On November 24, 2014, Ms. [redacted] dropped off a loan application form and her supporting documentation In an effort to become preapproved for a home mortgage. Included in her supporting documentation was a $25.00 check to HNB mortgage for the credit report fee and a copy of the Credit Check...
Authorization form, which was acknowledged and signed by her. Both of these items are attached. The Authorization form states that the borrower will be "required to pay for your credit report." At the time of her application, a credit report was pulled and her check was processed in order to pay the credit report fee which is charged to us by our vendor, CBC Innovis. Her payment was submitted to our billing department and her loan file was passed to me as the loan officer an this application. This process is the standard operating procedure for HNB Mortgage on all mortgage applications. As required by state and federal law with regard to mortgage loan prequaiification requirements, I reviewed the Information provided by [redacted] and pulled a three bureau merged credit report as required by our credit approval standards and as authorized by [redacted], to determine her qualifications for a mortgage loan, The next morning, November 25, 2014, after complete review of her loan application and credit report, I determined that she was qualified with regard to her income, debt and credit profile. I contacted Ms. [redacted] for the first time to let her know that with regard to income, debt and credit profile she was preapproved up to a certain loan amount but I needed to obtain specifics on whether or hot she had found a property, the address of said property and sales price. It was only during this conversation that she mentioned she was looking at a condominium. I informed her that HNB currently does not provide financing on condos in Midland, TX. as none of the developments in town, meet our investor guidelines. The initial application form did riot state that she was interested in purchasing a condominium. After our conversation, she said that she would come by the office and pick up her supporting documentation. I returned all of her supporting documentation and kept a copy of the application form, credit authorization, credit report, and internal billing information on file as required by federal law, Again, It was disclosed in writing and signed by Ms. [redacted] prior to the preapproval process that as a part of this process, her credit would be pulled as required to determine her prequalification.
