This tenant left the apartment with damages upon move out We document our apartments before and after each move out as the compaintant verifies The carpets had red and green stains which this tenant caused In addition, the kitchen area was left extremely greasy They had already destroyed one microwave during their residency due to excessive grease which had to be replaced There was also stains and cleaning issues If the complaintant had hired a service as stated, she should take the cleaning issues up with this service as they did not clean the apartment well In her statement, she does note that she does agree to the bathroom charge, so obviously they admit that there were issues not addressed The age of the complex is irrelevent and does not justify leaving an apartment in poor condition Our apartments are painted, cleaned and maintenanced after each tenant and are in good condition, which the complaintant acknowledged as part of her lease agreement In addition, the damages exceeded her security deposit Also, please find attached her move out statement in which you will note that she acknowledges she enjoyed living here and that it was well maintained There is no money due on this claim

If you will note, the attached pictures submitted by the complainant are from a distance and angled. We have decided to attach our own pictures. With regard to the microwave and cabinets cleaning charge due to grease; please note that in our pictures you can see the grease clearly on the microwave. The shine on the cabinet doors is due to them being covered in grease. Also, as stated by the complainant in their rebuttal, we had previously had issue with them with regard to grease and a microwave which was damaged. I had personally seen the excessive grease in the previous microwave which caused the damage. Also, please note the carpet stains. You can see that some were colored. Even in their pictures I can see the black discoloration. The marks on the walls were not only in the laundry area but throughout the apartment. In addition, you can see they actually left foreign matter on the walls. The bathrooms clearly were not cleaned. A door was also cracked and there was damage to the dishwasher as evidenced in our pictures along with the oven drawer handle missing which you can see in pictures they submitted. The amount of damages exceeded their security but we had taken their length of residency into consideration; we do have documentation for all of our charges. None of these issues were present prior to their residency. We at Hollandale take pride in the appearance of our apartments and none are in poor condition. As previously stated the complainant signed and acknowledged this fact at move in

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below. I do not accept the business's response. As they mentioned, my dated pictures were ""the attached pictures submitted by the complainant are from a distance and angled"", while their tiny pictures reflect whatever they want to prove. And also they can came up with ridiculous statement like "the shine on the cabinet doors is due to them being covered in grease", while clearly my pictures shows there is nothing on the microwave cabinet door. Regarding carpet, "Even in their pictures I can see the black discoloration". I have to say, shame on you guys,  you really picked the wrong place to point finger at. This is the carpet condition to begin with, it's not white, it is like BLACK to begin with. Of course, I might have forgotten that you guys want something in better condition than the one you rented out. Regarding wall, "The marks on the walls were not only in the laundry area but throughout the apartment", my pictures shows every room. A reasonable person can determine by himself.  Regarding bathroom, "The bathrooms clearly were not cleaned". I've made myself very clear, their is one part that's not 100% clean, which I admitted.  But other parts are extremely clean. Since clearly they want to microscope any so-called damages, and expect a newer apartment than it was rented out, , it's pointless for me to say anything more than I have already said. But I do want to make sure that other existing/potential tenants are aware of this business practice. As I have already said, money is not the main issue here anymore, it's all about how you treat outgoing tenants. Regards,
