LAUNDRY ROOM HAD A TEAR IN IT WHEN WE MOVED IN!!! I MOWED THE LAWN AGAIN DAYS BEFORE I MOVED OUT!!! I REPAIRED THE HOLE IN THE SHEETROCK WHERE THE DOOR STOP HAD FAILED IN THE ENTRY WAY.., WHICH WAS A SQUARE PIECE THAT HAD BEEN REPLACED BEFORE ME FOR THE EXACT SAME REASON!!! This is clearly an attempt to manipulate me out of my deposit, and I will not accept itI was warned by a couple of my neighbors about this lady to the extent that they rented other houses on the street that she didn't own.., and now I know whyI have rented in Oregon City and Arizona recently, and was always thanked for being a good tenant, and always not my deposits back less utility chargesI,m not a rich man and I was counting on receiving my deposit back, and made sure the house and yard were taken care ofThis is principal now, and I refuse to pay for her to create a nicer home than I rented! I expect most of my deposit back, rather than letting her steal addition money for trumped up charges she has created!!!

located at [redacted] [redacted].  A Security Deposit Addendum was signed and a $1200 Security Deposit was retained at the beginning of their lease.      Security Deposits are refundable if the items on the list are completed at the time of move out. The items on the list were not completed and there was other damage to the home which resulted in charges over and above the $1200 security deposit.  The total amount of the overage is $936.94 as outlined in the Security Deposit Report  attached.    Addressing the issues that Mr. [redacted] stated in his complaint:   The home and the carpet were not clean.  A cleaning company was hired to do both which cost $600. Other repairs included carpet repair, patio door screen and patio door repair, sheetrock repair, door stops, outlet covers, blinds, closet door, vinyl replacement, lawn maintenance, utility charges, rent and labor for repairs totaling $1536.94.  The total charges for cleaning, repairs and labor amounts to $2,136.94.  There was not a charge for the satellite dish.  (An estimated security deposit report was sent prior to the final report which did list a charge for the satellite dish but was not included in the final report).   The [redacted]’s were good tenants while they rented from Hillbrook Properties.  We do our best to keep charges as minimal as possible for all of our tenants.  We do not ‘upcharge’ on any of the costs associated with move outs and only bill what we actually were charged.  We’re sorry to hear that Mr. [redacted] is not satisfied with the Security Deposit Report, however  the condition of the home at move out warranted the charges.   Hillbrook Properties has been in business for over 30 years and manages many properties.  We have had hundreds of tenants move in and out over these years.
