jobs as wellWe are an award winning builder with a customer satisfaction rating of over 99%.ADDRESSING THE COMPLIANT:• in we built the home at ** *** ***, Carlisle, PA ***, that was over years ago. Sometime after (approxyears-2009) it was brought to our attention that the front porch had some cracking on the slabAttached to this letter is a signed contract and on page & under 'Section LWarranty' it specifically excludes from our warranty, cracking of concrete.• Nevertheless, we monitored it and at our discretion and after much discussion with the homeowner, we decided to replace the front slab for themWe did this entirely at our expense after the home had been occupied for over years.• The cracking of the slab was by no means a structural defect that had anything to do with the integrity of the homeIt was caused by sediment of the fill under the slab.• We did agree to "repair' the slabs, not replace themThat would mean possibly caulking the cracks on the rear porch.FRONT PORCH DETAILS:• Customer indicated that we didn't complete painting and landscapingThe Customer was told we absolutely would NOT repaint his front porch columns as after years, this a maintenance item that he would have to doAlso, there is absolutely no damage to his lawn.WHAT WE WILL OFFER THE CLEINT:Repair brickwork at front sill and porch entrance (approxhrslabor) Caulk the cracks on the rear porch If client would like a new rear slab, we would do this at cost to help him outWe would be more than willing to meet and discuss this with the client.We would like to have a response as soon as possible so we can put this behind us.Sincerely,Timothy H.President

June 16, 2016We met with MrHoffman at p.mand he wrote the following:Fix brick on the front porchGet estimates on repouring back porch and then meet again to discuss resolution
We asked for a time frame to complete the front porch He stated he would get back to us as soon as he had this set up with his masons.We also asked for a time frame on the back porch and he said he would make the contacts today and would get back to us as soon as possible.We agreed to the above but told him we still expect him to honor his written commitment of August 20, to repair the porches at no cost to us

June 13, 2016Dear ***,The following are highlights of my second response to the above matter.• The home was constructed over years ago and the client did not mention a crack in the concrete until almost years after they moved in• We did not offer a warranty for cracks in concreteIn fact, we specifically list them as not covered under any kind of warranty in our contract which the *** did sign• We went above and beyond our responsibility already by giving them a new front porch slab.• There isn't any damage to his landscaping from us doing the above work for him• The home was inspected during construction for footings and foundationsIt was also inspected before occupancy by all the necessary township agencies to confirm everything was constructed to all applicable codes• The rear porch slab cracks have nothing to do with the structural stability of the home• The front porch columns that he refers to us scratching and would like us to repaint, are way beyond the industry standard of needing repainted every to yearsPainting them is a maintenance item a homeowner needs to do periodicallyThese have not been painted since the ***'s moved into their home.This is what I am willing to do to help him with his concerns:• Caulk cracks in rear porch slab as we did agree to "repair' it, not replace it• Install a brick sill under the front door as it was removed to re-pour the slab• Offer to assist the ***'s, if they would like, to replace the rear porch slab by helping them find a suitable concrete contractor to assist themThis would help would be administrative only and we will incur no costs for material and labor• Meet with him to discuss his concerns.Timothy H***, President** *** ***Carlisle, PA ***Phone/Fax ###-###-####Pennsylvania Registered Contractor: *** ***Certified Renovator ***
