The home inspection report referenced above was a general home inspection that provided a comprehensive assessment of the visible condition of house in accordance with MS state requirements and the American Society of Home Inspectors (ASHI) standardsAs stated by the client, the four doors along
the rear of the house were reported in the nine-page summary report as defective. All four doors were difficult to open and close. One of the doors was reported as having damaged weather stripping with evidence of moisture intrusion. Another door was reported as having an unsealed thresholdRepair by a qualified specialist was recommended. The "rotten doors" consist of a small area of wood deterioration present in the crease of the door below the bottom hinge. This is the likely cause for the difficulty in operating the doors. This could have been more thoroughly assessed as part of a repair by a qualified specialist which was recommended in the report. After the sale of the house was complete, the client sought advice to address the doors from companies that sell new doors. As such, these companies have recommended replacing the doors. In an early attempt to satisfy the client I offered a full rebate of the inspection fee. The client declined. I then reached out to two contractors that have indicated that the doors can be repaired without replacement. The estimated cost to repair was close to the inspection fee and was a cost I was willing to incur to try to placate the client. The client declined the repair and requested replacement of the doorsThe client mischaracterized my assessment of the damaged doors during my second visit to the house after the saleUltimately, the report was completely adequate to put the client on notice that the doors were defectiveThe home inspection report provided the client with exactly what the ASHI standard of practice requires of a home inspection reportHowever, as is my policy with any client that is unhappy with my services and as a gesture of good faith, a full rebate of the inspection fee was again offered in writing as a fair resolution in a letter mailed on October 20th. To date, no response has been received from the client
