I've attached a complete copy of the "Proposed House Location" or as Mr [redacted] refers to it "planned grading plot plan" and the "Asbuilt Plan" or as he refers to it as the "actual grading plan"Our response to his questions regarding planned vsactual is as follows: The Proposed House Location is not set in stone; hence the name proposedGrading can change in the field per the attached document from Mr***'s contract which outlines Site Preparation, Grading and Fill, Placement of Home, etcMr***'s initials are at the bottom of this document which indicates his agreement to the understanding of our Production Policies I'd like to point out Letter B,- Grading and Fill which clearly states the final grade is engineered for proper drainage of rain and or ground water away from the house and in strict accordance with applicable town requirementsThis may differ from original site plan as field conditions varyAlso Letter C,which states, the placement of the home on the propert y will be determined solely by the Builder and the SurveyorPlacement includes but is not limited tosetbacks, elevation and determination of what side the garage will be onThe Proposed House Location had to be changed, in the field for the following reasons: Lot had a large hill and we were able to give them more of a usable yard; otherwise the yard would have been nothing but hillContract states that he would receive 30' of graded and hydro-seeded yard off rear of home, and we gave him beyond that at no additional costHad a Pre-Construction Meeting on-site with homeowner and explained what needed to be done (See attached Pre-Construction Agenda signed by Mr***)Eliminated the need for a retaining wallI'd also like to reiterate the following points once again in response to complaint: House closed We did a month service visit on and drainage concerns were never brought up (see attached list of service items signed off by Mr [redacted] ), and repairs were minimal at bestHomeowner reached out on for the first time, during torrential rains and flooding about possible yard drainage issueUpon assessment of yard on all water had drained, per the Homeowner Handbook Hour rule of thumb this is drainage See attached supporting documentation

Just bought a house (September 2016) and the after sale service is horrendous They never pick up the phone and just ignore your email if they decided the items is closed and your problem even if the work was not done per code or town standardin addition, they will cut as many corners as they can and provide as little as possible follow up to fix the problemsthey are also inconsistent and do not honor their word - during months visit I was told, by the Service person, to add visit details in an email but the other service person came back and told me that because it is not on the form and just in the email it didn't countI would not recommend using them

We built with Hodorowski Homes in 2015; nothing could have prepared us for the experience and many issues we would encounter along the way
The Good: 
Our new home is beautiful and, finally, does not smell like sewage gas (MUCH more on that to follow). The location of our home is fantastic, and we have a wonderful development with great neighbors
Maggie, who worked with us on selections, was incredible--friendly, patient, helpful, courteous, knowledgeable, and organized. Tina at *** and Bill at *** were greatJeremy, the site supervisor, is knowledgable, helpful, and easy to talk to/work with. The electrician for the development, Dave, was as well. Both had great suggestions/recommendations during walk-throughs and made us feel as though we were in capable hands. 
The Bad and The Ugly:
We can recall ONE occasion on which we felt Jim B., the broker's agent, was working with us rather than against us. While we realize he is the agent representing the builder and needs to keep the process moving, his job is also, at least to some degree, to work effectively with the client/buyerThat being said, Jim does not display strength in the area of client relations. He is, at times, a detriment to the company given his brash nature. He is curt to the point of rudeness, which can be extremely off putting. Although we could go into much greater detail, let it suffice to say we would not recommend working with Jim to anyone we know
CUSTOMER SERVICE: This is EASILY Hodorowski Homes greatest weakness and is in need of TREMENDOUS improvement before we could ever in good conscience recommend friends and family, or anyone for that matter, build with this company. We had a MAJOR issue with our home after it was built, namely that it frequently and overpoweringly smelled like sewageI truly cannot overstate how pungent the smell was; there were days the house was un-livable, and we would literally be forced to pack up and leave because the odor was so horrible and overpowering. Several of Hodorowski's employees and subcontractors smelled it, removing any doubt about the nature, severity, and/or existence of the issue. While the company was initially willing to take some steps to investigate the issue, they grew weary of trying and became combative and dismissive before any cause was discovered or remedy implemented. Jennifer in customer service made it abundantly clear she and Hodorowski Homes had "done all they could" and would no longer be addressing this concern. In truth, they had not but simply and clearly wanted to be done with us and our putrid smelling homeWe were made to feel as if we were being total nuisances, over dramatic, or perhaps even making the whole thing up 
FINALLY, after A YEAR AND A HALF of enduring sewer odors in our brand new (and hardly inexpensive) home, water in our basement pointed Jeremy to an unvented, uncapped plumbing pipe that was directly allowing sewer gas to pour into our homeWhile we were truly grateful to put the awful smell and horrible experience behind us, Hodorowski Homes did not once accept responsibility for their mistake; they did not apologize for the error nor the way they treated us during the on-going battle to get the issue resolved 
We were extremely misled on the yard we would be receiving. We were told from the start our yard would have thirty feet of flat/usable space and a gradual slope down from there. We were assured a pool and swing set would be doable in the yard. In truth, there is no where near feet of flat space anywhere in the backyard, and we have incredibly steep hills, along with a retaining wall we were never informed of with a 10-foot drop off. The retaining wall was VERY shoddily constructed and appeared to be leaning from the onsetA swingset would never be possible back there, let alone a poolThis was a HUGE disappointment and an area we feel we were intentionally misled and downright lied to aboutFor the money we spent and the assurances we were given, the yard is wholly unacceptable
Attention to detail is questionable. Case and point, the open sewer line. Our dryer vent was also sheetrocked over. When we closed, we were missing a portion of our countertop. Until we complained about basic safety concerns, there was also no fence/barrier placed in front of the retaining wall drop off to prevent someone from falling over the edge 
While we do love our home now that it is free from sewer gas, regrettably the problems, and treatment, we encountered along the way were enough to inhibit us from endorsing Hodorowski Homes as a great company to do business with
As a side note, we provided the information in this review to Hodorowski Homes co-owner, Paul, who told us he would review the information with his employees and get back to us after a team meetingThat was January 10thIt is now July 27th, and we've still not heard back

