I'm not sure what list of incomplete items are being requested.But as far as my issue being resolved, nothing has been resolved.My floor and structure damage is worse than beforeOur flooring is literally tore up now.We have established and learned since the last HOA meeting (3/2/17), work was done without authorization and should have been inspected to ensure it was done correctly, which it was notThe handy man employed by contract work by Randall Management, admitted in the meeting he authorized and hired workers to do structure repair on Presidents DayWhich makes no sense, we want an explanation. It has been more than weeks, and we are still in the bidding processNo definate date has been set to repair damage.I'm not sure who is to blame , or who is responsible we have yet to receive a response from Randall ManagementI have audio of that meeting and photos of damage before and after

On February 7, the condo unit was inspected for the issues We found that the subflooring to thebedroom is in need of some work due to some structural stability We hare in the process of collecting bids now for the necessary work the procedure is that it takes
2-weeks to collect bids and then we will preenset the bids to the Baord of Directors for a decision After the contractor is selected, we will contact the owner of the unit to proceed with the work at a mutually agreeable date. The resident is complaining of minutes not being accurate The minutes are taken by the management and approved by the Board of Directors at the following meeting If she has any specific details that she would like to submit to us we can see if the Board would like to add them to a set of minutesIt is important to note that the minutes are to record the motions of the meetings and are not like a court reporter writing every word said at a meeting. 3, She complained that not all owners received notice of the last annual meeting Our comment is that all owners were mailed a notice first class mail If the postal service lost an item or two it is the best and only mail service that we have. She stated that she wanted copies of recent board meetings Since she is not specific, we will email to her the last three sets of minutes If any others are needed she needs to let us know which month

First of all I appologize for me not answering you sooner When you first sent the email, that was the first day of my vacation I was out of the office for seven working days and two weekends for a total of days When I returned, I saw the request sent to the Revdex.com and so I
inspected the property and took photos The tree which is a large sycamore tree is in the common area of the property about thirty feet from your front door The tree has no low lying limbs or limbs hitting your home Therefore, this tree was not trimmed recently when we trimmed forty (40) trees on the *** HOA common areas. I presented your request to the Board of Directors at the August meeting and they concurred that the tree did not meet the criteria that the other tress met This tree will be closely monitored and will be trimmed in the next round of tree trimming If prior to that time, any limbs fall or any limb touches any portion of your property please let me know Thank you for communicating to us about the tree This property has several hundred trees and we address the individual trees in groups as they do need to be addressed If you have any further questions about our procedures, please let me know. not allow drug use on the property and have strict rules against that 2. We have three hot water boilers on the property. The resident is not familiar with the fact that the boilers are not 100% efficient as any plumber can tell you a small portion of the gas goes up the flue and when the wind blows a certain way you can smell a small amount of gas. This is totally normal 3. We recently placed the eight access gates into operation after they were out of service for a long time. The Board made specific rules on to whom and how the remotes would be distributed. We had two evenings that Randall Management was on site for such service and notices were posted on all doors and mailboxes several days in advance. For those who could not come to either of the two evenings, were free to come to our office 4. We requested a copy of the lease which she failed to provide so we could not program her remote. The purpose of the procedure is so that only residents and owners would have access. I am sorry she did not agree with the security measures that we followedHer resolve. We respond to hot water issues as needed on a day by day basis and since the boilers a require old they do trip off from time to time although not nearly as often as they did when we first became their managers. Until the Association has sufficient funds to replace the aging boilers, there will still be maintenance required more frequently than if they were newFor her issues with the board approved process, we will send her suggestion to the board to consider Thank you, Randall *S*** Property Manager Randall Management *** *** *** ***

