It should be very clear who the response is from I referred to my son [redacted] , so it should be very obvious who responded I am the owner of the property.The pictures provided by Mr [redacted] should show a reasonable person what I have been trying to say This area he could have parked in is not on a steep slope The picture of his truck and boat are on an area that has a very slight slope, and it would have been fine parked there, as hundreds of our cabins guests have done I have seen parking lots for major department stores that have a slope that steep The approach to the [redacted] , WV [redacted] is probably as steep as the approach to the deluxe cabin we offered to let him stay in We are in the West Virginia hills, and the land is not flat.There was no threat made - just a statement outlining what actions may be taken under the circumstances.I have posted below links and policies for several similar vacation rental businesses in WV and surrounding states Nearly every rental company uses very similar policies - NO REFUNDS WILL BE GIVEN FOR EARLY DEPARTURES Vacation rental companies do not operate under the same policies as motels, which this gentleman referred to [redacted] REFUNDS/ADJUSTMENTS: Country Road Cabins does not issue refunds or adjustments due to factors out of our control e.gweather, power outage, or other natural occurrences [redacted] CANCELLATION/REFUND POLICYDue to the nature of our business, we require a minimum of days notice in order to give a full refund less a $cancellation feeIf you must cancel your reservation within days of arrival and we are able to re-rent the cabin, we will be happy to refund your deposit refunds will be given for early departure or bad weather [redacted] Cancellation Policy – Cancellations made greater than thirty (30) days from the arrival date will receive a full refund less a 5% processing fee Cancellations made less than thirty (30) days from the arrival date that result in a shortened stay, including late arrival or early departure, do not warrant any refund of rentCancellations made less than days from the arrival date are 100% non-refundable, unless we rebook the Tree House, then a full refund will be returned less a $processing fee [redacted] days prior to arrival we will issue a refund less a $handling fee or a camping creditLess than days notice - no refundCamping credits must be used during the same camping season and are a time use onlyDeposit forfeited for non-arrival on scheduled date The fun continues rain or shineWe cannot be held responsible for weather, illness, work schedules, early departure, or other situations; therefore, ourcancellation policy is enforced regardless of circumstanceNo refunds for eviction [redacted] There will be no refunds due to weather or early departure [redacted] DeparturesAll good things must unfortunately end! Mr. [redacted] is very misinformed.  I'm not sure why he feels Cabin 4 is on a hill.  I have attached a picture showing a view of Cabins 1-5.  There is a very slight slope.  Hundreds of cabin guests have parked boats on the area between Cabins 4 and 5, which...

is shown on the second picture.  There is probably enough room to park a tractor trailer in this area.  Additionally, there is plenty of room to back a boat in the lawn beside Cabin 4, which is what the majority of boat-owning cabin guests do at this cabin.  This area is shown on the second picture.  Cabin 4 is on the left in that picture.  The boat could be parked in the area near the porch. We make every effort to accommodate our guests.  When my son [redacted] became aware that Mr. [redacted] was scared that his vehicle would not hold on the "STEEP HILL", my son offered him some blocks to chock his wheels to try to make him feel comfortable. He also tried to appease / accommodate him by offering him our deluxe cabin, which rents for $1,250 per week as opposed to $600 for Cabins 1 and 4.  This didn't make him happy either.  The lawn and parking area around this deluxe cabin is level, but the road leading to it is like the majority of roads in West Virginia - it goes up a hill.Mr. [redacted] cites a section off our website about checking the cabin when the guest arrives and letting us know if there is some problem in the cabin so we can correct the problem.  It talks about being charged for damages and the importance of reporting damage that is discovered upon arrival.  It does not state that a refund will be given, and this section has nothing to do with his situation.  Item # 3 on the rental contract states "Refunds, fee reductions, or reschedules will not be granted for early departure for ANY reason, including change in work schedule, sickness, injury of members of the party, weather, or any other reason."  This policy is patterned after most vacation rental properties, including beach rentals, resorts, etc.  Mr. [redacted] signed the contract when he rented the cabin.My son even offered to grant him a coupon for a return visit, and likewise, that did not appease him either.  Some people cannot be appeased.  He stated that he has family in [redacted], and we feel that he changed his mind, wanted to leave early, and came up with this excuse to try to get his way.A refund will not be granted.  If unjustified negative feedback is left online or if the credit card transaction is protested,  we may elect to file a claim in Magistrate Court in Lewis County, West Virginia.

DeparturesAll good things must unfortunately end! Everyone is missing the point! At cabin 4, it was not safe to disconnect the boat from the truck because of the slope. The liability of our property (boat and truck) lies on me and I felt it was unsafe not to mention unreasonable to leave the boat unattended or to follow your suggestion to leave cinder blocks under the wheels, which would have been absurd! I felt this situation was unsafe for our property. I gave [redacted] and the owner adequate notice that we were leaving and why. We have receipt we left and went to [redacted] in Weston and stayed where the parking lot is level for the boat and trailer to be unattached safely. He keeps referring to the truck and boat. When we are not fishing boat is not attached to truck. As anyone knows, not all business has room to park both truck and boat or where you can keep an eye on the boat while parked. I especially did not want to pull boat the night of our anniversary dinner. He also makes a statement referring to the hill going up to [redacted] in [redacted], which is 1 hour and 2 minutes (65.7 miles) away from the cabins. WHAT DOES THIS HAVE TO DO WITH OUR SITUATION?? Have you ever seen a parked boat by itself on that hill going to [redacted] in [redacted]? (LOL) Just because we have a Virginia mailing address you don't have to explain the mountainous terrain to us. We grew up in the coal fields of West Virginia where there is plenty of level parking. You just elected not to do so.
