Hi [redacted], I left you a message on your phone today regarding this ID #.  I’d like to send you some photos of this move out.  Carpets were severely stained and the unit was left in poor condition. We do not charge for normal wear and tear cleaning especially if the tenant makes...

an effort to clean.  This unit was left with wax in the carpets/cat urine stains and a very strong cat urine odor/food and liquid spills all over. There is also an email from our manager asking the tenants to make sure they clean up their apartment and empty their litter box for her showings.  When litter boxes are not cleaned out regularly cats end up finding other resources to relieve themselves.  L  The tenants left drawers filled with paper/hair/old things they no longer wanted.  I even have an email trail that our manager provided us with between her and this tenant – he said he had to leave for Vermont on a last minute trip so he UPS’d the keys back to her.  I have all the email conversation between them and she even suggests that he be there for the final walk through.  He responds in an email telling her it isn’t going to work for him to be there for the final walk through.  Sounds like he was unavailable due to a last minute trip to Richmond – maybe a business trip? He did also have a roommate that was part of this lease. We take complaints like this very seriously and I spent a lot of time going through their emails.  The emails seemed to be professional and civil from both our tenant and our manager.   He was a little angry when she reached out to him about noise complaints which is always understandable.  However, we need to address all noise complaints immediately to provide quiet enjoyment in our building for all of our tenants.  She provided me with the actual noise complaints specifically noting their unit number  and her emails with our tenants.  In regard to the showings in their unit……….it is customary that we provide notice and show the unit in order to get it leased out as soon as possible.  There was one time she issued notice and when she showed up they asked her not to show the unit.  She complied with their request.  This is part of our lease agreement.  I will be sending photos through with our ID number.   The bottom line is the unit was not left in normal wear and tear condition.  We were left with a large clean up job and carpet that was ruined.  I would be happy to talk with these tenants but the way they left this unit is far beyond normal wear and tear.  Please let them know they can call me.  Thank you for reaching out to us and giving us the chance to respond.  I’ll be sending photos in different attachments so that I don’t affect your email.  Copy of invoice attached from Steam Dry – we pay for carpet cleaning and tenant is charged for anything considered not normal wear and tear – in this case cat urine removal/wax removal/stain removal.  We paid the normal $55.00 and the rest was billed back to these tenants.  Thanks again,[redacted]414 271 2520