Revdex.com:Two qualities I have come to expect and appreciate from Revdex.com A+ rated companies  are Honesty and Integrity. Two attributes I as a homeowner feel are lacking from this company.No accountability was taken on their part in the responses.The responses given by Randall Management are generic and avoid core issues they are aware of and that have been brought up to them repeatedly. The responses are not complete truths and their actions since their response to Revdex.com complaint prove this.My treatment by the property Manager was not taken into consideration within their response,  in regards to the issue of my flooring needing to be repaired.I contacted the [redacted] and they informed me that it is not their practice to give callers information out, a claim made by Mayra [redacted]. The City informed me it was by mistake if it was. The inspector who came out thought these were apartments not individually owned units. Mayra [redacted] repeatedly emailed me to accuse me of calling the City after my initial email acknowledged it was in fact me that called. Even after I asked her to refrain from doing so, she persisted in making a point that it was in fact me who called. It was petty and unprofessional of her to conduct herself in that way towards a homeowner.It was not until after the City was called that someone came out to inspect my flooring.There is serious deception happening. The property managers claim that permits from City are not needed in the repair of structural damage are false. The City advised me that permits are absolutely required. On 02/10/17 I received an email that [redacted] was trying to contact me and that messages were left. My phone records show no such calls were made.I replied to the email asking for the contractor’s info so that I could schedule the appointment, Randall Management did not reply until my 2nd email on Monday. The Construction Companies info was never given to me, instead Mayra set up the appointment.The claim Of [redacted] trying to contact us appears to be untrue. The same email was sent to another homeowner, her floors are also affected. Today 02/17/17 Ace came out and informed me they do not contact the homeowners they call strictly to the management company to set appointments.If bids are being sent out to different companies why has only one shown up? There is structural damage, and we have no privacy. Our safety is of no concern to them either.On presidents day, 2 men who refused to give their company name, but informed me that the maintenance man, [redacted], sent them came out to repair the structural damage.Our floor is now in worse condition than before, the fire department came out and said it is unsafe to sleep in our bedroom. I emailed the property manager 2 times the same day and included some photos as the damage increased, she has yet to respond.No other contact has been made to fix our floor. And now the living room floor is doing the same thing, sinking in and moves, the fire dept inspected our unit and told us this. How much longer do we have to live like this?The City said no permits were filed to do the work, nor is any contractor or licensed person by their maintenance guys name list in their database.The second issue, how the Minutes are being recorded. I understand it is unlike court reporting. However unfinished business is not being recorded in minutes. The minutes should state what action was taken that carried over from previous meeting. Case in point; the [redacted] cat issue throughout property, and the excessive cats in one unit. A vote was made on 11/03/16 to give the Homeowner 60 days to comply, which she has failed to do. Traps to be set out to catch the abundant [redacted] cats throughout property, which have also not been set out. This is an issue that has been ongoing for several years and has yet to be resolved, thus it is unfinished business and or needs to be included in minutes.  The other Vote on 11/03/16 was to remove the lawyer representing the homeowner who is in violation for all the cats from meeting. The owners previous 30 days to comply before the 11/03/16 meeting are also missing. I understand details cannot name homeowner.  All contractors pay should be in minutes, all are listed except the maintenance mans. These are pertinent matters, that should be included. received my requested minutes at our current annual meeting on 01/05/17. However, it was well past the 10 or 15 days it was to be given to me according to our governing documents. I first requested them in 09/16 certified mail, return receipt requested. And again at the 11/16 meeting. The issue is that open records requested properly by homeowners should be given in the time limits set forth in our governing documents, Randall Management has failed to do so.I received an email from Mayra [redacted] after my Revdex.com complaint, attached are the last two years of Minutes. I will look them over and notify the Management if any further records are needed.The Notice for the Annual meeting on 01/05/17  was not sent to me, I sent an email days before the meeting requesting it. Mayra said it was sent. She could have sent it, she chose not to. I brought this up at annual meeting. Several homeowners did not receive it. It was important because it was held at a different location. I will tell other Homeowners who did not receive the notice to contact Revdex.com as well. If it were not for homeowners who did receive the notice informing us of the location change I would not have been in attendance at that meeting. It was an Important meeting because we were voting in a board member. Homeowners should not have to go to great lengths to be provided the service, documentation, and communication from a Management Company  their Maintenance fees pay for. It is unacceptable.  
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  I do not understand how mediation will resolve differences, as Randall Management suggests. I do not understand the comment that "personalities should be removed from the formula." I ask that Randall Management please  elaborate so that I understand. I also find it rather odd for Randall Management to state how "this is a never ending story." These issues aren't differences they are facts and problems that are in need of a practical and logical solution. It isn't a matter of taking it personally as their statement suggests. Rather, it is a matter of right and wrong. Holding oneself accountable. The ability to carry out/handle business responsibilities in a professional, transparent, and honest manner, while maintaining open and positive communication with clients and or homeowners. When a person or persons hold a position such as a property manager , or management company, one would think those persons or entity will be able to deal with different personalities, even upset homeowners, all while maintaining some level of professionalism. It is common knowledge to not have 3 competitors show up at the same time. Multiple appointments could have been scheduled on different dates to expedite the process, given the extent of damage, and inconvenience  to all homeowners affected. If Bids are still in the process why has only 1 contractor,  Norton [redacted] been the only contractor out to assess the damage beneath our floor? Ace Contruction only came to assess damage within our unit. I was the one who asked they see damage beneath our floor, in unit 48. Norton [redacted], after investigation, is the company who came out on Presidents Day. Why was that information withheld? Why weren't we notified they would be out on Presidents Day?  Who authorized the work to be done on that specific date, if bids have yet to be chosen or approved by the Board of Directors? If for instance 2 contractors are being hired to handle different aspects of damage, why couldn't that be communicated to us? Roughly a week was wasted in the claim we couldn't be contacted. Why weren't my concerns/ emails responded to after Presidents Day? Randell Management somehow responded to my rejection of their response to Revdex.com complaint, and have yet to contact us in regards to other 2 contractors being sent out as they claim, or our concerns on Presidents Day work, the repairs that were made, and the condition our floor was left in after the work was done below. It doesn't make sense . It's nothing personal. We just want to be able to exercise our right to enjoyment, safety, and privacy within our home. The only solution is to handle the situation correctly, honestly, and legally. In a safe manner according to state, City and or buliding codes, laws and ordinances In regards to the notice of the Annual meeting. The information could have easily been given within the email the property manager sent in response to my request. Then it would have been a non issue. It is simply the manner in which the issue was handled. The information I requested was made before the meeting. So any problems with the U.S Postal Service is besides the point. No response to my complaint was made by Randall Management about what should, or what I think should be included in the  minutes after I was specific as to the information in question . I ask that they do advise the Board of Directors to include information that is of importance to homeowners. Otherwise do not handle the minutes if they cannot be approved or documented properly. I have been understanding, patient, and cordial. I am asking for nothing more, nothing less than what is within my rights as a homeowner. I am living uncomfortably within and out my homes on the property Randall Management is in charge of. What is the course of action Randall Management plans to take? When will they act? Who is responsible? Who should be held accountable? I do not wish for this issue to escalate. June 13, 2016   Response to complaint filed on 03.02.16 Consumer:  [redacted]   Mr. [redacted]:   I am sorry for the late reply to your complaint to the Revdex.com.  I am not sure how this complaint got lost in my email, but we did have a computer glitch during the...

