complaint ID [redacted].
Regards,
[redacted]

In response to the complaint registered by the [redacted], I would like to offer the following comments. This property that the [redacted] purchased was through a sheriff's sale. I truly believe they underestimated the amount of work required to bring it up to standard. There weren't any home inspections performed on the property prior to purchasing their home, which resulted in the [redacted]' requesting additional work that wasn't in the original contract.
The original contract was in fact for $10,250.00 (which I have attached). An additional $4,185.00 of charges occurred due to additional items the [redacted] requested us to do outside of the original contract (3 different invoices attached), and not supposed mistakes. We had to duplicate our efforts because the [redacted] repeatedly damaged work that was completed. The [redacted] personally ordered the tub which was on back order for 5 weeks, so I am uncertain where they came up with the project taking only 2 weeks.
It was discussed with the [redacted] that we would be in and out throughout the process of the project. During certain stages of the job, custom products had to be shipped in. We also have wait for every day products to dry, such as compound for walls, glue for flooring, etc. We had other jobs running at the same time which the [redacted]' were told when they requested we start right away.
The [redacted] originally stated to live elsewhere until our work was completed. They decided to stay at the home of her sister's until the work was done. After just two days, during the start of renovations, they reversed their decision and decided to stay in their uninhabitable home. Not only did they stay the entire time, they bought an air mattress, and decided to be right there in the middle of the worksite. At this point, a new door to their bedroom was already installed. It was mentioned several times that being in their bedroom, and sleeping in their bedroom was the most ideal place for them to be so the work could continue more effectively and efficiently. They did not take my suggestions, and instead stayed on their mattress, downstairs, in the living room.
At my own expense tried to give the [redacted] what they wanted, and resolve any issues. The services that I provided with no charges billed to the [redacted] were numerous. Before starting the contracted job, we responded to the [redacted] late night emergency service call that involved replacing a pressure switch on their well pump because they lost water pressure. This was a $500 service call. They were not billed for this service.
Our initial contract was remove walls, remodel bathroom and demo low bearing walls. Demo and remove two closets to build laundry room. Hang and finish roughly 25 sheets of drywall, and make ready for paint. New toilet, vanity, shower, and tub install. The [redacted] then purchased an additional $2,669.50 [redacted], and a $519.87 faucet for us to install as well. This install required a custom built tile surround that incurred an additional $2,000.00 worth of materials and labor that was paid for out of pocket by Hitman Construction. Delivery for the added [redacted] was an additional five weeks. The [redacted] had purchased this on July 29, 2015 with knowledge that it was on backorder from Canada, agreed, purchased, and signed off on this. When the [redacted] tub was delivered, the install was completed two days after it arrived, with an additional four days to finish all plumbing, water lines, and tiles surrounding extra tub. It is uncertain why the [redacted] stated that "the bathroom should've been done within two weeks." Although this additional install was not in our contract, the work was completed to keep the [redacted] happy. Again, their additional requests added additional weeks to this entire process. All materials and labor were supplied by Hitman Construction free of charge.
[redacted] complained of slow draining from her kitchen sink. We inspected it and found corroded galvanized pipes that needed to be replaced. We also did this free of charge. ($400.00 out of pocket.)
In the laundry room, the [redacted] then blamed workers for old existing blemishes on the hardwood floor. They demanded that we buy new flooring to match their new vinyl flooring. To keep them happy we gave them new vinyl flooring without charge. This cost Hitman Construction $900.00 in materials and labor.
During this time, the [redacted] damaged large completed sections of vinyl flooring on a few separate occasions. The type of flooring we would have recommended are tile, floating/pressure sensitive flooring, vinyl plank, or hardwood. The day of our appointment to choose new flooring, the [redacted] took the initiative and ordered glue down vinyl ahead of our appointment. The vinyl sheets they ordered were 12 feet wide per sheet. The size of their actual room is 14x18. This caused a minor discrepancy, but we placed seams to make it fit and keep them happy. They were instructed to stay off the seams for two days while the glue dried. The [redacted] ignored these instructions, walked all over the glue down vinyl, onto the seams, Squeezing out glue onto shoes, and socks, and tracking it throughout their house. During these two days the [redacted] also started impatiently moving furniture, and appliances onto the unfinished floor causing wrinkles in the vinyl and separation of the seams, eventually tearing the vinyl in two different places.
These were roughly 12 inch tears. The [redacted] then complained that everything was due to our work instead of taking responsibilities for their actions. To remedy this issue, workers were sent to scrub and remove all glue residue throughout the house. We ultimately had to reorder out of stock vinyl, and were forced to remove the new kitchen vinyl and sub floor beneath it. This required re-prepping the floor. We installed new 4 luan throughout the kitchen and hallway to ensure a perfect bond to new vinyl. After new vinyl was installed with standard silicone bead around the perimeter, the [redacted] then complained that we should've installed hardwood. Which we did. This was a loss we took to keep the [redacted] happy. ($500).
Two separate occasions we were called and asked to re-fix the light in the hallway because the painter from a separate company repeatedly rehung the lights incorrectly when he took them down to paint. When a job was completed by us, large or small, every time we've left there, everything was in working order.
We were not hired to replace or repair any wiring throughout the house. The [redacted] expressed an interest in doing it themselves. The only electrical component that we replaced was the panel.
I truly believe the fact that we are an equal opportunity employer, and the [redacted] vocally mentioned their dislike for this on multiple occasions, made it impossible for us to please them. Overall, because of my attempts to keep them happy, the [redacted] have received a job worth $27,057.00. They were billed what we quoted, on four separate jobs, totaling $14,435. In conclusion I feel that have provided services above and beyond what was requested according to the original contract and agreed upon changes. I have attached documentation for your review.