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear belowthe key thing is that the builder didn't do the grading which allow proper drainage of wafer buion my loti have shown many pictures which showing the drainage is NOT normaland I have some more new pictures recentlyafter a rain and some mild snow melting turn my lot into swampthe abdrainage has been demonstrated a few times already and also confirmed by the town building engineer that a solution is needed.

I'd also like to reiterate the
following points once again in response to complaint: House closed 8.6.14. We did a 6 month service visit on 2.13.15 and drainage concerns were never brought up (see attached list of service items signed off by Mr. [redacted] ), and repairs were minimal at best. Homeowner reached out on 8.11.15 for the first time, during torrential rains and flooding about possible yard drainage issue. Upon assessment of yard on 8.12.15 all water had drained, per the Homeowner Handbook 24 Hour rule of thumb this is normal drainage.  See attached supporting documentation.

I am writing in response to the above referenced complaint. The homeowner's closing date was on August 6, 2014, we did a Complimentary 6 month service visit on February 13, 2015. Neither at that visit, nor any time previous had the homeowner ever expressed concerns with his grading. On August 11,...

2015 the homeowner contacted us for the first time mentioning grading concerns, and it was directly after torrential rains which resulted in flooding in and around the Tri-City area of where he lives. This was an entire year after his closing date. My first response to the homeowner on 8/11/15 was the following: There are flood warnings in your area. This is common given the amount of rain that was received in such a short amount of time. We are seeing flooding all over; there isn't anything wrong with the grading as you've been in over a year now and if there was an issue with grading it would have shown up much sooner. My second response on 8/11/15 was: The rule of thumb is this per Homeowner's Handbook: Standing or ponding water shall not remain in place for extended periods of time, in the immediate area after a normal rain (generally not more than 24 hours}, except that in swales which drain other areas, or in areas where sump pumps discharge, a longer period can be anticipated. This was not a "normal rain". On top of that, you do not hove much gross, which helps the water to drain. Our recommendation is to get gross to grow as the drainage problem would be greatly alleviated. Without gross water just pools. Our Site Super will stop by tomorrow to toke a look and see how it is draining. On the morning of 8/12/15 our Site Super visited the home, and my third response was: Our Site Super was there earlier this morning and observed that the water had drained. Per the rule of thumb I emailed you yesterday, that is normal drainage. As you can see from the above conversations there is no further action to be taken. In fact, the Town required us to submit a grading plan, which was approved by them. The final CO inspection done by the Town received a successful evaluation; which resulted in the issuance of a Certificate of Occupancy. This allowed the transfer of ownership to the current homeowner. I've responded to the homeowner in three separate emails; addressing his concerns and his allegations are unfounded.