last ninety days where some emails were lost due to a technical problem.  Therefore I am answering your complaint now that the Revdex.com forwarded the complaint to me.   So far I have researched the matter partly and do agree that there was some incorrect towing of two other vehicles following some paint re-stripping of the property back in February.  The towing company accidently painted some areas red that were supposed to be white.  that action caused 2 or 3 cars to be towed by [redacted] Company.  When one of the Board members brought the matter to the attention to the towing company they release the several cars towed by accident with not charge.   I am going to ask the Towing Company to re-imburse you for the incorrect tow from that night.  Please allow me one week from today to try to get this matter resolved.  I will reply again to the Revdex.com on or before June 20, 2016 on my efforts to get your re-imbursement for $218.80.  I am very sorry for the problem caused by this Towing Company.   Randall Q. To the best of my knowledge, Randall Management has responded to [redacted]  On October 10, 2016 I sent [redacted] a copy of the 2015 Income Statement and a Certificate of Insurance.  I explained that the 2015 Audit was being finalized and that I would forward a copy as soon as it was...

finalized.  On October 12, 2016 I forwarded Regina a copy of the 2015 Audit Report as she requested.  On October 12, 2016 [redacted] responded to me acknowledging and thanking me for forwarding the items she'd requested. The owner of the company has been in the hospital so I am requesting you send me any future correspondence regarding this or any further matters concerning Randall Management.

We have already received on bid from [redacted] and we have requested two more contractors to bid on the work.  As standard procedure, we do not ask competitors to be a the job site at the same time and although it takes three visits from three contractors to gather three bids, that it out procedure. We are honest and and straight forward with our management procedures and all personalities need to be taken out of the formula. Concerning the Annual Meeting notice- please refer to my answer on the prior complaint.  We mailed to all owners so any complaint of not receiving should be directed to the US Postal Service and not to the Revdex.com or anyone else as no one else delivers the mail. I believe based on the line of comments and repeated questions from last time that this is a never ending story so I am requesting that any future complaints on this matter be referred to mediation to end our differences.

There is no reason for mediation at this point.  The bid process is progressing on track.  I met with the complainant at her condo along with at least three of the board members last Thursday evening after the board meeting on March 2, 2017.  Another bidder that was invited to bid met at the property this morning.  I spoke with the contractor after the meeting and he is preparing his bid for us.  As soon as we receive the bid we will attempt to get a decision from the board of directors.We will need a few more days to get the bid, then get the decision and then we can communicate back to her.It would be simpler if she would simply communicate with my manager Mayra rather than so many people being involved with this.  At this point we do not have a dispute, but just an impatient condo owner. We hope to have a decision in just a few days.

Revdex.com: first of all none of the trees that were trimmed was not touching anybody's property so it should have been in the same criteria as my tree. And my tree does have low lying branches and the other day a branch fell and hit one of my guests..also the tree is overlapping my property line as I have a smaller tree but it cannot grow because the property tree is overlapping my property line and won't let my tree grow. Also how could she have gone to the board meeting if the board meeting was august 9 and she was on her 11 day vacation. I feel that she is being dishonest. I am tired of fighting I just would wish this tree be trimmed. There were smaller trees in the property that were trimmed and not even close to touching anyone's property but were trimmed.
